Villa Baiocco is a typical Tuscan, historic farm house from 1700, recently converted to a prestigious holiday home - without losing its unique character and charm. Surrounded by 20'000m2 of well kept gardens, for your private use only, it offers all the peace and tranquility that you look for during your holidays. If you are looking for a place to truly relax - here you've found it.

Flexibility is the keyword at Podere Baiocco. The villa sleeps up to 14 people and if you wish we cater for them as well. Or perhaps you'd just want to be left alone, than we'll guarantee absolute privacy. Excursions, personal trainers, chefs - all can be organized, just let us know what your needs are.

All bedrooms have a bathroom en-suite. If you are traveling in a large group, there won't be any fights for the showers - an important aspect for relaxing holidays.

Only 1 km from this private oasis - walking distance if you're the sporty type - you find the stunning medieval town of Città della Pieve. In spite of its walls dating back to the 13. century, you find everything needed for a modern life: Internet Cafè, supermarkets, plenty of restaurants and bars cater to your needs. And all packed in true historic charm.

Historic charm you'll find plenty in Italy. And Podere Baiocco is ideally situated for excursions to Florence, Rome, Siena, the vineries at Montepulciano - you name it. We are in the middle of Italy, even a day trip to the sea on either side is not too long a distance.

Swimming Pool: The swimming pool is open from the last Saturday of April until the first Saturday of October, located in a carefully manicured garden at 50 meters from the villa. The rectangular measures 12 x 6 m, with a depth of 1, 50 m. The area bordering the swimming pool is terracotta pavement.

Wonderful Stay in Tranquil Environment

Our group included grandparents and 2 families. The Villa provided all the space we needed with several area's to sit. The pool was fantastic and host, Alice really helpful. The beds were comfortable, and ensuites, although a little tired all functioned well. Any problems were remedied quickly and efficiently

Ideal distance to a lovely, quaint little town and wineries

Plenty of bedrooms for our group and the house and property was perfect for the 3 young kids to be outside. The weather was a little cool but sunny. The property team was helpful with organizing wine tastings & olive oil tasting. Pizza and pasta making was right on the premise The day trip to Montepulciano included a lunch, wine tasting and transportation that was all planned for us. The kids got to see Santa in the Christmas Village which was their highlight of the day. I would recommend this villa to groups and families.

Beautiful property and wonderful staff!

I stayed in the villa with my family and two other families for a week and it was amazing. The grounds are beautiful, the people are so nice and welcoming, and the town is very traditional Italian. With all of the tours and things we did in Rome, it was so nice to come here and relax, while still being able to explore and do day trips. I would recommend this villa to anyone looking for somewhere to vacation in Italy!

Beautiful

The pictures of this property do not do it justice. It is larger and more spectacular in person. Jacopo and staff were wonderful and accommodating to our large group. I highly recommend the dinner services that they provide as the traditional dinner was one of the best of our trip. Looking forward to returning sometime in the future. You cannot go wrong with this place.

Vacation of a lifetime!!!!

There were 12 in our group and the week was wonderful!!! Jacopo and his team did everything to make our stay comfortable and memorable! The Villa is beautiful and the views are magnificent! Jacopo, Fabio and Patricia cooked our first and last night dinners - the meals were delicious and the wine was plentiful! Under a Tuscan Sun!

We were a part of the group that stayed the week of Easter 2015. The property is beautifully kept by our host Jocopo and crew. Fabio is the grounds keeper and was a joy to socialize with - taught us a few Italian words. The town of Citta delle Pieve is a short walk away, with many shops & excellent restaurants. Jocopo arranged cars and attended to any needs that we had. Easter dinner prepared by his staff was delicious. Because the location of the villa is central in Italy, we easily took train trips to Rome, Florence, Siena, Venice & the Amalfi Coast. I highly recommend Italy as a vacation destination, and this villa as the place to stay. Bravissimo!!!

Private but close to town

This home is amazing. I was part of a 19 person retirement party and at no point did I feel the villa was crowded. The grounds are nicely manicured and the 2 pools are spaced out just enough that one could be the social pol and then other the quiet pool. Jacopo and his crew did an amazing job at making everybody feel at home. The dinners were outstanding, breakfast was excellent, the service was top notch and the staff, even though they were not onsite all the time, were quick to answer questions and make arrangements. Last minute car rental, not a problem, Jacopo made it happen. Walking around town and need a restaurant recommendation, Jacopo was quick to recommend several spots. It was like having your own private event coordinator at arms length 24/7. We honestly felt like we were at home here, it was hard to leave. We will be back.

