The Space:

Soft winter light spills across the open living area as you step inside, inviting you to settle with a warm drink and the gentle hum of Austin outside. Cool mornings drift onto the private patio, where the city’s calm rhythm meets fresh air, while evenings offer a quiet retreat after a day of exploring. The space feels both spacious and intimate, a calm base that lets you unwind at your own pace.



Sleeping arrangements

The apartment sleeps up to 11 guests. Three private bedrooms each hold a queen bed. A fourth bedroom provides a twin bed and doubles as a dedicated workspace with a desk and chair behind a door. The living area features a queen‑size sofa sleeper, and a queen air mattress is available for extra guests. Linens, extra pillows and blankets are supplied.



Living space & work

An open‑concept layout blends the living room, kitchen and dining nook. A comfortable sofa anchors the room and converts to a queen‑size sleeper. Direct access to the patio extends the space outdoors. High‑speed Wifi and an Ethernet connection support remote work or streaming, while a separate workspace offers focus away from the main living area. Central air conditioning and heating keep the interior comfortable through Austin’s mild winter.



Kitchen & dining

The kitchen is equipped for everyday cooking, with a breakfast nook that provides casual seating for meals, coffee or planning the day ahead. Everything flows together, making it easy to prepare food and enjoy it without leaving the apartment.



Outdoor and shared amenities

Step onto the private patio or balcony for a quiet spot to relax. Shared amenities on the property include a year‑round outdoor pool with set hours, a shared hot tub, and a nearby shared gym. An outdoor playground and additional backyard space give families extra room to play and unwind. The host notes that they are not responsible for third‑party amenities such as the pool or gym and cannot offer refunds if those facilities close unexpectedly.



Parking and access

A private entrance and self‑check‑in via smart lock provide seamless arrival. Free on‑site parking and additional street parking are available. The home is single‑level with no stairs, making movement easy for all guests.



Pet‑friendly stay

Pets are welcome, and the apartment accommodates both short‑term visits and longer stays.



Neighborhood

East Riverside offers a residential, peaceful setting with green spaces nearby. Downtown Austin, the University of Texas and the airport are all within easy reach, while live music, dining and cultural attractions remain just a short drive away. After a day of city life, you return to a quieter environment that encourages rest and recharge.



Guest Access:

The apartment is exclusively yours, without interruption for the duration of your stay, so relax, unwind, and make yourself at home.

The Neighborhood:

The Riverside area is near downtown, the University of Texas, local community college, and many of the best green areas in Austin (Zilker & Barton Creek Greenbelt). Strolling on Riverside you'll find it to be very residential, quiet, and peaceful.



Staying in this place will show you that you are super close to everything without being in the hectic Downtown Austin area. You are a short Uber/Lyft away from a time of your life without having the extra noise to keep you awake at night.



Getting Around:

The neighborhood is private off the main road and has plenty of parking. It is on a first come first serve basis. You are very close to the main highway to get around and close to local shops/restaurants for a quick or nice bite to eat.



Other Things to Note:

Heath, the safety and well-being of our guests are of utmost importance to us. For this reason, we use a thorough and extensive process of cleaning after each check-out.

This home is tucked nicely away but close. This would be an ideal location if you are coming for a major event or concert, like ACL, F1, or SXSW.



We are pet-friendly but do require a pet fee. It's in our house rules down below.



This is on the second floor and does require a small number of stairs.



This complex itself has recently been renovated. However, we do our best to keep everything clean and fresh.



Please be aware the unit is in the state of Texas there may be pests like roaches, ants, or other bugs. We hire professional pest control to take care of this.



We make sure to provide the basic amenities you need as you book our place (e.g. hand soap, toilet paper) but further supplies especially for long-stay bookings need to be purchased on your own.



Just like at a hotel, we kindly ask you to complete our quick verification process in order to receive your check-in details. This will ask you to provide your ID and lodge a safety deposit. Once this is done, we’ll send you your check-in details.



There's a security camera pointing at the door entrance, as well as a noise detector inside the property.
