Guest Access:
Guests will have full access to the home, with a fully equipped kitchen, which includes a stove, oven, microwave, refrigerator, and All-Clad cookware etc but will not have access to the garage or outdoor atrium.
The Neighborhood:
Nature is truly at your doorstep at TreeTops, perched above the serene, protected Hogtown Creek wetlands. Wake up to the sounds of birdsong and the gentle rustle of leaves, with panoramic views of lush greenery right outside your window. The elevated setting offers both privacy and immersion in nature, where guests can enjoy peaceful walks, spot local wildlife, and experience the calming beauty of one of Gainesville’s most cherished natural areas—all just steps from your door.
Getting Around:
Getting around Gainesville is easiest by car, but the city is also bike-friendly and walkable in many areas. The local RTS bus system is reliable and free for UF students, making it a great option for campus access. Rideshare services like Uber and Lyft are also readily available.
Other Things to Note:
Hogtown Creek is a protected wetland so we ask guests to refrain from standing on the edge of its banks or entering the creek itself.
NO parties or loud music; $500 fee
NO pets; $250 fee. Proof of up-to-date vaccinations is required for Service Animals
NO smoking or vaping (incl. tobacco & marijuana); $250 fee
NO unregistered guests (all guests must be on the reservation); $100 fee for each unregistered guest
Please keep in mind that to confirm your reservation you will be required to fill and sign a Guest App, where you will have to upload a valid ID, phone number and email, and choose a damage waiver/deposit option so we can make sure to better cater to your stay. We will give you access to the form immediately after booking. You will find all your booking information there (check in/out info, early check in / late check out options, local guide, property details, etc.)

We have active doorbell and solar security cameras outside to ensure the safety of our guests and our home; it also helps us guarantee that all house rules are being followed
We have an active noise decibel detector inside that detects excess noise and will notify you when thresholds are being reached for extended periods

You have been charged for the number of guests selected at the time of booking; for more than 8 guests, there is a $12 nightly charge per extra guest

Be respectful of the space (this is our home) and clean up reasonably after yourself
Do not leave any trash outside--we like to keep our community beautiful. Trash days are Thursdays. If your stay falls in those days, we'd really appreciate it if you could pull the bin to the curb
Let us know immediately if you accidentally break or damage anything, or if anything isn’t working as it should
❕Double-check closets and grab all your things before heading out. Forgot something? We’re happy to help return it for a $30 handling fee plus shipping.
Cancellation Fees: All cancelled reservations are subject to a 4% fee, even if cancelled within the free-cancellation period. During the free-cancellation period, your total refund will be 96% of the original booking amount—no exceptions. If you cancel outside the free cancellation period, normal cancellation penalties will apply.