Amazing Villa in a Beautiful Setting

Our group of friends and family rented both the large house and the annex for a week in June. Having rented vacation homes many times, both in the USA and abroad, I can say this was the most positive experience I have had. The houses and grounds were even more spectacular than the online photos and description predicted. Both houses are well appointed and kept very clean. Everyone slept well in comfortable beds. The grounds were beautifully landscaped and meticulously maintained. Though the property is close to the charming old town, it is peaceful and quiet there. Our host Jacopo was charming and accommodating. He was always available for questions or assistance, but not at all intrusive. We took advantage of his offer for a welcome dinner and a traditional dinner, as well as an all day wine tasting tour. All of these services exceeded our expectations. We had such a wonderful experience at Podere Baiocco we only wish we had booked for two weeks instead of one!

***Memorable & Magical***

Our week stay at the Villa this October was something straight out of a fairytale book. From the early planning stages of our trip, Jacopo was there to help facilitate every step of the way...not only recommending the best day trips for our group (14) but also making sure we were taken care of throughout our stay with transportation, fun events, and food options and reservations the entire time! Fall in Umbria is the most beautiful thing I have ever seen, and there is nothing lost on this amazing property by booking later in the year. Our short brisk morning walks into town were so magical and serene with new and hidden gems to discover with each visit. Jacopo and staff were exceptional and on-call even into the wee hours of the morning and always with huge smiles on their faces. He is the quintessential example of hospitality. If the stars ever align that I would be so lucky to find myself in Italy, I would stay there again in a heartbeat! Thank you everyone for the most magical and memorable experience and for making my first trip to Italy absolutely perfect!

Wonderful family stay at Villa Baiocco

Our group of 10 family members had a fabulous week at Villa Baiocco. We looked forward to this trip for over a year, and it exceeded our expectations. The villa was very comfortable for our large group. The meals prepared by the staff (Welcome dinner and Tuscan dinner) were absolutely fantastic! We also participated in the cooking class, which was a lot of fun. After being served the pasta that we made, we were shocked to find that there was yet another course to be served! The villa is a 15 minute walk from Citta della Pieve, which is an absolutely beautiful medieval town. We rented a car for a few days (easily arranged with Hertz in nearby Chiusi) and did day trips to Florence, Sienna, Assisi and Lucca/Pisa. We also took advantage of the day trips offered by the villa. The tour of Montepulciano wine/olive oil/Pecorino cheese was the highlight of the week. We used the transfer to the Rome airport arranged by Jacopo, and it made the trip to the airport very easy. Just can't say enough about this beautiful place in a stunning part of Italy. All the rave reviews are to be believed!

Great Stay With Large Family Group

A large group of us (14 in all) visited to celebrate our mother's 70th birthday and all had a great time. The home and grounds are even more beautiful in person than in the photos and are very well maintained. There was plenty of room for all of us. Every bedroom has its own bathroom, plus there is a huge dining room, several living rooms and other seating areas inside and outside the house, which sits on multiple acres and offers stunning views as it sits near the top of a hill. Jacopo (the owner) is very responsive and accommodating. He arranged a bunch of things for us, including private transportation via van to arrive at and, later, depart from the home, rental cars while we were there (which were delivered to the property), three excellent dinners cooked in the villa, daily breakfast, and several day trips (to Florence and Pisa) complete with private tour guides and skip the line access to the major attractions. Jacopo is very organized and professional and everything he arranged worked out flawlessly. The home plus the owner equaled a great vacation and we will definitely return in a few years. John

Very highly recommended!

This is a gorgeous property that comes complete with one of the most gracious, helpful (while unobtrusive) hosts we've ever had. Jacopo was very responsive to questions and concerns. Firewood? Bicycles? Help with unexpected travel problems (like towed cars)? Just had to ask. The website description of the property was indeed accurate. The property itself was spotless and beautifully maintained, well equipped, with many thoughtful touches. Beds were comfortable, kitchen well equipped. We could have stayed on site for the entire week and been happy. We were part of a group of 15, a combination of singles and couples. We had both the villa and the small house, and had plenty of room to spread out. The dining room was a great place to gather, use laptops, compare travel notes, etc. The downstairs living room area (part of the apartment) was the best place to gather if we wanted more comfortable seating and a fire. Great location for nice walks, bicycle rides, exploring Citta della Pieve, as well as for using as a base for regional day trips.

