The Space:

Three-bedroom waterfront house with panoramic Sound views, two decks, and semi-private beach access in Wading River. Ideal for families and extended stays near farms, parks, and North Fork wine country.



The main level is open-plan with living, dining, and kitchen areas. Floor-to-ceiling windows face Long Island Sound on two sides. A gas fireplace with a stone mantel anchors the living room. Barn doors separate a media area with a 70-inch 4K TV and streaming access.



The kitchen has white shaker cabinetry, granite countertops, and stainless steel appliances including a gas range. A farmhouse dining table seats ten under double-height windows with Sound views. A second round table seats six near sliding glass doors.



A spiral staircase connects to the upper level. The primary bedroom has a king bed, panoramic Sound views through floor-to-ceiling windows, vaulted ceilings, and balcony access. A second bedroom on the main level has a queen bed and desk with monitor. The third bedroom has a bunk bed and a separate twin bed, suitable for up to four children.



Two full bathrooms and one half bath. One full bath has a freestanding soaking tub, glass-enclosed shower, double vanity, and skylights. The second has a glass-enclosed standing shower and pedestal sink.



Two decks overlook the Sound and shoreline. The main deck has a picnic table, lounge seating, a gas fire table, and charcoal and gas grills. A hammock is on the bluff above the beach. An equipment shed stores two kayaks, a stand-up paddleboard, four bicycles, and beach gear. An outdoor shower is adjacent to the shed.



Portable AC units in bedrooms and the living room. Washer and dryer in-unit.



The property is accessed by a brick-paved footpath from the street. There is no driveway. Street parking is free. An exterior security camera monitors the entrance pathway.

Outdoor amenities, including patio furniture and grills, are typically stored between Columbus Day and Memorial Day. Contact us with questions about specific amenities during your stay dates.

- The primary renter must be at least 25 years old.

- We prefer renting to families, no bachelor/bachelorette parties.

- No pets allowed.

- For stays over 21 days, please note that any extra utility costs beyond the initial charged amount are the guest's responsibility.

- For reservations of 29 nights or more, a refundable deposit will be collected prior to arrival. Our Team will reach out for further details upon booking.

Car recommended. The property is residential with limited public transit. North Fork vineyards and farm stands are a 15-to-30-minute drive east. Grocery stores and restaurants are within a short drive.

Cancellation Policy

Bookings canceled at least 30 days before the start of the stay receive a 100% refund. Bookings canceled at least 14 days before the start of the stay receive a 50% refund.



Guest Insurance

Guests are required to sign a Rental Agreement. A property damage protection policy is included with the booking. This policy covers incidental damage to the home during the stay. It does not cover trip cancellation due to illness or other personal reasons. Report any incidents to our team promptly.
