Eco-friendly amazing sea view villa with pool, playground, U-pick garden...
Beautiful, quiet, traditional stone villa of 350 square meters, that sits on the property of over 3000 square meters with stunning views over the amazing Adriatic sea. It is located 12 km east from Hvar town, at the foot of the island's highest peak St. Nicholas, on it's southern and most attractive side with steep and sunny slopes of the island where the most seductive sandy shores, pebbly coves and sun-fried rocks are to be found. It's superb, tranquil and secluded location in the heart of Hvar's most important vineyard region is ideal for those looking to experience the authentic and simple delights of Croatia – sea, tranquility and wonderful views, to name but a few.
Villa was built in 1930es by our grandparents who were both born here on the island. When first built it was considered to be in the outskirts of the village, but over the last 30+ years, the village has pushed out to the south, to it's coastal part and we are now right in the middle, between the northern- old part and southern- new part of the village, as the only property in the area set on such a large piece of land. Villa Perka first opened it's door to the guests in 1960es. Since than it has undergone several renovations and expansions with the biggest one taking place in 2007. when the entire inside of the house was reconstructed and converted into 3 comfortable flats. On the top of the house the two penthouse flats with separate entrance were built for the owners who live in the villa all year round.
On the ground floor of the villa there are two units , Lavender and Lantana. Lavender is one bedroom unit consisting of one double bedroom with hardwood flooring and king size bed, bathroom with hot tube, kitchen + living room and larder. It opens onto a beautifully flowered L-shaped porch equipped with wooden furniture. The massive stone posts supporting the porch roof are made from world famous stone from the neighboring island of Brac.
Lantana is two bedroom unit with two spacious bedrooms with hardwood flooring, each with large, en-suit bathroom. Cozy kitchen, dining and living area open onto a flowered, spacious terrace. One half of the terrace is roofed to protect you from unexpected rain and direct sunlight and the other one open, so that at night you can enyoj looking at the starry sky.
On the high ground floor of the villa there's four bedroom flat Bougainvillea with separate entrance. It is the spacious 160 square meters flat with 4 double bedrooms, each with en-suit bathroom, kitchen, larder, living+dining area and fire/barbecue place. Living and dining area open onto the roofed, stone fenced terrace equipped with wooden furniture offering spectacular views. Next to this one there's another roofed terrace with comfortable rattan furniture ideal place for afternoon tea or coffee breaks. One of the bedrooms even has it's own kitchen and the entrance to it's private stone-paved roofed terrace as well as open air terrace with large, wooden parasol and wooden furniture to enjoy fantastic views. All flats have free WiFi.
In 2015/2016 the reconstruction of the villa surrounding took place. The entire surrounding has been fenced with the stone wall. Just as you enter the gate you arrive at the parking lot for 5-6 cars, shadowed by old pine trees. Only few stairs down, at the lower level, there's 160 square meters children's playground equipped with the slide, two swings, ladders and sea saw. The pathway to the west leads to the outside common area , the highlight of the villa which boasts 10x4 m infinity, hydromassge swimming pool, a sun deck furnished with sun loungers, porch with dining area, and bbq for preparing and enjoying meals there on the terrace surrounded by olive groves and rich Mediterranean vegetation. The entire space is super private with no neighbours overlooking, ideal for those wishing to relax and feel close to the nature.
The privacy and above all the sense of „homeliness“ will make your stay at Villa Perka a vacation that bears repeating!
For those wishing to take a swim in our crystal clear sea, the local beach is only 5 min walk from the villa. It takes no longer than 5 min walk to reach two very good local restaurants, little grocery shop with main supplies, bakery, winery with large choice of famous local wines..... Approximately 30 min walk from the villa there is the famous Sveta Nedjelja cave with remains of the monastery from 16th century. It takes either no longer than 30 min walk to reach Suplja Stina with it's fascinating, high rocks where, thanks to our very mild climate, the lovers of free climbing enjoy all year round. Short drive from the villa there are many more interesting spots and beaches worth visiting.

Our villa on Hvar island was built in the 1930’s by our grandparents, both of whom were born on the island. At that time the family was engaged in wine production and olive cultivation. However, beekeeping was the mainstay of the family’s livelihood for years. Our grandfather was a leading member of a number of beekeeping associations in Croatia over the years, at both the regional and national levels, and he wrote expert articles for the magazine „Bee“ which was issued in the former state.
When first built, the villa was actually on the outskirts of the village, but over the last 30+ years, since the village has expanded to the south, to it’s coastal section, we are now right in the middle – between the northern – old part and southern – new part of the village, owning the only property in the area set on such a large plot of land.
We are very much grateful to our grandparents for choosing this location on Hvar island to build their home, for we consider the location itself to be one of it’s main advantages. Today it is the first villa on the island with eco-friendly credentials as we are deeply committed to looking after Hvar's natural environment and at the same time offering our guests a comfortable eco-friendly base from which to enjoy the surroundings.

Why they chose this property
In planning both the interior and exterior of Villa Perka, we devoted a lot of care to designing a warm and cosy island ambience, an environment characterized by privacy and hominess. That is why our guests feel good and relaxed while staying with us. Many of them fall in love with the area and the island and therefore return here to spend their holidays over and over again. Eversince we started to rent our place back in 1960es to the guests from all over the world, many of them bougt properties on the island and are now visiting Hvar several times a year.