Blissful two weeks at Podere Baiocco

There were 10 of us in the group with staggered departures and arrivals over a two week period starting May 28th. The house is just as wonderful as what you see in the photos. The grounds are lush and perfected maintained. Jacopo obviously spends much time tending to the upkeep of the beautiful landscaping. Our trip was timed perfectly with all the blooming sweet broom and jasmine vines and the air was scented with the intoxicating perfume from these plants. The villa is large enough that we had all the privacy needed and didn't feel we were stepping on toes as we navigated through our time there. Although not 100% cooperative, the weather did prevent pool time everyday, still we were able to enjoy lounging poolside with the amazing views of the nearby landscaped hills. We loved Citta della Pieve & the villa's proximity to town. I almost hate to review the house as we want to keep it to ourselves! I would highly recommend the villa to anyone that wants to base from a wonderful town and explore both Umbria and Tuscany. We found day trips easy to manage, all the while allowing time for enjoying the villa lifestyle. There is a wine cellar in the house with Baiocco branded olive oils and wines, plenty of linens and a fairly well-stocked kitchen. All-in-all we loved it and will definately return one day.

Trip of a lifetime

Our daughter is studying in Prato . We decided to visit Italy and stay in two separate places. This lovely villa was our first week. First, I want to say that dealing with the owner, Jacopo, and the house manager, Alice, was spectacular. They were so responsive and helpful. As for the villa, it was huge so much so we did not even use one wing of the property. We were lucky to have beautiful weather in March 60+ degrees and sunny. We sat outside every morning with our coffee and breakfast. The kitchen was easy to cook in and my husband even made pizza with in the pizza oven! The bedrooms were very comfortable and large. We walked to the town for dinner a few nights. It was about a 25 minute walk. There were m any nice restaurants and wine bars, plus a Conads supermarket. Getting to the villa, the road is narrow and it took some getting used to but we managed with our rental car. Having the washer and dryer was very helpful. We would definitely stay there again and highly recommend the property. Our week was from March 16 to 22 and we did need the heat a bit to get the chill out of the villa but once it warmed up it was fine. We paid approx $280 Euro for the heat and electric. Again we loved our stay and we would highly recommend for any family.

Fantastic Umbria Villa on the border of Tuscany

Jacopo's villa is incredible. Twenty two of us came together to celebrate my 50th. The villa was the perfect venue! Space for everyone and no need to sacrifice privacy. The house and gardens are beautifully kept by Jacopo and his team. We were helped throughout the week by Natasha, Joanna, and Jacopo who quietly and efficiently ensured our stay was second to none. Angela helped Jacopo at the start of the week to get us settled which was important for us to understand how the house worked. We enjoyed the Welcome dinner, the Tuscany dinner, and two breakfasts offered by Jacopo and his team. The rest of the time we either bought and made our own meals or went to some lovely local restaurants. We are eager to return! The villa is located within walking distance of a perfect small hill town called Citta Della Pieve which is located on the border of Umbria and Tuscany. We were close to Assisi, Cortona, Lake Trasimeno, Orvieto, Montalcino, Montelpulciano, and more. We could not have asked for a better location. Jacopo's villa is very clean and has all the amenities. We booked the entirety of the two villas for a week so had the full run of the place. There are two large pools which we fully enjoyed. Everyone had their own full washroom and private space. There are three kitchens and powder rooms in both the main and second villa. We highly recommend Jacopo and his villa. His responsiveness was extraordinary and unusual as other vendors we contacted were not as responsive. My compliments to Jacopo. Your hard work is paying off. Better Than Excellent it's 10+ Stars

