You are offered a beautiful spacious, two-story, four-bedroom “upside-down” house in Montauk’s most desirable neighborhood, Hither Hills.
The sunny, modern house has partial ocean views, a large backyard, and two wrap-around decks — upstairs and downstairs.
Upside-down houses have the bedrooms on the ground floor and the living area on the second floor, thus offering spectacular views from the living room, kitchen and dining areas – with sunrise greeting you in the morning and sunsets in the evening, including a partial ocean view all times of the day.
Hither Hills is a quiet, rustic, family neighborhood with winding hilly roads and it is the only neighborhood in Montauk with deeded beach rights. That means the beach is never packed, like the town beaches can be.
The house is less than a 5-minute walk to the quiet secluded beach, miles from the public beaches and commercialism of town. It is so close to the beach that it is quicker to walk than to drive. The drive into the town itself takes only 5 minutes.
The upstairs living area – fully paneled in aromatic pinewood – is a 900 square-foot open space with Andersen windows and sliding doors on three sides – east, west and south –offering lots of sun and briny ocean breezes.
A brand-new kitchen renovation was installed upstairs in 2022 and two sparkling new bathrooms modernized the house downstairs in 2020.
Downstairs has four bedrooms: - a huge master bedroom with a queen mattress and private bathroom - a guest bedroom with queen bed - two smaller bedrooms equipped with two twin beds each. The house sleeps eight.
Sheets, linens, towels and beach towels are all included.
Beach chairs and umbrellas are also provided for your use, as well as a little wagon to wheel the gear to the beach.
Wrap-around decks both upstairs AND downstairs provide hundreds of square feet of leisure space. Lounge chairs are there for relaxing or sunbathing.
Enjoy grilling on the Weber gas grill. An outdoor teakwood dining-set seats eight comfortably.
A café table and chairs are provided in the front upper porch for you to have a snack or enjoy your favorite beverage.
Modern appliances include a Bosch dishwasher, a GE refrigerator, a GE electric range and a large Samsung TV .
A Samsung split air-conditioner in the upstairs living area offers quiet operation and cool temperatures when the non-stop ocean breezes prove insufficient during the heat of the day. In the winter, it also can be used to heat the house.
Downstairs is cooled/heated with central air-conditioning.
There is also a washer/dryer unit, high-speed wi-fi, and cable TV.
An outdoor shower lets you to wash off the sand after a day at the private deeded beach, which is a mere 1000-feet walk down a pretty winding road.
The beach is never crowded and you can play, surf, swim, fish, and cook your meal over an open fire – far removed from the madding crowds of town. Beach chairs and umbrellas provided.
There is a 600 square-foot lawn in the back. The front and sides of the house are landscaped with flowers and shrubs. A driveway provides ample parking for four vehicles.
The neighborhood is quiet and family friendly. You will love the sound of the lapping ocean waves lulling you to sleep at night.

We had a wonderful stay at this property in Montauk. The house was light, airy, and perfectly located—just a short walk to the beach and a quick drive into town. It was also ideally situated for the wedding we were attending nearby. Communication with the host was excellent throughout, and everything was just as described. We really enjoyed both the home and the beautiful location. Highly recommend!

We had a fantastic mini vacation celebrating our sons wedding in Montauk, we were very pleased with the location and layout of this house, tucked away in a nice quiet neighborhood, yet close to town and the beach. The upstairs living room/kitchen and deck was the best with views of the ocean and plenty of sun to sit back and relax. Will definately rent this again for our next family vacation in Montauk.
My family and I had an amazing experience at this rental. Everything was exactly how it was described and the walk to the beach was even closer then we would have thought. The property is great and the owner and his staff are thorough and on call for any needs. I would 100% recommend this rental as we will definitely be staying here again!
Our recent stay in Montauk was absolutely delightful, and this home played a huge part in making it so memorable. The location was fantastic – truly walking distance to the beach, which made for incredibly easy and spontaneous trips to the sand and surf.One of the standout features of the house was the generous outdoor living space. The huge porches, both upstairs and downstairs, offered ample room to relax, enjoy the fresh air, and unwind after a day of exploring. Inside, the home was equipped with all the amenities you could possibly need to feel right at home. From the clean and well-maintained 2.5 bathrooms to the convenient washer and dryer, everything was thoughtfully provided. We especially appreciated the beach towels, chairs, and even a beach cart – these little touches made our beach outings incredibly convenient and enjoyable.The host was truly great, contributing to a seamless and very pleasant experience. While Montauk generally offers easy access to everything, the short drive to various attractions from this location was certainly a plus.Overall, it was such a lovely stay, and we highly recommend this wonderful home for anyone looking for a comfortable, convenient, and truly relaxing Montauk experience!

