About this property
1-Acre Gated Home AND Guesthouse. Heated Pool & Spa. Victoria Avenue Retreat.
Sunny Grove is a one-of-a-kind mid-century modern estate tucked behind gates on a fully fenced 1-acre property in Riverside. Designed for privacy, comfort, and connection, it includes a stylishly updated main house and a newly built 400 sq ft guesthouse — ideal for hosting guests, extended family, or giving someone in your group their own private retreat. With an oversized heated pool and spa, your vacation awaits.
Two Homes. One Stay. Total Privacy.
The main house offers 3 bedrooms and 2 remodeled bathrooms. The primary suite has a king bed, while the two guest rooms each offer queen beds.
Just steps from the pool and drenched in sunlight, the newly created 400 sq ft spa-like guesthouse has an airy layout that invites you to throw open the doors and drift between indoor comfort and outdoor leisure. During certain times of the year, the scent of blooming orange blossoms drifts through the air, creating the perfect retreat to unwind, slow down, and let time move at its own pace. The guesthouse includes a king-size bed, a pull-out couch, a full bathroom, and a mini fridge.
Step Into Another World
Sunny Grove invites you into a private oasis with the atmosphere of a boutique resort. The expansive saltwater and ozone pool, paired with a built-in spa, has been designed for year-round enjoyment. Thanks to state-of-the-art heating, even the coldest winter months can feel like a 96-degree retreat. The setting feels enclosed and intimate, encouraging guests to slip off their shoes and wander barefoot beneath the canopy of trees.
The grounds are steeped in history and lush with intention. More than 65 years ago, the property’s original owners—a college professor who was also a devoted master gardener, and his wife, who championed the preservation of Riverside’s iconic Victoria Avenue and its orange groves—created this sanctuary. Together, they planted the trees and gardens that still envelop the estate today, layering privacy, fragrance, and beauty into every corner. In those early years, the garden was their stage, where college students would gather to perform Shakespeare under the trees. That legacy still lingers in the air: a dreamy sense of stepping into another world, where every path and blossom feels like part of a timeless story. Guests often remark, “It felt like a five-star resort.” Spa heating is always complimentary. Pool heating is available at any temperature you desire, with costs ranging by season.
A Living Orchard at Sunny Grove
Set along Victoria Avenue—listed on the National Register of Historic Places and celebrated as the birthplace of the navel orange—Sunny Grove is surrounded by trees that give the property its name and character. Guests are welcome to wander and discover what’s in season across our acre of fruit and nut trees, including:
- A dozen orange trees (Valencia + Navel)
- Lemon trees, a peach tree, walnut tree, kumquats, and more
- Avocado, grapefruit, pomegranate, blood orange, and even a bitter orange tree
There’s something deeply grounding about staying among trees that produce, season after season—a reminder that Sunny Grove is not just a retreat, but a place that’s alive
- If you are lucky enough, you’ll hear the peacocks at the neighbor’s secluded orange grove next door (yes, really)
- Private, code-controlled gated entry for maximum security and privacy.
A Favorite California Escape
Whether you're planning a California vacation, escaping L.A. for a weekend, or seeking an alternative to Palm Springs, Sunny Grove offers a one-of-a-kind retreat.
Guests stay for all kinds of reasons: milestone birthdays, family gatherings, work retreats, or simply to relax beneath the orange trees. Many are visiting their kids at Cal Baptist, UC Riverside, or La Sierra University — all just minutes away. Others are attending weddings, local events, or youth sports tournaments.
In fact, families attending soccer tournaments at SilverLakes Sports Complex (only 20 minutes away) often tell us they've found their go-to home base, and many book return visits before they even leave.
Whatever brings you to Riverside, Sunny Grove is your home away from home.
Dogs Welcome — No Fees. Ever.
At Sunny Grove, dogs aren’t just allowed—they’re family. We believe vacations should be as joyful for pups as they are for people, which is why we never charge pet fees or make guests feel guilty for bringing their four-legged companions.
Our full acre is fully fenced and gated, with a classic white picket fence that separates the front yard from the back yard. Many of our guests tell us it’s the first time they’ve felt their dogs were truly welcome on vacation. One recent visitor even shared that her pup had his very first holiday here at Sunny Grove—and she couldn’t imagine a happier memory.
A couple friendly notes: Pups are welcome; cats—with their acrobatics and tiny daggers—scare us. Also, no RVs or smoking or vaping. Thanks for keeping Sunny Grove easy and breezy.
