Rocking Riverside is a gorgeous 2 story craftsman style home with a wrap-around porch. The home boasts hardwood floors through most of the house with original tile in the upstairs bathrooms. The front door opens into the large living room with coffered ceilings, a grand staircase and a game room with pool table. The dining room and kitchen are located through the hallway with a Half Bathroom must off the Kitchen. The second Game Room is located just on the other side of the dining room, and the laundry room is located through the kitchen with access to the backyard, patio and pool area. Upstairs, you'll find the 5 main bedrooms. The primary bedroom has a fireplace, walk in closet and en-suite bathroom with walk-in shower and double vanity. Wichita Transit bus routes run nearby for simple city access, while Downtown and Delano are only a few minutes away by car. Whether you’re exploring the city or staying close to home, travel here is smooth and stress-free.

We do NOT allow PARTIES. If there is any sign of a party (I.e. lots of people coming and going (especially late at night), excessive noise, complaints from the neighbors, lots of alcohol being brought in, signs of drug or and/or drug paraphernalia), you will be escorted out of the property immediately without refund.

This property is Non Smoking.

Things to Note about the Pool:
- The pool is open from Mid March to Mid to Late October. 2026: Hard Close Date of Oct 24th (may close sooner depending on weather).
- Minors are not allowed in the pool without being accompanied by an adult.
- No Food or Drinks in the Pool.
- We ask that guests do not use the Hot Tub or Pool after 10pm so the neighbors are not disturbed.
- All children must be accompanied by an ADULT when outside in the backyard AT ALL TIMES.

Things to Note about the Hot Tub:
-We love to offer the Hot Tub as a wonderful and luxurious amenity, but minors are not allowed in the hot tub without being accompanied by an adult.
- Children under 6 should not be allowed in the hot tub at any time.
- Please no food or drink in the hot tub as the requires extensive cleaning.
- We ask that anyone using the hot tub showers and removes any major lotions/ oils/ etc. prior to getting in the hot tub.
- We ask that guests do not use the Hot Tub after 10PM so as not to disturb the neighbors.

This home is located on a busier street, right between the Arkansas River and Riverside Park. There can be quite a bit of traffic on the street, and there is often activity in Riverside Park.