We’ve been coming to Montauk to fish together for the last 34 years and have camped as well as rented homes for our stay. This property offered all the space, deck, and proximity to the beach that we wanted. The kitchen and den area are spacious and comfortable. The four bedrooms were comfortable and the washer and drier were very convenient. We would gladly return to this house next year.
Great location, great host, just as pictured and expected
House was just as we expected. Checkin was a breeze and communication was excellent throughout the entire process. Ocean views from the dining table were a bonus. The kids loved our stay and John was accommodating to our family pet. Couldn’t have asked for anything more. We will definitely be looking to stay again here in the future. This house accommodated our family and guests comfortably and was a short walk to a gorgeous, quiet beach. Plenty of parking. Very nice, quiet, tree-filled neighborhood. The house had all we needed in terms of kitchen equipment, bedding, towels etc, plus a great deck and gas grill with a big outdoor dining table. Outdoor shower was handy for rinsing off after the beach. A nice stock of inflatable beds came in handy the night we had a lot of guests. It was ready on time and easy to settle in to.

Sean’s house was incredible for our group and the perfect location in montauk. We stayed for the month and the house is exactly as described and pictured. The kitchen is newly renovated and well equipped to cook, grill, etc. The floor plan is great for a group with a huge deck for bbq nights and kt enjoyed the ocean view. Sean was very responsive as well as his handyman who was able to fix anything on short notice or take the trash. Could not say better things about our stay, we will definitely be back! Best month ever!
The house was just perfect. It was close enough to town to get there easily but far enough away to have quiet and greenery. It was a 10 minute stroll to the beach. Sitting on the wooden deck, we listened to the sounds of the Atlantic Ocean while enjoying the gentle breeze. The pictures of the house were very accurate. The house was clean and stocked with everything we needed: towels, soap, shampoo, kitchen utensils and even a coffee machine and a teapot. The owner was prompt in answering questions and suggesting restaurants. He gave great directions and information about the house and was very easy to work with. All in all, it was a delightful vacation!

While this was the best priced house for the size in the area it was clear why. We understood it was going to be more of a beach cottage than anything fancy but we expected it to at least be clean. We had to clean countertops and wash the sheets upon our arrival. Floors and bathrooms were not clean either. Cleanliness is something that is easily managed. Maybe a new cleaning service is needed? The house isn't very well maintained either (rotted wood) but at least keeping it clean should easy. All that said, it is a great location so if you are looking for something cheap with multiple bedrooms go for it - just be aware it isn't clean.

I’m sorry you did not enjoy my home 100%.
I’ve taken your remarks to heart and have gotten rid of that house cleaner and hired a new one.
The "rotted wood: – a small 2-ft long patch under the eaves on the side of the house, barely noticeable – was a result of a leak on the roof that I discovered in mid-May when I arrived in Montauk and opened the house for the season.
Rather than disturb the summer tenants with a repair job during their stay, I have waited until autumn to make the repair. It has been done and everything is all ship-shape now.
I also am having both downstairs bathrooms – the originals since the house was built in the 1980s – renovated this winter with shiny new modern ones and brand new fixtures.
This house is my second home and I try treat it with great care, for my own sake and for the enjoyment of my guests.
The house is dirty and tired. It appears very little has been done to maintain the property; the kitchen cabinets are pulling away from the wall. Our first trip to IGA in Montauk was to buy ant traps and a broom.
The pictures of the rooms in the house are close to accurate, but it’s worth wondering why there aren’t any photos of the bathrooms. They are outdated and have mold and mildew on the walls and in the showers. The cleaning service must spend most of their time on laundry and not enough cleaning the house between tenants.
The listing suggests the house has air conditioning; it does, only on the main level, not where the bedrooms are located.

