Penthouse Serena comfortably accommodates up to 4 guests in a beautifully designed two-level apartment in the heart of historic Montepulciano. The home features two bedrooms, one bathroom, and high ceilings that create a bright and spacious atmosphere. The spacious Master Bedroom offers a peaceful retreat, and both bedrooms feature blackout curtains for a restful night’s sleep. The apartment includes three Smart TVs, high-speed Wi-Fi, high-end hotel-quality sheets and towels, and PERSEA bathroom amenities for added comfort. The fully equipped kitchen with dishwasher, comfortable living and dining area, and washing machine make the apartment ideal for both short and longer stays. The highlight is the lush private rooftop terrace with a dining table for four, perfect for morning coffee, sunset aperitivo, or enjoying sweeping views of Tuscan vineyards, rolling countryside, and Montepulciano’s medieval rooftops. The apartment is designer-decorated with many personal touches, creating a warm and welcoming atmosphere that truly feels like a home in Tuscany. Please note the apartment is located on the 2nd and 3rd floors, and the building does not have an elevator. Guests will be welcomed in person by our property manager, Gabriele, on arrival and departure. He will also be available during your stay to answer questions and assist with concierge services upon request. Guests have access to the entire apartment. Guests can easily get in touch with Vivianne or Gabriele by messaging us through the app. Guests will be personally welcomed upon arrival by our Property Manager, Gabriele, owner of Tuscan Keys. He will meet you at the apartment to assist with check-in, show you around the property, go over the house rules, and answer any questions about Penthouse Serena or Montepulciano. Gabriele will also be available before your arrival and during your stay to help arrange concierge services such as restaurant reservations, private drivers, wine tastings, visits to Chianina cattle farms and Pecorino cheese makers, Tuscan cooking lessons, and other local experiences so you can fully enjoy the culture and flavors of Tuscany. Additional Notes Before Booking Parking PH Serena is located on Via di Gracciano nel Corso #40, in the historic center of Montepulciano on the town’s lively main street. As with most historic centers in Tuscany, there is no assigned street parking directly in front of the building. However, several public parking areas are located just a short walk away, including: • Parcheggio P1 – Porta al Prato (one of the closest parking areas to the start of the historic center)  • Parcheggio P6 – Via delle Case Nuove  • Parcheggio P8 – Il Bersaglio, located just below the town with pedestrian access up to the center  On the day of your arrival, you may temporarily drive up to the front door of the building to meet our Property Manager, Gabriele, and drop off your luggage. After unloading, you will need to move your vehicle to one of the nearby public parking areas. Historic Building & Stairs PH Serena is located in a 500-year-old historic building with three floors and no elevator, which is typical of buildings in the medieval center of Montepulciano. The apartment occupies the top two levels of the building: • Entry to the apartment is from the 2nd floor • Inside the apartment, a private interior staircase leads to the rooftop terrace Guests should therefore be comfortable with stairs.
