Great, large, rustic 2,000sf waterfront cottage (all but lake room built in 1910) includes four bedrooms, 1 full and two half baths, a very large lake/sun room on the water, fieldstone fireplace, plenty of land for privacy (almost 1/2 acre), private road, great fishing, dock, water sports, and sunsets.
Heated with forced hot air propane furnace (or fully functional fieldstone fireplace :0)) for chilly nights. Summer amenities include rowboat, three kayaks, paddle board, pedalboat, canoe, and a couple boogie boards with plenty of life jackets and water shoes. Boat ramp, dock, two fire pits, and almost a half acre of land for privacy and some lawn games. Fast WiFi (50 mps), 40” Smart/Roku TV (no cable - just internet), ping pong table and other games for indoor times. Great place to relax, have fun or both.
First floor is all on one level making it easy access for those who have trouble walking (but fairly narrow doorways make moving in a wheelchair challenging). Not even one step up to enter. Two bedrooms on the first floor - one with a queen, one with a double bed.
Second floor is a converted attic with drop down attic stairs and has two bedrooms with a small half bath/wash closet, new flooring and a total of three twin beds per room. AC units upstairs if things get too hot.
It is an older, rustic cabin on the lake. It's not a sparkling clean condo in the city. That said while it's not perfect and has some uneven floors and other imperfections, it's a great, big place with a newly drilled well, some new windows, new floors in many rooms, some new ceilings, updated bathrooms, paint, new roof, furnace, etc. and plenty of space for two families.
One of the last places at the end of a dirt road wide enough for one car with cow/horse pasture across the street. Enough parking for at least six vehicles. Well-behaved dog(s) okay (no animals allowed on furniture please. If they’re prone to go on furniture they wouldn’t be allowed - sorry).
To answer a common question... Water levels and swimmability (is that a word?) vary. May and June the water is normally high (no beach). Great for putting in smaller boats via the ramp (ramp is too steep for largers boats but convenient launch just down the bay) - nice but cold water. Late June the water starts to warm up and swimming is great. July is normally ideal - usually still not much of a beach but warmer water. Beginning of August is also normally good but things will start to get more weedy and towards the end of August water levels will drop making it more difficult to put a boat in using the ramp (marina with access down the street) exposing a rocky beach, and by the end of August and into September weeds are prevalent which would require putting on life jackets and going into deeper water to avoid them.
We provide all paper products, bed linens and bath towels. We also live 25 minutes away and are available for any questions, etc.
About 30 minutes to Burlington, VT, 90 minutes from Montreal, 40 minutes from Smugglers Notch Resort and 15 minutes from St Albans, VT shopping.
NOTE: We have a supply of disinfectant and everything will be thoroughly cleaned/disinfected between guests.

We had a wonderful week at the cabin. Sean could not have been nicer - there was nothing we needed assistance with so I cannot comment on dealing with issues :). The location - between the lake and a cow pature - could not have been more beautiful and relaxing. We also enjoyed going into town and the other local activites.
perfect for our family. We were in Vermont for a family reunion and it met our needs to house ourselves and our two daughters families which included 4 children. Lots to do for kids and the 12 year old loved the fishing. We were there for the 4th of July and had great view over the lake of many different firework shows. The host very responsive if needed. Alot of room for kids to be outside and safe as it is at the end of a one lane road.
We always try to find a place off the beaten path a bit, and this cabin was absolutely perfect! The cabin was exactly what we were looking for, and we couldn’t have had a better stay. The cabin is equipped with everything you need, and we enjoyed utilizing the kayaks, paddle boards, and floats. This is a great lakeside cabin for family fun! Sean, the host, is extremely responsive, and he checked in to make sure everything was ok! We would love to come back in the near future.
This cabin is very rustic as described in the listing. The lake was beautiful and the cabin is conveniently located close to Burlington, VT and Montreal. A couple of things could be improved. A dock and covered outside porch or deck. I would also recommend a window unit ac for the hot summer months.The owner was very responsive and available for any issues .

