The full 3 bedroom and 1 bathroom house is completely private to you during your stay! You will have access to 2 designated parking spots in the driveway. There is free street parking available if needed for additional vehicles.
The fully fenced in yard is also private to you and your family.

We conveniently offer self check-in and check-out. Though we are not available in person, we are happy to answer any questions and help accommodate to the best of our ability! Feel free to contact us through the Airbnb messaging app :)

The home is in a very safe and quiet neighborhood. We are right across the street from a kids baseball field and very close to parks.

Navigating the neighborhood is very simple! As soon as you get off the highway, with just a few turns you will be arriving at the home. The driveway can accommodate 2 cars. Any additional vehicles may park on the street.

The home is professionally cleaned and sanitized between each guest. We ensure that our cleaners are committed to the highest standards of cleanliness.

** You are welcome to bring up to two pets. A pet fee of $30/night per pet will be requested through the resolution center after the reservation is confirmed.

** The home is set up like a duplex. On the right side of the house there is another unit that will be rented to other guests. The laundry room is a shared space and you will have access to the laundry room certain hours of the day. Please message us for more details.

- Please note: The basketball game is currently not available.

- Guests must request to use the washer/dryer in advance, as availability is not guaranteed—our cleaners may need access while servicing the other units. Laundry hours are from 4 PM to 9 PM.
🌞 Florida Weather & Nature
Please note that in sunny Florida, with beautiful weather and greenery, come humidity and BUGS. (Yes, dare I say it...) These elements are a natural & very common occurrence! We have our property professionally sprayed for pests, but please remember to pack sunscreen and bug spray!


🛂 Guest Requirements
- Guests must carefully review the full listing details before booking. Failure to read disclosures or comply with house rules does not qualify for a refund.

- If you choose to cancel, our standard cancellation policy will apply.

- The primary guest listed on the reservation must provide a photo of their government-issued ID via messenger once the booking is confirmed.

- The individual making the reservation must be at least 21 years old and must be one of the guests staying at the property.

- If the person who booked the reservation is under the age of 21, a $100 security deposit is required and will be returned after 14 days if no damages are found. There are no exceptions to this rule.

- No third-party bookings allowed unless agreed upon in writing.

- Only the number of guests listed in the reservation may stay overnight, unless approved in writing.

- We can accommodate a maximum of 10 guests. With prior approval, up to 2 additional guests are allowed at $15/night per guest. This helps ensure your comfort and supports our cleaning team.


📄 Refunds and Deposits
Any refund approved or agreed upon in writing on our end will be processed within 14 days after checkout. This applies to all refundable security deposits and is strictly enforced. Processing times may vary depending on the original payment method.


🐾 Pets Allowed
We welcome pets with prior approval. To help us prepare the space for your furry friend, please make sure to:
- Mention all pets during the booking process so we can confirm suitability.
- The pet fee is $30/night per pet, required before check-in and sent through the Resolution Center.
- A maximum of 2 pets is allowed. For stays longer than a week, a flat rate will be provided—please message us for details.
- The pet fee applies to the entire duration of the stay and is non-refundable.
- Only dogs are allowed—no cats permitted.
- Breed restrictions apply—please message us for more details.
- Unauthorized pets will incur a $300 fee.


⏰ Check-In / Check-Out
- Early check-in is available upon request for $30 (subject to availability, not guaranteed).
- Late check-out is available upon request for $50 and extends your stay until 12 noon. Please make the request before your scheduled check-out time so we can notify our cleaners in advance.
- Standard check-out is by 10 AM. Unauthorized late check-out will incur a $100 fee. Please respect this time so our cleaners can prepare the home for the next guests.


🚗 Parking
Please Park only two vehicles in the driveway, one behind the other.
Be mindful not to block the right side of the driveway so the other unit can pull in smoothly.


📅 Reservation Changes
We kindly ask all guests to review their travel plans carefully before booking.

- We do not accept any reservation changes within 30 days of the check-in date, except for stay extensions (if available).
- This means we are unable to approve requests to:
❌ Shorten your stay
❌ Move your reservation to a later date
❌ Adjust your existing dates once you are within the 30-day window

✅ If you’re unable to keep your reserved dates, please cancel your reservation through Airbnb at your earliest convenience so the calendar can open for other guests.


📌 Stay Guidelines
- Please note: The basketball game is currently not available.
- Laundry hours are from 4pm to 9pm. The laundry area is available upon request, as it is used by our cleaning team during the day.
- All trash must be placed inside the bins provided. Leaving trash outside will result in a $100 fine.
- No smoking or vaping of any kind inside the home.
- Smoking is permitted outside only, and cigarette butts must be disposed of properly in the trash.
- A fee starting at $300 will apply if there is smoking inside the home.
- There is a $10 fee for any damaged or missing towel.
- Please wipe your shoes at the door. It’s preferred that shoes be removed indoors when possible, so we can keep the space clean for you and the next guests!
- No food or drinks inside the bedroom or near the jacuzzi.
- Please note that while the Fire Pit is available for your use, we do not provide wood. Guests are welcome to bring their own firewood to enhance their stay.
- Use the grill at your own risk. Guests are responsible for purchasing their own propane for the grill.
- Decorative items are not for use. Damage or removal will result in a fine.
- Follow any posted guidelines inside the home. Before you leave, please take out the trash as instructed and report any damages right away.


🛁 Jacuzzi Use
- If you’d like the jacuzzi warm and ready during your stay, there is a $20/night fee (must apply to the entire stay).
- If not requested, the jacuzzi will remain off.
- Use the jacuzzi at your own risk—there is no lifeguard on duty.
- Please ensure the fence door remains unblocked, as our jacuzzi technician needs access for maintenance.
- The jacuzzi is serviced on Wednesdays between 9:00 AM and 6:00 PM.


🤫 Respect for Neighbors & Property
- Quiet hours are from 10 PM to 7 AM. Please be considerate while socializing outdoors during this time.
- Keep noise to a minimum to respect our neighbors.
- No parties or events.
- No fireworks of any kind.
- No firearms on the property unless securely locked in a vehicle


⚠️ Violations & Enforcement
We reserve the right to terminate a reservation without refund and/or pursue monetary fines if guests violate any of these rules.


⚠️ Unexpected Issues & Amenities
If any issue or amenity is found not working after a previous guest, we’ll notify you before check-in, so expectations are clear. We’ll always offer a resolution or alternative to ensure your comfort, and guests are expected to agree with the proposed solution.

If you choose to cancel instead, our standard cancellation policy will apply, as emergencies can arise unexpectedly and are beyond our control.
