This special place is close to everything, making it easy to plan your Orlando visit. The STUDIO is the smaller side of a duplex unit with its own private entry and parking for 1 🚗. Close to restaurant & bars.

The STUDIO downtown is a guest suite studio unit that makes up a part of a larger main unit property. The property is located within walking distance to all major entertainment, restaurants, grocery stores (publix) and is a few blocks from Lake Eola Park.
🍽 - Kitchenette comes fully stocked with two burner cook top, microwave, toaster oven, compact fridge, cutlery, plates, glassware, mugs and coffee maker. Just off this area is a small dinning table for two.
🛋 - At the turn is a living area with coffee table, love seat, another table top for two and a 42` Roku equipped TV to stream all your apps.
🛏 - The sleeping area is off to the left side after entering the studio and has a Tempurpedic cooling full-size mattress. For groups of 3 or 4, an air mattress can be requested at the time of booking.
🚽 - A full bathroom comes with a standing shower, body wash, shampoo, and conditioner. ***The only elevation change in the unit is here. There is 1 step up into the bathroom area*** Not accessible by wheelchair etc
🅿️ - Free Parking is available for 1 vehicle in the driveway
🚫 - no smoking. no animals
Guest access is restricted to THE STUDIO and the designated parking spot.
Charming, residential Thornton Park is known for its boho-chic clothing boutiques, organic juice bars and stylish eateries, as well as its classic bungalow homes, shaded by large oak trees heavy with Spanish moss. At the neighborhood`s heart, lively Washington Street has a genteel European feel thanks to a decorative fountain and a number of wine bars and cafes with outdoor seating.
Free Parking downtown is hard to come by so we advise guest to use ride share services like uber and lyft or bike/scooter share like limebike or Byrd. There is also a Lynx bus stop across the street or about half a block away.
The property is located just a few blocks from Lake Eola so feel free to walk and you`ll find a variety of restaurants, parks, pubs, venues, bars, eateries and lounges
For groups of 3 , please ENSURE to request an air mattress at time booking is made.
There 1 step elevation change in the unit to enter bathroom. please keep this in mind when booking elderly or individuals with disabilities

Pest Control - we subscribe to monthly indoor and outdoor pest control so you may see vendors from time to time outside the unit doing their service
Lawncare - as noted above we have regular gardening that is performed to include cutting grass, mulching, clipping and trimming of shrubs, palm trees and other such activities. Vendors can be observed on property between 745am-630pm Mon-Sun.
Garbage pickup is Mondays - please ensure bins are not obstructed this day so the garbage truck has access.
Housekeeping - a professional Housekeeping company may be seen on site during your stay servicing the main unit. teams are generally out 10am-4pm daily
We take guest security and safety seriously No fraud bookings, must complete an easy, online hotel-style check-in with a Rental Agreement, ID check, and a refundable hold. Or you can opt for a damage waiver for stays under 10 nights, whichever you prefer! Full details in the House Rules.

🛏 - For guest count larger than 2, please ensure to contact host prior to check in.
ACCESS - Property access and use is exclusively limited to registered guest.
📨 - Mail. Please do not send mail or amazon packages to the property. We cannot be responsible for lost or damaged items due to weather or any other general loss issue
📆 LONG STAYS (10+ days) - an additional weekly cleaning and fee ($55 per week) will be applied to longer term stays. please coordinate with host on day of week for the cleaning to be scheduled.
✅ This property has special local compliance requirements which include a signed rental agreement, verification, and a security hold of (which is not a traditional security deposit, just a pending transaction). As an optional alternative to the security hold, you may opt in to purchase a damage waiver provided by a third-party insurance company. The optional damage waiver is for stays up to 10 nights, with an additional $2 per day for stays longer than 10 nights. Damage waiver purchases are optional.
To make this process easy for you, we use a secure and very simple, app-free platform called Happy Guest. It is not an app, and you do not have to sign up for an account - it’s a safe and secure website. It also gives you a guest portal with all the info about the home and all of my favorite local spots.
Your guest portal includes advertisements with third-party upgrades that you may want to enhance your stay. These upgrades are optional for things like early check in (when available).
