House Rules (Please Read Carefully Before Booking)

Parties & Events

Absolutely no unauthorized parties or events are permitted. Exterior cameras are actively monitored. Any violation will result in immediate eviction without refund.



Animal Policy
• NO CATS
• Maximum of 1 medium/large dog or 2 small dogs
• Non-shedding, hypoallergenic breeds only
• Dogs must be house-trained
• If a dog remains in the home while guests leave the property, the dog must be crated at all times
• Dogs may not be left loose or unattended under any circumstances
• Animal fee: $35 per dog, per night, payable through the Resolution Center on the day of booking

If a dog is allowed on the bed, guests must provide their own protective sheet. The booking guest assumes full responsibility for any damage, additional cleaning, or safety of the animal(s) on the entire property.

Leash & Waste Cleanup Requirements:
All dogs must be kept on a leash at all times while outdoors. Guests must bring their own dog waste bags, as they are not provided. Guests are required to immediately clean up all animal waste. Failure to remove waste will result in a $25 cleanup fee per incident, with each separate occurrence (each pile) considered one incident. This policy is strictly enforced, and any remaining animal waste will not be tolerated.

Unapproved Animals & Excessive Cleaning:
Any unapproved or additional animals are subject to a $50 per day, per animal fee. If a guest brings an unapproved or non-hypoallergenic dog and the home is left with visible dog hair, the guest will be charged $115 per hour for deep cleaning until all dog hair is fully removed from the property.



Illegal Activity

Any sign of illegal activity, including but not limited to underage drinking or unauthorized parties, will result in immediate cancellation, a minimum fine of $500, and no refund. Additional charges may apply depending on the severity of the violation, damages, or required remediation.



Guests & Occupancy
• No extra guests are allowed inside the unit unless approved in advance
• Approved extra guest fee: $30 per person, per night, regardless of whether they stay overnight
• Unauthorized guests may result in eviction without refund



Check-In / Check-Out
• Unapproved late checkouts: $100 per hour (up to 2 hours), then $500 per additional day, charged at the start of each following day
• Early check-in or late check-out: $25 per hour
• Must be approved and paid for in advance
• All such fees are non-refundable



Smoking

Smoking inside the unit will result in a minimum $500 cleaning fee.



Noise & Neighbor Policy

Quiet hours are strictly enforced.
• First complaint after quiet hours: $250 fine
• Additional complaints: Immediate termination of stay without refund



Parking

Please park only in the designated gravel parking area.



Reservation Changes

All reservation changes are subject to approval. No reservation changes are allowed within 30 days of arrival, unless you are adding additional nights to the reservation.



Grill & Fire Pit

Fuel is not provided for the gas grill but the tank will be provided. It’s likely a previous guest will have left the tank partially full for you. The gas station down the road should be able to refill for you with ease!

Wood is not provided for the fire pit. If used, both must be cleaned with water and covered before departure. Failure to do so will result in a $50 fee per incident.



Outdoor Areas

Guests are responsible for cleaning up outdoor furniture and fire pit BY WATER after use.



Identification

The host reserves the right to request proof of identity from all guests in the reservation at any time. Failure to comply will result in immediate termination of the reservation without refund.



Thermostat

Thermostats are locked within a 68–72°F range. Please plan accordingly.



Maintenance & Issues
• Any issues must be reported within 3 hours of check-in, with photographic evidence
• Issues not reported within this timeframe are not eligible for partial or full refunds
• Direct communication regarding concerns is expected rather than leaving them in a review

the house was great for our needs - it was nicely furnished fully stocked with the essentials in the kitchen. the host checked in when it was especially cold to ensure the heat and water were working correctly. the living room was very comfortable with leather reclining chairs and a gas fireplace that heated the room very well. We enjoyed how easy our stay was and recommend this location

Perfect Location

Perfect spot to attend a family member's wedding at Aqua Turf. The house is very interesting (in a good way) and there's so much room for everyone! We enjoyed our short stay.

we paid for early check in, however, seems as though it was not communicated and by the time we were able to get in the house, it was nearly the normal check-in time which turns out to be a waste of money for me..Also there were no instructions on turning on the heat which we were doing incorrectly and had to wait in a 45 deg house until someone came to adjust it- also we had to call about the fire place - and the recliner seats did not work

Pots and pans were disgusting. The cleaning person must not check any dishes before she leaves.No pot holders, cheap plastic sheets, the stove and oven need replaced. It took 30 minutes to boil water for pasta and then no colander....Seriously.ATTENTION: If you are allergic to mold and mildew DON"T STAY HERE.... The mold is in the basement and the smell comes up to the first floor. We could not enjoy the living room at all. Most people don't REALLY understand allergies unless they have them..The beautiful leather couch has remote buttons for recline, they don't have them plugged in.The policy (contract) that you need to read before booking is definitely written by a lawyer, They use intimidationresponses to having any friends or family visit. I understand that this is a business for them but I stay in VRBO to cook and entertain. That's why I don't stay in a hotel. It's embarrass to have to ask for permission every time you want have a guest.

Without realizing it at first, it became clear she was extremely picky, difficult to please from the start, and prone to making strange, exaggerated complaints. Had we known there was ever an issue during her stay, we would have addressed it immediately. Instead, after her departure, we received a very rude phone call 1 week later — a complete contrast to the polite tone she used in all communication while here. After her stay, she made comments such as the oven “losing heat when the door was open,” which is normal for any oven. She also claimed there were no oven mitts. All of our rentals are stocked with oven mitts and potholders, and if something is missing, we rely on guests to let us know so we can replace it immediately. Our short-term rental business has a large, dedicated staff ready to handle emergency calls, quick requests, or any concerns — from cleaning, delivering oven mitts to investigating odors. In this case, our headquarters is only four minutes from the property, and we could have delivered anything she needed in under 30 minutes. Please do not wait 1 week after you checkout to let us know because you are hurting your experience. This guest also mentioned "Instead of saying anything I just dealt with it" which is the opposite of what we want you to do. This guest also mentioned "everything I'm saying is going in my review" which confused me on the reason for her call because that's what the review system is for. It’s important for any guest booking a property to communicate any concerns, big or small, during their stay instead of 1 week after checkout. If something is wrong, letting the host know allows it to be resolved quickly and prevents the next guest from experiencing the same issue. While our homes are large and we work hard to prepare them perfectly, occasional oversights can happen — but we are always just a quick message away and ready to help.

From a very objective point of view the house inside is very nice and comfortable (although where some of the light switches are makes no sense). Though it says large reclining leather sofas they do not recline. They are electric and there are no cords to plug in. There is air conditioning but it is all window units except the ome in the living room is a stand alone. As a result not every room in house is kool. Large master bedroom in particular is not very comfortable when warm outside. We mentioned that and owner immediately came over with a larger unit. Still not great. Room is approximately 400 square feet with very high ceilimgs. Second conditioner was 8k BTU's. A room that size the way it is configured could use at least 12k.Outside is very disappointing though. The deck is old and is somewhat infested with ants. The grill looks like a little portable gas grill sittimg right on the wood deck with no tank. There appeared to be an empty tank partially under the deck. There really is no fire pit. Maybe one or two stones. There is no furniture on the deck or anywhere on the lawn or near so called fire pit. In the back corner is a broken down wooden picnic table. Lastly the lawn needs to be cut and some gardening done as well as clean the exterior or the house. So if you are just going for a place to stay the inside of the house is nice. The outside leaves a lot to be desired. Lastly, as I said we did have one or two things and the response by owner was quick.