Almost 5 years ago I started looking for a villa to host a 50th birthday for my wife. She wanted me to rent a "castle" in Italy big enough for the family and friends she wanted to make the trip. We trolled VRBO for weeks and one day sends me an email with a link to Podere Baiocco. I immediately told her I already found "the one" and was in touch with Jacopo about it. I could see how quickly it booked up so in Dec 2012 I contacted Jacopo to reserve for May 2014! Fast forward to May 24th when our group of 18 arrived in Citta della Pieve. There was much planning leading up to the week, and Jacopo was patient and kind in responding to all our questions and requests. Like the other reviews have said, pictures DO NOT do the property justice. We were all blown away when we drove through the gates and walked out to the back lawn. The house and the views are AMAZING! We had the Welcome and Traditional Tuscan dinners, breakfast each morning which were both fantastic, not only for the food but also the service provided by both Jacopo and Fabio - they've become extended members of our families! Jacopo arranged a winery tour and lunch for us in Montalcino, and a first at Podere Baiocco a pizza night! The pizza oven in the kitchen was fired up and a pizza maker was hired to throw us pizzas. He made whatever we asked of him and it was one of the highlights of the week! We got to meet Jacopo's wife, children, and his parents that night and they were all so welcoming and warm. Given the demand to stay here, DO NOT hesitate to reserve your stay as far in advance as you can. We will remember our stay for many years to come and do hope to return one day!!

We just returned from an amazing 2 week vacation at this gorgeous property in Citta della Pieve. We rented both villas to accommodate 20 of us and had the time of our lives! Pictures cannot do the property justice and you'll feel like you're staying in your own little corner of heaven. Jacopo is very accommodating and friendly and takes great pride in his property which has been in his family for years. Everything is very clean and you'll have everything you could possibly need. The pantry is well stocked with basic items for purchase at reasonable prices which you pay for at the end of your stay although for the most part we shopped at the grocery stores in town. We partook of the wine tasting, the pasta class, 6 breakfasts, the gelato class and the Welcome and Tuscan Dinners. All were wonderful, especially the gelato class, and all the food is delicious! Breakfasts are simple and lovely and the cappuccinos were a highlight. My Italian speaking friend on our trip made communication a lot easier with Jacopo and other staff whose english is minimal. We all tried though which is part of the fun. Angela is very kind and works with Jacopo as a translator. She'll be there to greet you when you arrive and give a tour of the place, explaining details. The pools are pristine and the views are staggering. The town is delightful and we loved being there long enough to recognize some of the locals including Gi Gi who conducted the wine tasting at the villa and is a proprietor of one of the great restaurants in town. You should be aware there are several feral cats on the property and although we didn't really mind, I feel it's important for people to know. They will jump on outdoor tables if you leave food unattended and even come inside if you leave doors open. Again, not a deal breaker as long as you're aware and plan accordingly! And I imagine it's a non issue in the colder months. We decided to have Jacopo arrange transportation for us to Rome and were so glad we did! A beautiful, new, small bus pulled into the drive and 15 of us piled in quite comfortably with plenty of room to spare. It was a perfect, relaxing way to get in and out of the city without having to worry about driving/parking or dealing with the train. GPS or car wifi for your phone to follow Google Maps are a must during your stay! All in all it's truly a magical place, we hated to leave and would return in a heartbeat! Arrivederci, Villa Podere Baiocco! Grazie mille!

Excellent place, fantastic location

In summary, a brilliant villa, perfect for our large group of families (4 couples with multiple kids). Citta della Pieve is a lovely town and there are loads of places to.visit nearby. We had a great time abd the hosts were very helpful. Would highly recommend.

Memorable Italian Family Holiday

Excellent location 25 minutes walk to Citta della Pieve. Which had plenty of restaurants and a fantastic ice cream parlour Grande Amore The villa and swimming pool are set in beautiful surroundings with distant views to the hills beyond. The pasta making experience was lots of fun for the children and adults. Nothing was too much trouble and Alice was a great host who organised all our events and transfers. Her local knowledge was a great help and made our holiday an enjoyable experience.

Wonderful Villa

We had a fantastic stay at this wonderful villa. The family spent many enjoyable hours in the pool and also enjoyed the amenities in the village. We had added several of the meals and side trips that they offer and enjoyed all the added experiences. Alice was so very helpful with getting everything set-up and even helped us arrange transfers to and from the villa. We highly recommend staying at this beautiful villa in the Umbri countryside.

Let me introduce myself. My name is Jacopo Baiocco, I'm 32 and I've been renting my villas for over a decade.

After I became a father at age 20 I decided to leave my job as a bartender and throw myself in this new adventure. At the beginning it was certainly hard, as I was trying to rent my properties through agencies, but in 2009 I decided to try a more personal approach and started working with HomeAway.
Thanks to my guests word of mouth my villas are always full of new clients and, as I'd like to consider, friends.
