HOUSE RULES & MONITORING (STRICTLY ENFORCED)

This is a residential property, not a hotel or party place.

● Only the registered # of guests on the reservation is permitted on the property

● Unauthorized or visitors are not allowed at any time without approval. (Allowing them without permission is a violation)



★ Smoking ★

● No smoking anywhere on the property – This includes indoors, patios, balconies, garages, and entryways.

● Smoking allowed off-premises only

● Smart smoke detectors are installed

● Smoking or tampering with detectors will result in fines up to $2,500 and immediate removal



★ Noise ★

● Low Noise Hours: 10:00 PM – 8:00 AM

● No street nuisance allowed to respect the neighbors and community.

● Noise Monitoring Devices Installed (Devices do not record audio)

● Sustained noise over 90 dB for 5+ minutes triggers immediate alerts to guests

● Repeated violations and disturbances may result in fines up to $2,500 and removal

The Neighborhood:

Tucked in a nice, family-friendly neighborhood in Houston’s Oak Forest area, this home offers quick access to Hwy 290, I-10, and Loop 610 for easy travel around the city. Just minutes from Downtown Houston, The Galleria, Memorial Park, shopping, restaurants, and major attractions. Enjoy peaceful suburban comfort while staying close to Houston’s best dining, entertainment, and business hubs.



The home is right near a highway, so some noise should be expected. In addition, because of our proximity and fluctuation of weather conditions, you may encounter bugs or small wildlife. While we take preventative measures, we cannot fully control nature and do not issue refunds in such cases.



Other Things to Note:

SECURITY DEPOSIT or DAMAGE WAIVER (REQUIRED)

Guests must choose one of the following options after booking via the Guest Hut App:

- $29 per night nonrefundable damage waiver (capped per stay), OR

- $750 refundable security deposit

This is a required step for all reservations to complete before check-in and will be collected via a secure guest portal externally.



PET POLICY AND FEES

- Violations may incur a $500+ fine and/or immediate reservation cancellation



AGE REQUIREMENT & ID VERIFICATION

- Primary guest must be 22+

- Guests 18–22 may book with a $49 one-time fee (per reservation, one guest only)

- All guests 18+ must complete ID verification before check-in



Verification includes: government ID, selfie, and signing the rental agreement/house rules in the Guest Hut app. Failure to verify may result in cancellation without refund

All appliances and amenities are maintained in good working order. If something isn’t functioning properly, please notify us so we can address it promptly. Refunds are not offered for appliance malfunctions, power outages, water shortages, flooding, severe weather, construction or highway, or train noise, or mandatory evacuations.