This is an old camp on a nice bay in Lake Champlain. Plenty of water toys for the kids, lots of bunk space for them. The room overlooking the water is really lovely! As it says in the listing, this is not a pristine rental property. The rustic log cabin element of it is pretty cool. Renovations have been ongoing and the house is a little unfinished in places or needing a bit of care. That said, we were very comfortable with four kids running around it and a dog. The location is private and quiet. The host was very responsive.

A very nice cozy cottage. The place has charm, but could use a few updates. The beds were comfortable and the home had everything you needed. The owner was very easy to work with and was available if you needed him. I would add that the home could use some updates, bathroom on the second floor, secured steps to the second floor and the house keeper should be more detailed as we had no shortage of cobwebs throughout the house. Though the hose had two bathrooms a second shower would of been helpful. Overall I would stay here again as I did enjoy my time there.

I’ll be sure to go through the place thoroughly this week. Regarding the other comments - great ideas for sure, but apart from tearing it down and starting over, pretty much impossible to do. I had a great time at the Sunset Cabin with My Family. Sean was a great host and was there when i showed up early on Saturday and showed me around to let me know of all the amenities the cabin had.
My family and i enjoyed the sunsets directly from the back room. It was plenty spacious enough for all 10 of us.
Upstairs was spacious enough for all my kids and they had a great time being together upstairs. Stairs up questionable but i had no issues going up and down with the kids all week.
Close to any store in St Albans but far enough away that it still felt like a retreat.
All in all i would give the cabin a great get away experience and i can't wait to book again next year.

A disappointment
Although there are some good things about this place, like the large lot right on the lake, the good fishing, the three bathrooms, the large sunny front room, and the responsive owner who came and did some extra cleaning when we asked him, I was over all disappointed. The place has suffered from significant neglect. Most of the outside wood steps are rotting, the patio furniture is dirty, the weeds are everywhere, and worst of all, the boat ramp has lots of loose stones and gravel so that it is dangerous. Two of us had falls there. Inside, though the bathrooms and linens were clean, the place had a musty smell and is in need of significant deep cleaning .

