Clean, roomy and comfy! Kitchen was fully stocked with necessities, as were the bathrooms. Loved the convenience of the two kitchens and the enormity of the upstairs sunroom (plenty of seating to play games with 10 adults). Abby was very helpful and I knew I could reach her if I needed anything. Would stay here again.

We enjoyed our stay. There was plenty of comfortable beds, a well stocked kitchen, and my family fell in love with the access to the lake. It was a quiet cove and the water is crystal clear. We loved the kayaks and paddle boards! Also we appreciated that there is a second fridge for all our food and drinks. This vacation may get repeated.

This is a very nice older property. Very well up kept. Lots of room for adults and kids and a larger family. Two kitchens worked great with a new baby. Lots of supplies, towels, swim towels, provided by owner. The lake and swimming off the dock was amazing. I might suggest some shade in the swim dock area but absolutely no complaints and the owner was amazing to work with. Very good communication and I would come back in a heartbeat. The roads are a bit winding so be aware of car sickness!! Sun porch to die for!! And the wildlife! Thanks Abbey and Joe

We’re so glad you and your family enjoyed your stay at the lake. The US Corps of Engineers controls the docks on Beaver Lake and does not allow us to add any type of covering to the sun deck. We’re really not even supposed to have the chairs out there, but they haven’t made us move them yet. But it sure is a great place for the kids to play in the water and the fishermen to fish.

Perfect location, perfect house! We had such a great long weekend here with friends. The kids had an absolute blast playing on the lily pad in the lake. The water was clear and beautiful, and the house is located in a quiet cove - perfect for swimming off the dock. The house had everything we needed, including all of the kitchen supplies and plenty of towels.

Very impressive place! We enjoyed the kayaks and swim dock. The lily pad was a great addition! We all enjoyed the short and easy walk to the swim dock. The pool table and hot tub were both a huge success. The additional refrigerator on lower level was great to keep cool drinks and snacks! The enclosed, air conditioned deck with nice views of the lake was the favorite room for meals and relaxing during the day. The kitchen was well stocked and had all we needed to prepare meals! The bunk room was a nice use of the space and allowed everyone to have a comfortable bed! Bedrooms and bathrooms were clean with plenty of towels. Hosts were quick to respond!

A few things I wish I knew prior to booking. The decent from the house to the water is very steep and riddled with loose rocks. It felt unsafe to walk to the dock. To use the kayaks safely you should wear water shoes. We were ill-prepared with our flip flops and unfortunately one guest cut their foot on a sharp rock trying to get into the water. It didn’t ruin the trip but I didn’t use the kayaks as much as I had hoped. The pool area and pickle ball courts are about a mile away from the home but it’s a steep and narrow road. We did the walk one time but wished we would have driven. You are at least 30 mins away from Rogers and an hour from Eureka Springs. I should have researched the location better. This home is in a very desolate area. We like dining and shopping options which unfortunately were not within a reasonable distance for us to go daily and I missed the conveniences of a nearby town. There was a power outage that lasted for about 3 hours. This did cause my family a little anxiety. You have zero cell service without access to the Wi-Fi. I had to drive up the road to alert the owner. It was restored but had it been for an extended period of time in 100 degree heat it could have been much worse. The house was nice. It’s a great layout for large groups and we all enjoyed spending time in the sunroom in the mornings. We also appreciated that the owners supplied plenty of provisions i.e. Kleenex, paper towels, beach towels, etc.

Thank you for taking the time to share your feedback. We're glad to hear your group enjoyed the home's layout, the sunroom, and the many supplies and amenities provided during your stay. We understand that our location may not be the right fit for every traveler. Our home is intentionally situated in a secluded cove on Beaver Lake, and many guests choose it specifically for the privacy, peaceful surroundings, and distance from crowded tourist areas. The listing description and welcome book both note that the nearest towns, shopping, and dining options are approximately 30 minutes away so guests can make an informed decision before booking. Regarding the shoreline access, the land between private property lines and the lake is owned and managed by the U.S. Army Corps of Engineers. Property owners are not permitted to alter or improve this terrain, so the path and shoreline remain in their natural condition. This month is the lowest the lake has been over a decade, so the distance between the house and the lake is longer than steeper than most times of the year when the lake is merely a few steps from the patio. We have no control over the water level and cannot impact how close the water line is to the house. We agree that water shoes are always a good idea when visiting the lake and using watercraft such as kayaks and paddleboards. We are sorry you experienced the temporary power outage during your stay. Unfortunately, utility outages are beyond our control, but we understand how concerning that can be, especially during hot weather. We appreciate you contacting us so we could stay informed and monitor the situation until service was restored. Thank you again for your comments. We appreciate both the positive feedback and the opportunity to provide additional context for future guests considering a stay at our lake home.