I’m sorry you did not enjoy your time at my home 100%.
I have since fired that cleaning service and gotten a new one.
I also have hired a contractor who is renovating both downstairs bathrooms, the originals from when the house was built 30 years ago. The bathrooms will look all bright, modern and spiffy this summer.
The house does have A/C which cools (and heats) the bright, sunny upstairs living area excellently. Fans are supplied for the downstairs, but they are rarely needed since the casement windows open up, allowing cool ocean breezes to naturally cool the downstairs sleeping area.
There are plenty of brooms available, had you looked in both utility closets.
This house is my second home and I do my utmost to treat it with kid gloves and to heed my guests’ suggestions.
Great location and space, property could use an upgrade
First and foremost, for a pet friendly property in Montauk you won't find a better space or price. Having my pup along for the ride this year was fantastic and easy access to the beach with him made the trip! The space in general is beautiful with wrap around decks, a private yard, and the upside down floor plan is great for guest entertaining and privacy. My main caution is that the home could use a lot of tending to. While the two main bathrooms were recently redone, the rest of the house left some to be desired. Our reservation was in September, so clearly summer came and went and the house took a beating. The kitchen was super outdated with crooked cabinets on the wall, a missing drawer, and the island wasn't secure to the base of cabinets. Nearly none of the outlets in the home were tight enough to support the weight of a phone charger and only 2 light switches in the bottom floor were connected to lights. While big, the kitchen lacked some basic needs like oven mits and more than the 6 forks. Overall the property seemed dusted but definitely not deep cleaned. We found swept debris in almost every corner and general build up of dust throughout the home - on windows, fans, baseboards, etc. One of the chairs in the living room (which is white) was filthy and stained and seemed like it should go in the trash or at least have a cover on it. The landscaping was too overgrown to access the outdoor shower and the trash cans from the driveway. On our last day, landscapers came and it was a shame to see a completely different access point now available. One bedroom had a leak over the sliding door which caused the floors to get soaked during the rain. This occurred as soon as we arrived, it took 3 days to get a reply from the host, only to find out it had been like that previously and to get it fixed would require us to endure construction while we were on vacation (we opted not). Lastly, the walk to the beach entrance could be about 5 minutes, but it requires steps down to the beach which may be a problem for younger, older and/or less abled guests. The walk to the beach is all downhill from the house, which means the walk home is up stairs and uphill, so I'd say it's more like a 10 minute stroll for a healthy person. All in all, I'd recommend, but definitely will manage expectations around needed updates and cleanliness next time.

Yes, you are correct. The kitchen has seen better days. That is why I am currently renovating it to be as attractive as the two chic bathrooms I installed last year . I did that when guests complained. I try to respond to my guests’ wishes. So, two nice, modern bathrooms. I am getting the kitchen renovated over the winter. So by next spring, the same transformation that occurred with the bathrooms will see the kitchen similarly transformed into an attractive space.
As for the smaller items, like dust on a fan or overgrown decorative beach grass, unless you tell me I do not know. That is why I asked you if everything is alright and you never responded.
You did mention the leak in the bedroom, and I told you I had a roofer come over in the spring and patch it up. When summer tenants arrived, they notified me of the leak. I called the roofer. He said that, since the repairs didn’t work, it would require an entire re-roofing.
Naturally,, no guest, including yourself, wanted that job during their stay. Both our hands were tied. So that is why I have hired a roofer to do it in November, when the season slows down. As I said, I try hard to please my guests.

We enjoyed a relaxing comfortable stay at Sean’s cottage. The kitchen was well equipped with good quality cookware. The house was spacious enough providing privacy for everyone. The neighborhood was perfect for walking and beach was accessible. Sean was a responsive and accessible host. We would stay there again.

I have lived in downtown Manhattan most of my life, but I grew up in Brooklyn, where my father worked at a famous, old private club there, the Montauk Club. So as a child, Montauk was special to me.
In college, my pals and I would drive out to Montauk for a weekend. Back then it was very quiet.
My first love worked a summer job at nearby Guerney’s Inn and it was in Montauk where we fell in love.
I took my PADI scuba test - and passed - in Montauk’s Fort Pond Bay.
A few years later, a friend let me use his house in Montauk when he was away for a while and that is when I realized what a really great place Montauk is.
So I bought the house in 1993 and enjoy it for myself, renting it out when I take the notion. It is my second home and I treat it with the utmost care and attention. If something needs fixing, I take care of it immediately.
Why they chose this property
With its private beach, hilly terrain, wooded feeling, and quiet family atmosphere, Hither Hills is undeniably the most sought-after neighborhood in Montauk. It is close enough to town to walk to, but far enough to keep the crowds away. So there is where I looked to spend my summer.
The house I own - 22 Bryan Road - was the first house the first real-estate broker showed me, figuring to show the best first. But I demurred and consulted several brokers who showed me some 51 other houses over a period of two months. I wanted the best and spent a lot of time looking for it.
But it was clear after such an exhaustive search that 22 Bryan Road was the place to own. So I bought the house and have no regrets after 29 fabulous years.
What makes this property unique
The house is modern but, being all wood, has a beachy feel to it.
Not only is the outside wood frame, but the inside walls – both upstairs and downstairs – are all paneled with aromatic pine that hits you every time you enter. Wooden floors complete the warm, woodsy feel of the house.
It is an “upside-down” house, with the large living/dining/cooking area upstairs, offering lots of sun, space and panoramic views. Four bedrooms downstairs provide ample sleeping accommodations. There is never a line at the bathroom, what with two bathrooms downstairs and half a bathroom upstairs.
Partial views of the Atlantic Ocean from the upstairs remind you how close you are to the sea, the surf and the sand. At night, you can even hear the waves hitting the shoreline of the beach.`
