About this property
Sleeps 14·Hot Tub·Sauna·Arcades·Fire Pit·Pets OK
The fire pit is already glowing when you pull in. Fourteen of your favorite people spread across two floors of thoughtfully designed space — kids conquering the arcade, adults soaking in the hot tub under the trees, someone already firing up the sauna. Massanutten Waterpark is minutes away. This is the gathering your group has been trying to plan for years. Welcome to The Piney Lane House, managed by Chris at New School Hosting. You'll wish you booked longer.
- Five bedrooms. Two full floors. Fourteen guests — and room for everyone to disappear into their own corner, or pile into the same room and never leave. - The game room is the first place you'll lose track of time: Pac-Man, NBA Jam, foosball, skee-ball, air hockey, a retro console, and wall-mounted classics (Connect 4, chess, checkers). Kids and adults fight equally hard for the controls. - The outdoor space delivers all season long. The 7-person hot tub is sanitized before every stay. The 4-person barrel sauna heats up fast. The firepit with Adirondack seating is where the real conversations happen. A gas BBQ, outdoor dining, and lawn games round it out. - Pool access during summer months is included with your stay through the MPOA community pool — entrance fees apply ($8/person weekdays, $10/person weekends and holidays). - The kitchen seats 10 at the dining table plus 4 at the bar — fully stocked with everything you need to cook for the group, including a Keurig, drip coffee, crockpot, rice cooker, and bakeware. - Sleeping: A king suite with ensuite walk-in shower, a second king bedroom with workspace, a queen bedroom, a daybed/trundle room ideal for kids, and a first-floor bedroom with 2 queens + 2 XL twin bunks. Plus a sleeper sofa and Pack 'n Play. - Two living rooms, 6 Smart TVs, fast WiFi, and a washer/dryer in-unit. - Book with confidence — this is a top rated home, managed by New School Hosting, the highest rated property management company in Virginia based on guest reviews.
Guests love coming back, and so do their families. Peak weekends book 3–4 months out — grab your dates before someone else does.

HOUSE RULES — THE PINEY LANE HOUSE
- Smoking Policy There is no smoking or vaping anywhere on the property — indoors or outdoors. This includes the deck, fire pit area, and all outdoor spaces. A $250 fee per occurrence will be charged to the booking guest, no exceptions. We appreciate your respect for the space and for the guests who follow you. - Pet Policy We love well-behaved dogs and are happy to welcome up to two with prior approval. Dogs must be at least one year old, house-trained, and leashed any time they're outside. Please crate your dog when you leave the home unattended, and keep pets off furniture and beds throughout your stay. The pet fee is $100. Guests are responsible for any pet-related damage. No cats, please. - Events & Gatherings This home is designed for the group on the reservation — not an open-door venue. Parties and unregistered guests are not permitted. The main booker must be 25 or older. Maximum occupancy is 14 guests. - Noise & Quiet Hours Quiet hours are 10PM– 8AM, per Massanutten Resort community rules. Sound carries in the trees, and good neighbors make for a great stay. The fire pit must be fully extinguished by quiet hours. Please keep voices and music at a respectful level after 10 PM — both indoors and out. - Check-In & Check-Out Check-in is at 4 PM via smart lock — your unique access code will be sent the day before arrival. Check-out is at 10 AM. Due to wildlife, trash must be taken to the Massanutten community dumpsters. - Parking The driveway accommodates 5–7 vehicles. Overflow parking is available at 4007 Peak Drive. No street parking, RVs, or trailers are permitted per resort rules — violations may result in towing at the guest's expense. - Hot Tub Rules The hot tub is sanitized before every stay — it's one of the things guests consistently mention in reviews, and we take it seriously. Please shower before entering, keep drinks in plastic or metal containers only, and replace the cover when you're done. No glass in or near the hot tub, and no diving or jumping. Children must be supervised by an adult at all times. The hot tub is available during all hours outside of quiet times — enjoy it. - Sauna Rules The 4-person barrel sauna is one of the most loved features of this home. Hydrate well before and after your session, and listen to your body — we recommend sessions of 15–20 minutes with cool-down breaks in between. Children should be supervised by an adult and kept to shorter sessions. If you have any heart or health conditions, please consult your doctor before use. - Fire Pit Rules The fire pit is ready for you — it's where some of the best memories happen. The fire must be fully extinguished before quiet hours (10 PM). When fire restrictions are in effect at Massanutten Resort, the fire pit is off-limits — no exceptions. - Children & Supervision This home is wonderful for families, and we want everyone to have a great time safely. An adult must be present and actively supervising any time children are near the hot tub, sauna, or fire pit. Please remind little ones that the hot tub cover needs to stay on when not in use, and that the sauna is an adults-first space. - Seasonal Safety Massanutten is beautiful in every season — and each one comes with its own considerations. In winter, walkways and the deck can be slippery after snow or hot tub use. In warmer months, wildlife is active around the property — please secure trash indoors at all times and never leave food outside. Resort amenities including skiing, tubing, and the waterpark require separate reservations and fees managed directly by the resort; availability goes fast on holidays and weekends, so book ahead. - Laundry A washer and dryer are available for your use in-unit. Please flush toilet paper only — nothing else down the drains. - Pool Access MPOA community pool access is included with your stay. Entrance fees apply: $8 per person on weekdays, $10 per person on weekends and holidays. Lost or damaged pool access passes will incur a $200 replacement fee.
