Welcome to Paddle Point! Our lakefront retreat on Upper Greenwood Lake features 2 bedrooms, 2 baths, a hot tub, fire pit, loft library, game room, BBQ, wood stove, and a fully equipped kitchen.
Perfect year-round, ski Mountain Creek, hike or swim at Wawayanda, or unwind fireside. Sleeps 6–8 with smart TVs, office space, and a reading nook.
Close to NYC, Warwick, wineries, breweries, and lakes for swimming, kayaking, or boating. Relax, explore, and make memories!
The Space
Paddle Point offers a modern yet cozy retreat with everything you need to relax, play, and recharge:

2 bedrooms:
The first bedroom can sleep up to 2 guests and has a queen bed. Includes a dresser & closet, stocked with 2 cozy robes and towels for the hot tub. Has a electric fire place, black out shades & access to the deck & hot tub.
The second bedroom can sleep up to 4 kids or adults. Custom twin bunk beds each with their own cell phone charges. A smart TV with Roku. A blow up mattress in the closet with extra linens & a pack n play for your little one.
We supply luggage racks in both bedrooms & in the loft. They will keep your bags off the floor for easy packing and adds a hotel-like touch to your stay.
Loft area: Pull-out sofa + private reading nook/library + full bathroom
Full kitchen with appliances
The fully equipped kitchen features an island seating five, stainless steel appliances including a microwave, dishwasher, and fridge-freezer, plus all the essentials—cooking oil, seasonings, pots, and pans. Enjoy prepping meals with a stunning lake view right from the sink!
2 full bathrooms:
On the main level, you’ll find a full bathroom with a tub and dual-access design—one door closes for privacy, allowing someone to shower while another uses the toilet. Enjoy heated floors, a towel warmer, bidet, blow dryer, and plenty of fresh towels. We stock Public Goods hair and body products for a spa-like touch. Upstairs, there’s another full bathroom with a shower, heated floors, blow dryer, and ample towels for guests’ comfort.
In the loft, you’ll find the second full bathroom featuring heated floors, a standing shower, stocked towels, blow dryer, and a first aid kit for your convenience.
Washer/dryer available for guest use
A washer and dryer are available in the closet outside the bunk room for your use. We provide detergent and dryer sheets for your convenience.

Paddle Point Lake House is located in Hewitt, NJ on a private lake, Upper Greenwood Lake. This brand-new home, thoughtfully designed and built by the owner, blends modern comfort with peaceful lake views.
Nestled in a quiet lakefront community, it’s perfect for relaxation or adventure. Enjoy hiking at Wawayanda State Park, skiing or waterpark fun at Mountain Creek Resort (20 minutes away), and exploring the charm of Warwick, NY, filled with wineries, breweries, shops, and great restaurants. Guests can rent paddle boards or boats at nearby lakes, go apple or pumpkin picking in the fall, or catch a movie at the drive-in theater just 15 minutes away.
Only about an hour from New York City, Paddle Point offers the ideal escape for families, couples, or friends to unwind and explore the best of the area.

CANCELLATION POLICY:
Full refund for cancellations make within 48 hours of booking, if the check -in date is at least 14 days away. 50% refund for cancellations made at least 7 days before check-in. no refunds for cancellations made within 7 days of check-in.
We do not offer refunds for natural disasters, road closures or weather-related conditions, poor air quality, snowstorms or other major events that are outside of our control. When planning to travel to West Milford area, we ask that all guests purchase travel insurance to protect against unforeseen reasons for cancellation.

Parking is permitted in designated parking spaces in the driveway or directly in front of the house on the rocks.

OTHER THINGS TO NOTE:
While we want you to have the best stay, please note that Upper Greenwood Lake is private, and the lake association prohibits use of the lake unless the owners are present. No worries—you can still enjoy plenty of nearby lakes for boating, paddle boarding, and other water fun. Check our welcome book for recommendations. We’ve even rented a boat on Greenwood Lake ourselves—you won’t be disappointed!

LAKE MAINTENANCE:
Every five years, the lake association lowers the water level for maintenance of the lake bed & gives the owners the opportunity to service their docks. The lake is still full of water, just at a slightly lower level than usual. 2025-2026 Fall to Summer Season

Guests have full access to the entire home, including the main living areas, kitchen, bedrooms, bathrooms, loft library, game room, outdoor fire pit, and hot tub. Outdoor and indoor games are available for your enjoyment. The property is private, so you’ll have the home and yard to yourself. Parking is available on-site, and we provide a welcome book with recommendations for nearby activities, restaurants, and attractions.
As previously stated the home is part of a HOA private lake, you can't use the lake to swim, kayak, SUP or on a boat unless the owners are present. See recommendations for near by lakes you can use.
We give our guests space and privacy but are always available if you need us! whether it’s a question about the house, local recommendations, or help with anything unexpected.
We’re just a message away and happy to help, but we’ll never drop by unannounced.
