Location was very nice. Appreciated the small elevator with all our luggage. However we had no hot water and we had a 3 bed 3 bath unit! We did receive a partial refund, but was unexpected and we had to ask what was happening and owner knew but didn’t advise.

unfortunately the prior guests broke a heater by mistake and that caused the issue to the boiler.
Being a heat wave week with 40 C temperatures we did not think it would be such relevant for our guests to take a hot shower.
However, we did inform you the whole time, in fact we proposed to come in and fix it once, but unfortunately the plumber was not available on that day anymore.
We also reimbursed you without any blink of an eye.

Great location
Great location, close to many venues, markets and restaurants. However we have 3 major concerns. 1- we were very disappointed with the fact that there was no terrasse. We had picked this place because among other things the terrasse, to be outside to relax. The pictures of the terrasse in the listing are unfortunately inaccurate, there is no longer a staircase to the terrasse. Had we known we would have booked elsewhere as this was our number one criteria.
2- Our second point of dissatisfaction were the communications with the owner / site manager… which were inexistant. I lost my phone, yet he never responded to my wife who tried to get info on check out and other stuff. She explained it all to him but he never answered her.
3- Finally, the apartment seems to be a hub for all the cleaning staff who work in the building. At least 3 times we were witness to strangers coming into the apartment without knocking and grabbing bags from the inner lobby. Even once a cleaning woman came in and tried to explain to us that she was here to clean one of the rooms for an upcoming renter. There must have been a confusion in the rental…as we were using all 3 bedrooms, but again no communication from the apartment manager. Initially we thought it was because he did not speak English but on the only occasion we were able to speak with him, at check in, we realized he spoke perfect English.
All in all, we would not recommend this apartment unfortunately.

Die Wohnung an sich ist sehr schön. Was verbessert werden sollte: Der Self-Check-In, was erst am Tag der Ankunft mitgeteilt wird. Das führte aufgrund von sehr, sehr komplizierten langen Check- in-Anweisungen zu Stress vor Ort. Das hätte vorab mitgeteilt werden müssen und nicht am Anreisetag, wo man mit der Anreise voll ausgelastet ist! Adriano bat dann auch sofort um Übermittlung unserer IDs (Dokumente) per WA-messenger, was zu einem Hin- und Her führte, da wir das nicht als sicher erachten, denn in den Hausregeln stand, man müsse diese vorzeigen und nicht unverschlüsselt versenden! Dazu wurden fast doppelt so hohe Citytax Gebühren verlangt als in der Rechnung angegeben wurde. Auch das ein No Go. Auch wenn die Gebühren so von der Stadt verlangt werden, muss er dies korrekt in der Rechnung machen und nicht zuerst Gebühren benennen, die seit 2 Jahren bereits erhöht wurden. Die Wohnung an sich hat eine tolle Lage in schöner Wohngegend. Sie ist sehr sauber gewesen und roch gut. Gute Bestuhlung im Esszimmerbereich. Schöne Bücher und Deko. Die Küche war wenig gut ausgestattet. Mi 150 Euro Investition könnte der Gastgeber dies sicherlich schnell verbessern. :-) Aber ein einziger Teelöffel für 6 Personen, ein Nudelsieb für ca. 200g Nudeln, 3 alte nicht sehr große Töpfe, keine Parmesanreibe, keine italienische Bialetti sondern eine KAPSELMASCHINE merkwürdig!!! Bitte unbedingt ändern!Eine Buchung empfehle ich trotzdem. Sicherlich verbessert Adriano die Kritikpunkte, hoffe ich.

Thank you for your review, we appreciate your inputs however I need to punctualize some aspects:
Self check instructions can only be sent on the day of arrival for obvious security reasons (i.e. a guest may not show on the day of arrival or on the wrong day and cause disruptions. Not all guests are honest with good intentions individual and we must keep that in mind).
The self check in process is very simple, you press on a link and tap one of the two options: open the front building door / open the apartment. Most of our guests find it very easy and efficient. If we write all the instructions in a very detailed manner is because we are responsible of not having any guests knocking on neighbors doors or trying to get keys into the wrong doors and scaring other tenants (it has happened multipke times). In fact the building has 2 sides and 6 floors on each with multiple apartments, therefore we must be very detailed.
IDs can only be sent through Whatsapp, we do cancel them as soon as we forwarded the details to local authorities. Plus our Whatsapp is a "business" profile thus protected and safe.
The tourist tax total was correct and you could have checked it on Rome's City Council's website that was raised last year from 3,50€ to 6 € per person per night. I am quite surprised that even though I provided you these informations, you decided to report us to VRBO as if we were lying to you. That is not very honest from your side.
