The house is by no means luxurious, and is defineately a "work in progress", but has plenty of charm. Updates for include new kitchen/appliances, windows and beautiful sunroom. Close to:great restaurants/breweries, Cooperstown, Dreams Park,Howes Caverns, State Parks etc. What really sets the place apart is the property. 144 acres of beautiful views on a private lake! Reset your buttons, gaze at the stars. Let the owls and crickets lull you to sleep. The Wild Turkeys and Geese can be your alarm clock ! Bring your canoe/kayak and fishing pole. (The bass are usually hungry !) Please note that there is not a washer dryer. (There is a 24 hr laundromat six minutes from the house , however).

we enjoyed our stay here. the place is big with lots of places to sleep and the shower is nice. the host was very nice and gave us lots of details about the property and area!
Great property with fantastic outdoor options to wander, canoe and fish, sit around a fire, and stargaze. Spent 4 terrific days away from city life bonding with my scattered extended family.
Also was able to check off the Baseball Hall of Fame visit from my bucket list.
Gorgeous setting with an amazing view. The house is definitely a work in progress but it was clean and welcoming. Our family loved the lake and watching fireflies at night.
Spacious country cottage in a beautiful area. Well-stocked kitchen for cooking meals. About equidistant from ballparks and grocery stores in Cooperstown and Oneonta (25-30 minutes). William (host) was very attentive and responded to inquiries very quickly. Lawn and walking path were freshly mowed and cut nice and close (less worry about picking up ticks), with nice picnic table and outdoor area in back yard.Wi-fi worked well and cell reception is good. Plenty of beds and space for a couple families (keep in mind one bathroom, although it's nice and big)

Cozy, spacious home on beautiful property
My son, his wife, grandson and I stayed here for a week and it worked perfectly for us. My son and grandson had a great time fishing and we were all able to spread out. The bedrooms were large and comfortable. The bath on the 1st floor provided privacy. The house was equipped with everything we needed. I especially loved the front sunroom. As said in other reviews work is in progress restoring this house but the old and new blended well and was very cozy
This was my third visit in the last two years - mostly intended as fishing adventures. During my stay I booked another visit with my family for the 2nd week of September.
I especially enjoy the rustic mood that the property creates once I arrive there.
I had several very enjoyable conversations with William - sharing various experiences I encounter during my stay.
For our next visit in September, William generously offered one extra day free of charge.

Hill offers unique experiences.
My family of five called this property home for a week and it was exactly as the doctor ordered! It was tough to get my sons off the pond as the bass fishing was excellent. The thousands of fireflies that lit up the nighttime sky was awesome and the peace and tranquility of the place was perfect! The beds were comfy and the old home was exactly as described. We may have left a wiffle ball home run or two in the tall grass so finders keepers for future families that stay here. Lots of awesome memories this past week!!
For ten years me and my wife were renting different properties in Delaware county. The Mountain/Lake retreat owned by William is by far our favorite - simple, enjoyable and offering a lot of recreational options. Especially the amazing lake and the excellent fishing.
I enjoyed even more our time there, after reading the book describing the memories of Zita Bozanic Wenzel, who was born at this property - "The South Hill Farm", and who recently visited the property.
We are very thankful to William for all the accommodations he provides at the property.
This is definitely our final choice for future vacations in this area.

BEAUTIFUL SETTING!! The views were gorgeous! Access to lots of choices for running or walking on the hilly roads. The landscape was lovely. Bill made himself completely accessible; however the home had a few hazards...exposed outlet & fixtures; smell of fuel oil during and after use of furnace; the upper level floor had significant give and unevenness causing one to question its integrity; and there were a number of tripping hazards. We had a lovely time despite the structure.

It has to be the owner's weekend getaway
Photos show the place when it was clean. The house was strewn with shoes, clothing, bedding...as though the owner just stepped out. Plus there was no address. We weren't about to approach a house based on where we thought it would be. Finally saw a neighbor that told us it was the right one. 'Work in progress' is a stretch. The owner was helpful and reasonable on the phone but the satellite went out and there was no help with the needed password. It would be a great place for a stay with kids. Plenty of beds and one bedroom even has a door.
The pictures provided are not an accurate representation of the indoors. The outside property is beautiful but when you enter, you are met with smell, unfinished construction, unsafe electrical and dirt. There was dirt and animal hair all over the floors. Description noted that there is AC when in fact there is none on the main floor, rather a fan unit. When discussing concerns with the property owner, we were accused of lying. Pictures do not lie. Unfortunately due to the condition and state of the property we did not stay more than the time it took to take pictures. Property owner would not even consider any type of reimbursement. Overall very disappointing.

ON THE POSITIVE SIDE, HAS GREAT LOCATION AND VIEW. House has good bones.On the negative side there are many issues. Any one with a disability should avoid until upgrades are done.House need much work, some areas are very nice, other areas are not.Would I be proud to own this house. NO.Entrance way is a disaster.Electrical issuesHand rail to upstairs stops short of the top fall hazard.Numerous trip hazardsAttempts at remodeling and maintenance fall way short.Not dirty, however not real clean either.So much untapped potential. It appears the host is trying to get what he can in Rental revenue and invest nothing.I tried to help and communicate with The host and identify what I saw. How ever the host felt every thing was good as is. I took photos, however too many to post.
Williams was fantastic at communication before and during the stay, answered our (many) questions, and was very accommodating. Check-in was easy, house has all the basic commodities. Great rustic cabin-feel place, perfect for groups.
The property was as described, a farm house and a work in progress. The wifi and television was disappointing as it was slow and any shows just kept freezing up (we were able to watch 1 movie before this started happening). The gem with this place is the land and lake. A beautiful piece of property and the lake was awesome. I fished it almost every morning and evening. The amount of largemouth bass I caught was unbelievable (more than 150 in the 5 days) in the range from 10 - 15 inches. They put up a good fight, jumping out of the water and going deep into the weeds. The surrounding areas offered nice places to eat and some tourist stuff to do.
The place was the farm and farm house I was born and grew up in. The house had significant changes, but the overall property brought back memories. The setting is still beautiful especially overlooking the lake. However I would have liked to have a path for access to the pond. The best part of the stay was a visit with our old neighbors! We will definitely visit again next time with our gandchildren and stay longer.
Everything was as described in the listing. The only disappointment was the coffee maker not working and the rain. I contacted our host over the fact that we could not get Down to the lake as there was no path. He immediately called someone to come the next day and clear a path for us. And then it was game on. We came to fish and fish we did. We caught 19 bass and 2 bluegills which were nice sized. I forgot to tell our host about the coffee maker but now he knows .🤪 We will return if he will have us .

Our family absolutely loved this property! Easy access to the lake which was very clean and the fishing was fantastic!! I annoyed the hell out of William with tons of emails with questions and concerns and he always got back to me in a timely manner and was so nice and accommodating to all of our needs. We will definitely be staying here again.

Everything with the check in was smooth. We loved having a spot my whole family could stay together. There were plenty of places to sleep. The house is definitely under construction and will be even more perfect when it is done. I did give it 3/5 starts ONLY because there were a few exposed wires in some light fixtures that seemed a bit unsafe. Other than that, we had a great stay!!
The property was just as listed. A wonderful lake property with post and beam farmhouse being refurbished. The work that has been done is high quality, still more to do. We enjoyed the fishing and a canoe ride.

The house is located on an amazing property. The house is very simple but if you know that going in, your all good. Basically don't expect high end accommodations. Overall we enjoyed fishing and kayaking on the beautiful private lake. The scenery is fantastic. Build a fire and watch the fireflies light up the night.
