Our spacious 4-bedroom seaside home is perfect for extended stays - 30 days or more. This is ideal for slow travel, distance work, longer business trips, training programs, any transitional situation, or simply for those looking to escape from the City.

This is a three story townhouse with four bedrooms, two bathrooms, open plan living and dining rooms, fully stocked kitchen, a lovely garden and a beautiful rooftop terrace overlooking the seaside neighborhood.

The living room provides ample seating for 8 people with two comfy couches and two arm chairs. A 65` Smart HDTV offers a premium entertainment package and Netflix, Hulu and Prime.

The dining room is just off the living room and provides comfortable seating for 8 people. Beautiful bank of windows offers a lovely view of the garden. Perfect for a family dinner or special occasion. (Please, note no entertaining is allowed outside of the resident group of guests).

The galley style kitchen is fully stocked with pots, pans and modern stainless steel appliances. You will find it easy to make a family meal or a quick snack. Breakfast nook right off the kitchen offers additional seating and beautiful garden view.

There are four bedrooms, outfitted with queen and king size beds, ample closets, nightstands and smart TVs. Luxury linen and towels make your stay a premium experience.

Two 4-piece bathrooms offer additional comfort, including soaking tub and shower. Laundry room is located on the first floor and has semi-professional quality washing machine and dryer. Parking in the driveway is provided for one car free of charge, which is priceless by the beach.

You will have full access to all parts of the house except the garage. We need garage for our own storage. Please note, no alterations permitted to the house or furniture, furnishings or fixtures. Do not attach anything to walls, do not drill holes.

We live off the premises and may not be available at a moments’ notice. But we will respond to your inquiries by phone or text as soon as possible. Any repairs are subject to technicians’ availability. We will do our best to make appointments at a mutually convenient time for you. Alternatively, if you are away we will provide access to technician in your absence.

Uma’s, located on Rockaway Beach’s incipient restaurant row, might be the first. The location works: How better, after all, to cap off a day of carving waves than with a hearty bowl of the noodle soup called lagman, ground-beef lula kebabs, and plov, the oil-varnished rice pilaf and Uzbekistan’s national dish? THE WHIT`S END PIZZA:
`Aycock (the owner) pushes his customers to read his menu, even if they’ve never heard of ingredients like rapini, taleggio, or fior di latte. For the dough, Aycock uses only Caputo flour imported from Naples. His olive oil and tomatoes are imported from Italy. He grinds Berkshire pork belly to make sausage infused with a Tuscan spice mix. He uses a blend of buffalo mozzarella and fior di latte, a cow’s milk cheese, to lend lightness to his finished pies. ` Kaskel (owner) offers “real Thai cuisine, not watered-down, Americanized Asian cuisine” with dishes in the $8 to $20 range, and to ensure the food is literally home-cooked, he has rented the apartments above the restaurant to three cooks who used to work in Manhattan. Fantastic transit links. Express train `A` subway line to Manhattan (12 stops 45 mins. to Downtown), connecting train to the JFK airport (2 stops 15 mins). City bus Q52, off street parking. Local hospital (St. John`s Episcopal) is within ten mins bus ride. OCCUPANCY:
Only those people who are registered on the reservation can enter the premises. Absolutely no co-hosting (inviting family or friends to stay with you) or sub-leasing (letting other people to stay without you). Doing so will result in immediate termination of your reservation.

PARKING:
1. No commercial vehicles can be parked inside the development. Only one car can park in the driveway, which is priceless by the beach. Second or third car must park outside development, or it will be towed by HOA.

GARBAGE DISPOSAL:
2. Follow strict rules of garbage disposal enforced by NYC fines (see House Manual). Absolutely no depositing loose garbage in the backyard or by the garage at the front. City and HOA fines will be immediately passed on to you.

UTILITIES:
3. Utilities will be charged separately according to electricity bill for the unit. We will supply you with the bill. If you are staying longer and wish to have your own utilities account (electric and natural gas) we can help you set it up.
4. Do not plan on mining crypto currency, charging electric vehicles or commercial power tools. We monitor usage daily and will send you additional charges.
5. Do not raise heating above 72F in winter or cool down below 70F in summer. Consider wearing sweater in winter if you are cold, or creating a breeze in the summer if you are hot. Turn off the a/c and open windows on the top floor and on the ground floor to let legendary Rockaway breeze cool you down naturally.

MAINTENANCE:
6. If you need us to replace batteries or light bulbs, or any other minor repairs we will charge $150 call out charge. So be prepared to do some minor household chores to avoid additional costs.
7. If you have a plumbing or electrical issue please inform us as soon as possible to avoid damage.
