This elegant property is set in 2.5 acres of landscaped grounds with panoramic views of the undulating Gers countryside (French Tuscany) and is situated in the small village of St Justin, only 2.5 miles from the world-famous lively bastide village of Marciac, home to the world-renowned Jazz in Marciac Festival.
The secluded property offers a beautifully restored south facing 18th century country farmhouse renovated to offer an exceptional quality of life, a swimming pool and many terraces and a natural small lake with its own terrace all set in 2.5 acres of landscaped grounds.
Entrance Hall
The Farmhouse opens onto a large courtyard bordered by lavender beds. the large farmhouse wooden front door opens onto a central hall adorned with an elegant stone and wooden round staircase and provides access to open living space designed for seamless flow between the socialising spaces, the relaxing spaces and the wooden balcony leading to the sleeping accommodation. The double fronted stone fireplace in the hall also opens onto the adjoining lounge, adding a sense of warmth and cosiness in the winter months though the whole house is centrally heated by individually controlled radiators supplied by a heat pump. The guest cloakroom under the staircase adds an elegant touch to the central hall.
Kitchen and socialising Hub
To the left of the hall, a massive wooden door leads onto the kitchen and socialising space with its cathedral ceiling, exposed beams, open mezzanine and antique terracotta floor tiles. A large central island with sitting on two sides serves as a socialising hub. A large dining table can sit up to 8 people for casual dining. A large pellet stove brings additional warmth and a sense of cosiness to this space in the winter months.
Food preparation zones surround a double electric oven, gas hobs and extractor fan and close by is an American fridge/freezer with ice making facility. On the facing wall a traditional butchers sink is flanked by ample work surfaces and a built-in dishwasher.
Behind the kitchen is a cosy TV room for informal family gatherings.

To the right of the hall, a massive wooden door leads onto a beautifully furnished large living room with stone floors which stretches the length of the house and offers an ideal space for evening relaxation around the open fireplace. The lounge links seamlessly to a formal dining room.

The beautiful round staircase leads up to a large landing and a mezzanine which open to the four bedrooms. The mezzanine is fully equipped as an office workspace.
