The property boasts a fantastic feature that sets it apart from other New Smyrna Beach rentals – A private boat slip onsite! (For an additional minimal weekly cost.) This provides a great opportunity to explore the surrounding waterways (part of the most bio-diverse estuary in all of North America) and enjoy various aquatic activities. We kindly request guests to reserve the boat slip in advance. The boat slip comes equipped with electric and water hookups, making it effortless to prepare and maintain your vessel during your stay. Whether you're planning fishing trips or leisurely cruises or want to partake in some fun water sports, our boat slips offer the convenience and amenities you need!

2 MAIN LEVEL SITTING AREAs features a roomy, plush sofa and chair, wall-mounted ROKU TV, and sprawling floor-to-ceiling doors that lead to the patio and pool inviting tons of natural light.
2 UPPER-LEVEL SITTING AREAs features a large comfortable sleeper sofa and a wall-mounted ROKU TV.
2 FULLY EQUIPPED KITCHENs provides all the essentials needed to prepare a delicious meal, plus a coffee maker and coffee for your enjoyment. A dishwasher is also included.
2 DINING TABLEs to accommodate 8 at each table for a sit-down meal and a 2 BREAKFAST BARs with 5 additional stools each.

The home offers 6 BEDROOMS with a total of 14 BEDS, all of which are located on the upper level with wall-mounted ROKU TVs and ample closet space.

Everyone will love spending countless hours under the Florida sunshine in the magnificent saltwater pool. Or spend time lounging on the covered outdoor dining and lounge area with the added convenience of a BBQ and TV. *The pool can be heated for an extra fee. The initial charge is $250 and an additional $25 per day.
2 OUTSIDE SITTING AREAs - each with a table for 6, a full summer kitchen with gas grill and a SMART TV where you can relax and unwind together at the end of a fun day.

BOAT SLIPS
This property boasts a fantastic feature that truly sets it apart: two, conveniently located boat slips on a private dock just 150 yards away from the house! These boat slips are available for guests and provide a wonderful opportunity to explore the surrounding waterways and enjoy various aquatic activities. Both boat slips come equipped with electric and water hookups, making it effortless to prepare and maintain your vessel during your stay, whether you are planning fishing trips, leisurely cruises, or water activities. We kindly request guests to reserve the boat slips in advance. This ensures peace of mind knowing your spot is secured and ready for your boating adventures. *To ensure a safe and worry-free experience for all parties, guests must have their own insurance to use the boat slip(s).

PLEASE NOTE:
- A signed Rental Agreement is required upon booking confirmation and/or upon arrival.
- Guests will need to climb stairs.
- A Ring camera is outside the front door and above the garage and is pointed at the street.
- Daily house cleaning is not provided. However, a mid-stay cleaning can be arranged for a fee.

HOUSE RULES
- Travelers must be at least 25 years of age or older to book.
- No smoking of any kind (tobacco, cannabis, vaping, etc.) is allowed inside the unit or near open windows, and the use of any recreational drugs at the property is strictly prohibited. Failure to comply will incur a $500 penalty.
- No parties/events are allowed, illegal activity is prohibited, and excessive noise will not be tolerated. Quiet hours are from 10 pm to 8 am. Please be respectful of the neighbors.
- No more guests than those listed in your reservation are allowed. Visitors are ok as long as they don't stay overnight and have prior approval.
- Renters agree to cover any charge related to damages that occurred during their stay or extra-cleaning charges if needed after their stay.
- Pets are not allowed.
