My guesthouse is close to Fort Totten Metro Station, dining & shopping on Upshur Avenue in Petworth, and a 10 minute cab drive to the popular U Street Corridor. You’ll love my place because of easy it's access to buses and the subway. Great for couples, solo adventurers, and business travelers. It sleeps two comfortably with a queen size bed and twin futon sofa bed. The tree lined neighborhood is quiet. There is ample parking if you are driving a car on your trip.

This was the second time staying, and it was still an amazing experience. One thing was that the big standing fan we used last time for air circulation was broken, but the little one worked well enough to make us comfortable. There was also hair clogging the shower before we arrived, which had to be cleared for the shower to drain. Overall experience was still good apart from these two things.
Everything was great!!
grocery store walking distance, Metro & bus very close to walk to. Apartment is great clean and very quiet, Had a great time will definitely come back to stay again.

Location was perfect for our week in DC, thank you for sharing your house with us.
My wife and I went to see a concert and decided to stay here again. We went earlier this year and aaa thoroughly happy with our stay. When we came in we were greeted with a sense of familiarity and comfort that comes from a place that makes you feel at home. Thank you again for letting us stay and we hope to do it again in the future
Such a great stay, highly recommended! There were metro maps, nearby restaurant recommendations and even an umbrella. Besides being very comfortable, it was a great help to have these and more to aid my partner and I as we traversed the city!
The property is in a wonderful place vibrant and full of life. Everything was within walking distance. SmarTrip passes are highly recommended with the metro nearby that can take you just about everywhere. After a long day, coming back to the Vrbo made us feel at home, comfortable and inviting. Thank you so much for allowing us over
A great place to stay while touring Washington DC. A half hour's drive outside the city, so the neighbourhood itself is a bit quieter than the hectic downtown, which we appreciated. Teri is super -- very friendly, quick to respond to any of our enquiries, and very helpful! The guesthouse had everything we needed for our stay -- A/C, comfy bed, full kitchen, fresh linens, clean shower. We always managed to find street parking immediately outside the property, and the drive to the nearest grocery store was only 5-10 min, which was convenient. Would definitely recommend this place to anyone visiting Washington DC who's willing to commute or transit into the downtown core (we tried biking it, but the roads are very busy despite the presence of bike lanes!).
I needed a place to stay while I was attending a conference and wanted to avoid the high hotel and parking costs at the conference. It took me longer to get to the metro station (half hour) than suggested as I have multiple joint replacements and need a fourth soon. However, I was grateful to have that option, even though it was far for me. I just needed the basics (shower, kitchen, bed) - that was provided and more. I don't think the futon would be nice to sleep on. The air conditioner is a window unit that did okay but it did not get that hot while I was there, so some people might find it too hot and stuffy. However it is an ideal place for someone that needs an affordable place to stay for a few days. it is well maintained, clean, quiet, and easy to access. I was very pleased that the host was able to extend my stay for a day due to an unexpected problem with my return trip.
Although a good experience. The host was a bit strict on wanting the window AC being turned off when not at the VRBO. Which was fine, but took a while to cool down when got back to the place.
We used the guesthouse as our base to explore DC. We walked to Fort Totten metro train station, about a 15 minute walk, and it was ideal. We used the stove to cook at night and big fridge was great.
I enjoyed staying here. It was the right size and convenient to both the bus and Metro for going downtown to see the sights. The kitchen had tea and snacks, which were a godsend until I could get to a store. The unit was a bit warm at times
Perfect place for a quick getaway to enjoy all that DC has to offer. Directions were clear and place fit the 2 of us. We were so exhausted from our adventures the noise from above did not bother us - similar to living in an apartment and hearing footsteps and chairs
Amenities NOT MEETING STATEMENTS:SLEEPS 2: the bed mattress was not level; there was a huge dip in the center. When my husband and I tried to sleep in the bed on the first night we rolled into the middle colliding into each other. The mattress was so uneven that it was incredibly difficult to get out of bed. We sent a message to Teri, the host, suggesting she change the mattress or at least turn it over. The Host's response was simply that the mattress was less a year old and we could use an air mattress. The bed only comfortably sleeps one, because two cannot sleep comfortably on that mattress.HEATING AND AIR CONDITIONING: this unit property amenities stated that there was heating and air conditioning. However, we found out after we arrived that the Air Conditioner is not allowed to be used in winter months. The heater thermostat is managed by the Host, who lives upstairs. The room was too hot, but we had no way of turning the heat down. We sent a message to the Host, Teri, only to be told to turn on a fan. A fan would only blow hot air around the room; it would not cool down the rooms being heated by a heating unit.COUCH: the couch is NOT COZY. The fabric has ribbing that causes dents on our skin. Under the thin fabric, the springs are easily felt when sitting on the couch for a short time. When I couldn't sleep in the bed, I was unable to sleep comfortably due to the fabric ribbing and the springs that are felt through the thin fabric.

Glad I found a place to stay
Initially I believed it was a cozy apartment. I was greeted by rodent droppings. On the stove and table in the kitchen. The kitchen sink backed up Saturday morning and the host replied to my message that she would try to get a technician out tomorrow before check out but no one showed And then I noticed that the bathroom hadn't been cleaned before I got there. It is in walking distance to the metro though.

We Hate to Leave a Bad Review but Renters Need To Be Warned
First off is the bed, OMG you’d find a more comfortable mattress outside a homeless encampment. It was absolutely cratered in the middle so that we rolled together all night. In order to get out of bed we had to extend our legs over the edge and rock ourselves out!
The kitchen chairs are so hard that a quick cup of coffee is all that one can bear before the butt pain sets in.
The sofa in the living room is crazy low and also, strike number 3, very uncomfortable.
A note to the owner; cleaning the debris and cobwebs from the entry door would provide a much better first impression.
A halfway decent mattress and a few comfortable kitchen chairs would have made such a difference and surely aren’t too much to ask for.
House smelled of mildew even after opening windows that were dirty by the way the whole day indicative of mold
The bed was sagging in the middle, squeaky and bed sheets felt like plastic
The carpet was ancient.
Not a welcoming site the moment you looked into the house very very cheap looking unit
Only tie towels left for two guests in bathroom for 4 days stay with the spare towels in the closet the size of hand towels
Sofa chair not be put down into a bed
There was water and green slime at the bottom of the back door
Night noises like a creature in the house
Upstairs resident was up about six and constant foot steps for hours.
I would not recommend anyone to stay at this place until mildew situation is felt with
I had to leave and go into a very expensive hotel since it was graduation weekend and not easy to find a cheap hotel.
