New Building: 501 First Residences is a brand-new building. You can fully enjoy fantastic amenities like the rooftop pool and hot tub. We appreciate your understanding as the building completes its finishing touches in some other common areas to enhance the guest experience. Check-In Time: Check-in is at 4:00 PM. Your unique door code will be activated at this time. Early check-in is not guaranteed and is strictly subject to availability based on the cleaning schedule. Please inquire beforehand if needed.
GUEST CHECK IN POLICY Property manager responsibilities before arrival: 1. Ensure every guest is registered in the system with the full legal name that appears on the government id that will be provided at check in time. 2. Provide the guest with the unit door pin code before arrival. Front Desk staff will not have access to this code. 3. Place an active key fob inside the unit for the guest to use for common area doors such as main entrance, elevators, and amenity doors. Front desk procedures on arrival: 1. Transient guests will not have access to the main door upon arrival. A staff member will open the door for the guest. 2. Transient guests must check in at the Front Desk and provide valid government identification matching the information on the guest reservation. 3. Guests must provide a cell phone number to the Front Desk for visitors, deliveries, and/or emergencies. 4. Once the Front Desk has verified all information in the system, the Front Desk staff will escort the guest to the main elevators and provide them with access to their designated floor. 5. Remind the guest that unit door access uses a pin code provided by the Property Manager and that pin codes must not be shared for security reasons. Association staff will be unable to keep the guest and unit should the guest share the pin code with an unauthorized person. During stay: 1. Front Desk staff does not issue pin codes or key fobs. 2. Should the guest not have the key fob in their possession for any reason, Front Desk staff will only provide access to the elevator for registered guests. Staff will not give access to amenities common area doors. Checkout and after: 1. Front Desk staff will not accept any key fobs upon check out. Guest is responsible for leaving key fobs inside the unit. 2. If the key fob is missing, there will be a $50.00 replacement fee. Parking: It is a valet parking. The rates are the following:
Up to 1 hour: $15.99 Up to 2 hours: $21.00 Up to 3 hours: $31.50 Up to 10 hours: $42.00 Up to 1 day: $52.50 TRASH DISPOSAL Please do not put cardboard or bulky items down the chute as this will likely back it up and possibly render it temporarily out of order. Please be careful when throwing items down the chute. Any items thrown away by mistake will not be able to be collected by staff. Under no circumstances should any moving materials be placed or forced into the sinks, tubs, trash chute, left in the trash room or corridors. This is a serious violation of the fire/safety rules of the Building. Do not leave any trash, bags , or furniture in the trash chute area, hallways or hung outside the doors. Please break down any card boxes and place them inside the designated recycling bin located in the loading dock area. Furniture, household items and card boxes cannot be left by dumpsters or inside trash chute rooms. Fines will be levied to anyone found leaving trash or furniture in the Service elevator area, stairwells, corridors, loading dock or by dumpsters. Please use your storage unit to store items. • No open flames are permitted on the balcony. • No items may be hung from the balcony: towels, clothes, string lights, etc. • Do not dispose of cigarettes, cigars or other items over the balcony. • Pets may not be kept on balcony at any time. • When cleaning balcony, make sure no debris or substance is swept off the ledge. • No water can be thrown from balcony. • Upon notice of approaching hurricanes or severe weather, the Unit Owner must remove all furniture and plants from the balcony. • Jumping over balconies onto concrete slabs is strictly prohibited BICYCLE / SCOOTER POLICY Bicycles, tricycles, electric scooters, skateboards, and any other play equipment, baby strollers and similar items shall not at any time be left in the hallways or other areas within the common areas of the building (including balconies, terraces, and pat ios). Bicycles/scooters may not be stored on balconies. Storage racks are located on the second floor and are available to use for registered bicycles/scooters only. Service elevator must be used to enter and exit the building at all times. Use of main elevators and main lobby/entrance is strictly prohibited. Any bicycles or scooters that have not been registered with the management office may be removed and disposed of by the Association or its manager or agents.
There is a limited amount of bicycle storage racks. Racks are available
for registration on a first-come, first- serve basis.
Cleaning or moving carts with exposed screws or metals that may damage doors and walls may not be used by third party companies. Please see management with any questions and/or to have the cart approved. EMERGENCY UNIT ACCESS In accordance with Chapter 718, Florida Statutes, and in order to protect the health, safety, and welfare of the community, the Association reserves the right to access individual Units and Limited Common Element, from time to time, during reasonable hours, as may be necessary to maintain life-safety systems and ensure the protection of the Building. The Association and its authorized personnel may enter a unit without prior notice if it is determined that immediate entry is required due to an urgent safety concern. Examples of such situations include water leaks, fire hazards, structural issues, or any other condition where delay could cause damage to the Property or create a risk to residents. Entry under these circumstances will be limited to addressing the immediate concern. The Association will also conduct scheduled safety inspections of units from time to time. These inspections are intended to identify and prevent potential hazards, such as leaks, plumbing conditions, and mechanical issues that may impact other units or the common elements. Prior to a scheduled inspection, the Association will notify Unit Owners in writing with the date and approximate time of entry. Owners are required to provide or allow access and ensure that Association representatives can complete these inspections safely and efficiently. Failure to provide or allow access, or interfering with the Association’s lawful right of entry, may result in enforcement actions as permitted under the governing documents and Florida law. These actions may include fines, suspension of common area privileges, and recovery of costs incurred by the Association to gain access.
