Relax in the hot tub, share stories around the camp-style firepit, sip coffee on one of four porches, or wander along the river and through the trees. With plenty of space indoors and out, it’s ideal for families and friends. Secluded yet close to Dayton, Bellbrook & Xenia, and just minutes from shopping and dining.
The space
The River House is a big brick beauty, built in the 1800s. She has over 2600sqft of interior living space, with four bedrooms and two full bathrooms. She features FOUR covered porches, five acres of riverfront land, and a Spring House built in the 1790s. While she still holds her historic charm, she's been updated to ensure your whole family or friend group is comfortable while she houses you. Let me tell you more about her:
Four Covered Porches:
A giant front porch, featuring two twin bed swings, four rockers, and a checkers table
A large back porch, ready to welcome you in as you enter the back door featuring an outdoor sofa, five-person outdoor dining table, and connecting to the hot tub and grill area
A private coffee-porch off the first floor bedroom, with the most serene view of the river
A large covered balcony off the second-floor primary bedroom, with room to play and lounge and watch kayakers drift by
First Level:
Enter through the back door to find the open-concept dining room and kitchen areas. The kitchen is fully-stocked to make large family dinners a breeze, and seats three at the eat-in island. The dining room seats eight at its antique table.
Past the kitchen you'll find the cozy living area, with two full sofas and a large Roku smart T.V.
Attached to the living area is the first floor bedroom, with easy access to the first floor bathroom. This room has a comfortable king sized bed, a sitting chair, a large dresser, and a Roku T.V. This room also has it's own private porch overlooking the river.
The full first-floor bathroom can be accessed through the first floor bedroom or off the kitchen. It has a large vanity, a tiled walk in shower, and a separate area with a counter and mirror, making it functional for large groups to get all dolled up at the same time.
The first floor is fairly accessible, with just a couple steps to get inside, a large bedroom with a king bed, and a bathroom with a walk-in shower.
THE STAIRS: Please note, the stairs in this house are very narrow, shallow, and steep.
Second Level:
At the top of the stairs, you'll take a left down the hall to enter the spacious primary bedroom. This room has a king-sized bed, a dresser, a large closet, a full-length mirror, a Roku T.V. and a desk. Off of this room is a balcony that overlooks the backyard and the river.
The second full bath is located off the hallway, with a shower/tub combo. The laundry is also located inside of this bathroom.
To the right of the stairs, you'll find two more bedrooms. These bedrooms are conjoined, but don't have to be passed through to access one another. Keep the door between them open, or close it for more privacy. This room has two queen beds, a Roku T.V., a closet, and the toy shelf.
The final bedroom has two queen beds, and a twin over twin trundle that can be raised to make a king.
The final space upstairs is a large, walk-in closet. It can be used as a dressing room, storage for your luggage, or if the space is needed for sleeping, it has a full-sized murphy bed.
Note: To access the fourth bedroom, you must either walk through the third bedroom or the large closet area.
Outside you'll enjoy the hot tub, a grill, picnic tables scattered throughout the property, the large camp-style fire pit, and the river.
Other things to note
The property has a second house on it, behind the main house with the same driveway/parking area. The house is currently being used as an office for the owner's business, while their permanent office is being remodeled. You will likely see people walking in and out, minding their own business, during regular business hours. There is also a large barn located at the back of the property, from which people might be coming and going very seldomly.