I’m sorry you had a negative experience. I’ve tried to make things very clear in the listing that this is a rustic cabin with imperfections. As one can see the rest of our guests have understood that so this is our first negative review. I will note that after the Judds left we did bring in professional cleaners. We also have a dehumidifier running (quietly) in the basement so there’s no health risk.
There’s exposed log walls that are over 100 years old so it smells like an old cabin which many like. We are scheduling deck construction in Spring so we’ll have new stairs going to the lower level (current stairs are actually railroad ties). The furniture on the patio is mainly for decoration as we have numerous other furniture for the yard (maybe we’ll toss it). And I’m sorry you tripped on some stones on the boat ramp.
Again, it’s a rustic cabin. As I noted in the listing, its not a sparkling condo or newer property. It’s not perfect but a nice sized property on the lake where you can relax, enjoy the sunsets, use the watercraft, etc.
Sean was an excellent host and prepped the house before our stay. It’s definitely rustic and an older lake house but we knew that with the listing and everything worked out great. We even got to use the fireplace which was nice for this fall visit. It’s right on the water and surrounded by farmland.
This house was just as it is described in the listing. In person it is so much better. I loved the original log walls, it really added to the rustic charm of the house. The lake room is a great room for seeing the beautiful views of the lake. My children and I enjoyed kayaking on the lake. I very much enjoyed the serene views of the lake and farm land. This house is in a beautiful location and the perfect spot to unwind, relax and enjoy the outdoors.
It was a great location right on the lake. We enjoyed sitting in the lake room and listening to the waves outside. It was a good home base to explore northern VT
This place is exactly what I had in mind, in fact I told Sean & Marie after reading the reviews prior to booking it, I particularly liked the very few negative reviews of it not being glamorous or perfect! Simplistic beauty is the best description I could come up with! If you are looking for comfort, serenity, tranquility, and a place to rest your head after soaking in the beauty, this is the place! If you are looking for a mental escape from the noise, an escape from a busy schedule, or just a place to get lost in your thoughts, this is it folks! I brought prepared meals that I only had to warm up, a bottle of red, coffee, bottled water and it was perfect! I did not want to leave... which means I will be back. Thank you Sean & Maria for such a beautiful getaway! :-)
Have never left a review before for anything. Not usually my thing. This time, though, I thought Sean deserved one. Things went smoothly, despite our share of logistical issues. He's pleasant, obviously cares, and you can trust him.
Beautiful place. Easy to find, Easy to get in and out. Gorgeous sunsets. We particulalry liked the kayaking directly from the property, and the firepits at night. My brother, the cook, approved of the kitchen. And my senior mother got around well despite mobility issues. Space in the common rooms, and enough nooks for privacy when needed.
On the other hand, it got pretty hot with no a/c in the downstairs bedrooms. And many bugs in windows -- but nothing unexpected.
I certainly recommend the property and would return.
Rustic, Beautiful and Private Setting With Nice Amenities
From the cow pasture view in the front yard to the water/mountain view from the rear of the house, it would be hard to find a more beautiful and serene setting. The cottage is very private and quite rustic. Our children aged 6, 11, and 14 enjoyed playing ping pong in the lake room, using the multiple watercraft made available, fishing (even though they didn't catch anything), and looking at the cows. The water was a good depth and temperature for them to swim, but we did encounter some weed/algae growth that made swimming a little less appealing. Towards the end of our stay there was a cyanobacteria bloom which prevented swimming on those days and is something to keep an eye out for when visiting the Lake Champlain area.
The cottage accommodated our family of 5 sufficiently and was "clean enough". It is very rustic (as advertised) so if you're looking for something sparkling and pristine, it probably isn't for you. There were a lot of spiders, cobwebs and dead bugs in the window sills. The owner was very responsive and quick to address our concerns about the spiders. It would be good if there were more frequent power washings and/or cleaning of the windows, though I imagine it's tough to battle bugs around a house that is literally 10 feet from a lake. While the setting was very private and quiet, it was a very short ride to the waterfront park in St. Albans. Burlington, Stowe, Smugglers Notch, and Bolton's Potholes were all easily accessible for daytrips. All in all we really enjoyed our stay, and the setting was perfect for relaxing by the firepit and watching the sunset over the water after each day's adventures.
We had a wonderful week with our grown family at this treasure of a lake house! The house and grounds are roomy, well equipped, comfortable, and with a lovely view! Communication with the owner was outstanding! We would definitely stay again!
My father, son and I were looking for a place to have a guys' fishing weekend. We couldn't have had a better experience.
Sean, the owner, was a great communicator and took all of the stress out of the check-in and out process.
We caught a few fish and had a great time! I'm looking forward to our next visit.

We loved our stay here. The cabin was spacious but cozy. The waterfront views were gorgeous. The kitchen was well stocked and the bathrooms all worked fine. The cabin is about a 30 minute drive from Burlington too. Would definitely stay here again
We had a nice relaxing weekend. The cabin was everything we expected.
The host was very helpful.

I'm a Husband, Dad, Radio Station GM, part-time remodeler who is also a part-time Pastor (the suggestion box says 'tell the potential traveler about yourseflf to build trust... not sure if the pastor thing helps or hurts ;0)). I'm originally from Massachusetts but met a girl from Montreal and we settled in Vermont. I moved to Vermont in 1998, have been married since then and have two teen daughters (good girls - really! :0)). We also have a standard poodle named Gracie, a pet rabbit and some chickens (we are vegetarians so the chickens are safe with us :0))...
Why they chose this property
As I described me the most recent title added was Part-Time Remodeler. We bought this place because it was a great location but it needed A LOT of work (still not perfect) and it was something we could afford (although the remodleing costs... well... nevermind...)
What makes this property unique
The sunsets are the best. We even had someone stay at the cabin who got an incredible pic of the Northern Lights - from outside our place (pic from guest was too small to add). No guarantees of that of course, but there's nothing like sunsets on the water... And the fishing is great too (see my profile pic :0))
