Guest Access:
To secure your booking, please complete our check-in form, which requires you to upload a valid driver’s license photo after your reservation is confirmed and before check-in. This form activates your unique four-digit access code for our smart lock system. Failure to comply may result in cancellation.
You have access to the entire condo. The space is entirely yours so make yourself at home. Check-in is extremely easy.
There is a 24 hour concierge that will great you and buzz you through the front entrance. Please be sure to bring a valid ID. Please notify us if the guest checking is not the individual who booked the room. The concierge will verify that the guest checking in matches the name on the reservation and direct you to your room. You will be provided with a digital door code in the instructions to access your condo.
A key fob will be located in the condo for easy entry to the building for the remainder of your stay.

Check-In and Stay Guidelines for River Town Rentals

As we prepare for your arrival at River Town Rentals, we wish to ensure your experience is seamless and thoroughly enjoyable. Please review the following guidelines designed to enhance your stay:
Early Check-In: To accommodate early arrivals, we kindly request advance notification. An early check-in before 4 PM incurs a $100 fee, which is mandatory and non-negotiable.
Late Check-Out: Please note that late check-out is not available. A fee of $100 will be applied for check-outs between 11:00 AM and 1:00 PM. For departures after 1:00 PM, a full nightly rate will be charged.
Trip Extension: For guests wishing to extend their stay, we require notification before 9 AM on the day of your scheduled check-out.
Damages: Responsibility for any damages incurred during your stay extends to all members of your party. We will communicate any damages directly, followed by an invoice for the necessary repairs or replacements.
Parties/Events: We strictly prohibit parties or events. Should we suspect such activities, we will initiate contact to resolve the matter. Failure to respond may lead to reservation cancellation without a refund.
Guest Check-in Form: Please be aware that to secure your booking at our short-term rental, we require all guests to upload a valid driver’s license photo and complete our check-in form. This is a necessary step for the security of our property and the comfort of our community. The form must be completed promptly after your reservation is confirmed, and before check-in. Failure to do so may result in the cancellation of your reservation. We appreciate your understanding and cooperation.
A detailed list of house rules will be provided 24 hours before your check-in. Your acknowledgment and compliance with these rules are imperative for a harmonious stay for all our guests.
HEATING AND AIR: this is an old system that uses a boiler/ chiller to push hot or cold water to a fan coil inside of an exchange unit in the condo. The exchange unit blows hot or cold air off of the fan coil into the room. An exchange unit is located below the windows in every room. The plates on top of the exchange unit can be flipped up to regulate the hot or cold air fan speed. The system is limited to hot or cold, not both. In the fall and spring, the units are switched from heat to air or vice versa. Therefore I would describe it as heat OR air. When it is unseasonably hot or cold fans or space heaters can be provided upon request.
ANIMALS: are not allowed, per HOA
DROP LUGGAGE: 24/7 Luggage drop off is located at the building for your convenience.
PARKING: FREE ASSIGNED PARKING (only one vehicle) There are several other conveniently located paid lots surrounding the building. We recommend the garage at 31 Baker St. 30308 as it is the most secure.
BEDS: There are 3 "beds". Specifically defined as a King Bed, Folding twin bed, Queen sized sofabed
