In the master bedroom, unwind in a king-size bed while enjoying the luxury of an ensuite bathroom complete with a shower-tub combo, toilet, and vanity. The unique guest room also offers a king-size bed and convenient access to the guest bathroom. For added convenience, a stackable washer and dryer are tucked away in the unit.
Step outside to paradise as the condos sit right on the Comal River, providing a picturesque backdrop. Across the water lies the excitement of Schlitterbahn Waterpark, offering a fun-filled view. The riverfront amenities include grills and picnic tables, creating the perfect setting for outdoor gatherings. We stock the property with all basic kitchen utensils (dishes, glassware, flatware, pots, and pans). Our cleaning company provides a starter pack of toilet paper (2 rolls per restroom), paper towels (2 rolls in the kitchen), sponge (1), trash bags (3), dishwasher tablets (3), bar soap (1 per restroom), make-up wipes (2 per restroom), hand soap in the restrooms, and dish soap in the kitchen. We supply enough bath towels for the maximum occupancy of the unit, and half the guest count for hand towels and wash cloths. There is a washer and dryer in the unit for you to use at your convenience! We recommend for guests to bring any food, toiletries, and beach towels they may need during their stay!
The cleaning fee covers the cost for cleaning to come in, and flip the unit for the next arrival, especially during the summer when we have a four-hour turnover time. While the cost may seem high to some, this includes the starter pack of supplies in the unit, washing all of the linens and towels, and completely cleaning and sanitizing the unit for the next guests arrival. This is why we kindly ask you to remove all trash, run the dishwasher, and just put the linens and towels in a pile. If these items are not completed, it then causes the cleaning crew to spend extra time doing these tasks, which we have to charge the guest for. By the guests completing these tasks, and not leaving the unit excessively dirty, we are able to get cleaning in and out during the four hour turnover, and this is also how we are able to accommodate early check-ins! While this may not always be the case (sometimes we may have 20-40 turnovers in one day), we strive to accommodate guests and their schedules within reason, to allow you to have an enjoyable stay!
With any excessively dirty unit (excessive pet hair, vomit, stained sheets, stained towels, confetti/glitter, etc), we will have to charge the guest the additional cleaning. This happens very rarely, we just ask you be respectful of the property, as if it were your own home :). No smoking No pets No parties or events.
Additional rules -Renting party must be 23 or older (all members of the group must be 23yrs of age or older, unless there's a parent/guardian present during the entirety of the stay). -Must sign Rental Agreement prior to receiving check-in details- please let us know if you'd like a copy before booking (we can't attach) -If booked on the same day or weekend, please call After-Hours # provided, as we can access our phone quicker than AirBNB -No day visitors (6 guests-max occupancy- occupancy includes children) -Bracelets are given for the max occupancy of the unit. These are to be worn to use the amenities on property. -Max parking- 2 cars (in designated spots, towing will be enforced by a 3rd party company which unfortunately we have no control over- please use parking permits provided upon arrival) -For stays over 28 days- max 1 guest per bedroom

The condo itself was very clean, but the biggest issue we had was that the outside trash containers on the property were never emptied which attracted flies.

The cleanliness of the facility was less than average. First thing I saw was urine on the rim of the toilet, trash wrapper on the floor in the living room, dirty rugs throughout, and smeared glasses in the kitchen cabinet. The cooktop & kitchen counters were not cleaned from prior resident. The beds were comfortable, the view great, & the security of the facility was good. A call was placed on 12/30 to discuss the above & no one ever followed up. A second call was made on 1/2/2026 & we did get a return call in 30 minutes. We were told that the residence had been inspected and that it was cleaned to rental manager’s expectation. Clearly we had a difference of opinion.

Cleanliness is something we take very seriously. However, we want to note that you stayed at the property for over a week before bringing any cleanliness concerns to our attention. When issues are reported immediately upon arrival, we are always happy to respond right away by sending our cleaning team back to address any missed items and ensure our guests are comfortable and satisfied.
Unfortunately, when concerns are raised after an extended period of time, it limits our ability to verify and promptly correct the issue. In our experience, waiting that long often prevents a fair and timely resolution.
We truly value guest feedback and encourage future guests to reach out as soon as any issue arises so we can make it right during the stay, not after it has concluded.

Our stay at the Comal River Condos was absolutely wonderful! First off, the condo far exceeded our expectations. We were immediately amazed at the beautiful, relaxing river view (the pictures don’t do it justice). The condo was also much larger than we expected. There were 4 adults in our group and we never felt cramped. The kitchen is also roomy enough for two people to cook, which was a huge plus. Everything we needed was provided and it was great having a washer/dryer on site. The grounds were well kept and everything was immaculate, as was the condo. Kara and Jessica were also awesome. We had a late night question to which they promptly responded, which they could have easily waited to do so in the morning. We can’t wait for our return visit! Thanks again!

Fred, We apologize that you feel as though the condo was very dated. The owners have spent thousands of dollars on upgrading the kitchen with stainless steel appliances, backsplash, tile, flat screen tv's etc. Everything pictured on the listing is exactly what the condo looks like when you arrive. Again we apologize that you were not happy with your accommodations and we are at a loss for what you thought was outdated. Thank you.

Loved the condo! Very cute and clean!
We very much enjoyed our stay. The condo was very clean and stocked with all of the basics you need for a vacation. The permanent residents and manager were friendly. I first questioned the restrictions, but realized that those restrictions gave us the environment we were seeking. There wasn't the riffraff you see at many places on the river.
