Across the street from a creek, yards from boat ramp and a block away from a private beach. A nice walk into town and a short drive to the wineries.

We had a lovely stay and enjoyed this spacious house. Perfect location close to everything. The porch and patio were great for coffee and a glass of wine in the evening. We traveled with our teens and my 82 year old mother. Everyone loved the house and enjoyed the family getaway. The house had everything we needed and clear instructions. We would definitely return.
Perfect. We rented this place for a fishing trip that we took out of Orient point. 6 of us. From booking the home to the checking in process, went smooth. This home is a historical property that was recently renovated, however kept the historical feel. The home is very spacious. The six of us were very comfortable and pleased with the accommodations. The restaurants around and the beach you can walk to which was a plus that we had not expected. The kitchen is perfectly stocked with everything you need to cook and or bring back from the local seafood market. Can’t say enough, we will definitely rent again.
I enjoyed staying here. It is clean and comfortable and is very close to all the wineries. If I come back to the area I definitely stay at this location.

Perfect all the way around!
Lovely week spent in a charming home...close to beaches, shopping, dining and hiking. Could not have asked for a more perfect family vacation destination!
We had an amazing long weekend at Carrie’s house! It’s super clean as many others have reviewed, in a perfect location for access to the town shops, and has a really cozy vibe that our family truly enjoyed. We would 100% stay here again!
We had a great stay at the Cocktail Cottage. You could feel the history on the property and that was very unique. The house and the grounds are in great shape and we would gladly stay there again!!!
Our stay was incredible and we were very impressed with the home and all of the amenities. We would gladly stay there again and would highly recommend it. Bravo!
Lovely spot for our family to relax and reconnect from across the country as we gathered for a wedding near by (Peconic Yacht Club). Well equipped house, quality linens and bedding, lovely antiques in every room made it comfortable and an interesting place to stay. Highly recommend for an adult group.

An amazing getaway
This was our first rental with HomeAway & everyone in the house had an absolute blast. The kids got their energy out on the trampoline and the location was very relaxing. We would highly recommend.
We travelled for a family wedding and found Cocktail cottage to be beautiful , well-equipped and very comfortable. Carrie was very responsive to any questions that we had. Could not have been a nicer stay!
Southold is one of the most magical places to visit. Quiet beaches, abundant wineries, great biking, good farmsteads and good fish markets
We loved being able to walk to town, less than a mile away. Goose Neck Beach was fun for kids and adults. Greenport a short distance away.

Loved our stay in this charming home!
We loved our stay here! The history of the house completely charmed us! We were so grateful to Carrie for all the amenities - from toys for the kids to play with, to beach gear, to lovely fluffy towels. My kids were obsessed with the outdoor trampoline! We were so comfortable and happy with our stay - we wish it could have lasted longer!!
Such a lovely house! Honestly the pictures don’t do it justice. There is so much history & charm throughout the property. Carrie was very communicative & reached out the second we arrived. There were 7 of us staying, and honestly we made it work with the single shower. It helped that there were two other bathrooms and a tub too. Would absolutely stay again!
Just as advertised. The house had plenty of a space for our group. The property manager was very easy to contact and answered all questions promptly. Definitely will use this property again.
We enjoyed our stay. The house is charming in a very quirky, historic way but really nice that is has renovated kitchen and master bath. Carrie was very responsive to any questions we had. Good location close to a beach and town. I would mention that the two smaller upstairs bedrooms are very far away from the master bedroom and up a steep staircase so probably not great for younger kids but for our preteen and teen it was fine and in fact they prefer not being super close to us;) Overall really enjoyed our stay!
My friends and I (5 in total) loved staying in this home for a long weekend to explore the North Fork area. This home is even better than pictured, it’s an older home which gives it great character, but also has modern touches such as the kitchen and beautiful shower in the master bath. There were so many sitting areas. My friends and I enjoyed meals at the kitchen table and sitting on the indoor porch and outdoor patio for breakfast. It’s in a very cute neighborhood and very close to many towns/attractions/ wineries/ shelter island ferry. It was a lovely stay, I would highly recommend and I hope to return here one day.

Incredible home and definitely coming back but for longer!! Did not want to leave.
Incredible modern amenities in a historic house. The second you walk in, you feel like you are home and not in a hotel or strangers house. The star gazing at night from the back patio to the bike rides around the neighborhood really put the vacation over the top. Carrie was so easy to deal with from a text message welcoming us just so we would have her number handy. The welcome boom in the house was on point with every little thing to do. Can't wait to come back

Pictures do not do this house justice. It felt like i was staying in my childhood country house. great location, perfect amenities and LOTS of room. Perfect interior design and warm family touches. CLEAN! and impeccably appointed. The kitchen is fabulous. I think we spent more time there than any other room! Beautiful yard, wonderful enclosed porch and comfortable beds!! Cant wait to come back! august 2017-girls weekend trip. .

Why they chose this property
This home is located a quaint town on the North Fork. Within steps of a Creek, yards from the boat ramp, less than a mile from one of the most beautiful and pristine beaches on the North Fork, this is prime location for any water lover. Also located within the center of wine country, tours are not hard to come by. Spend your morning at the beach, kayaking, paddle boarding etc, lunch at the vineyards and dinner and a stroll in downtown Greenport. There is nothing you can't do conveniently from this beautifully appointed home.
