Sunny and quiet 2.5-room flat in the heart of the Upper Engadine and at the gateway to the National Park. The house was built in 2005 and the 2.5-room flat was partially renovated and completely refurnished in 2024. The entire inventory is well maintained and as good as new. The flat offers space for a maximum of two adults and 1-2 children with a total of 3 sleeping options.
The view from the living room of the neighbourhood, the valley and the mountains is idyllic and invites you to linger, and it is also very quiet and sunny. The Rhaetian Railway passes by on the bedroom side, but mostly with electric motors, which cause little noise emission. The main road Via Maistra is also relatively quiet since the S-chanf bypass on the motorway.
It has a spacious living room with an open-plan kitchen that is fully equipped for a family of 4. The sofa is also a sofa bed and can be used if necessary (140x200). A large dining table with 6 chairs is available.
For small children there are two high chairs, a booster seat, a travel cot, a safety rail for the day bed and various toys in the bedroom cupboard. Please bear in mind that our children also play with them regularly. Therefore, thank you for leaving everything in the flat on departure. Terrace textiles are also stored in the bedroom cupboard.
The bedroom has a double bed (160x200) and a children's/teenager's bed, which can be extended (2x80x200). The bedroom also has a spacious wardrobe with plenty of storage space.
The bathroom has not been renovated, so it is functional without luxury, but everything works and is clean.
For guests who want to work, there is a height-adjustable desk, a 27" 4K screen with keyboard, mouse, webcam and charging cable.
Netflix is available for guests who would like to stream. A small active speaker for musical entertainment is also available.
The entrance area is spacious and offers enough room for a wardrobe and shoes.
Our concept is that you can "arrive directly" without having to do a lot of shopping beforehand. We therefore offer our guests consumables such as toilet paper, hand soap, dishwasher tabs, household paper, shower gel, shampoo, coffee capsules for Nespresso machines as well as tea, spices, oil and vinegar. If you run out of something in your kitchen stock, the idea would be to replace the missing item. In this way, you can use a lot and replace something if necessary. As long as the concept works, we offer it this way. However, there is no right to claim.
There are boxes or cupboard parts labelled "Private". These contain clean bed linen and inventory from us owners. We ask you to respect this.
An underground car park is available for one car. SUV's Attention, do not open the rear door fully, it could touch the ceiling. The lift takes you from the underground car park to the flat on the ground floor.
We kindly ask our guests to leave heavy shoes or ski and snowboard boots on the shelf in the basement next to the stairs. There is a storage room for skis, snowboards, sledges and bicycles, which is accessible from the underground car park.
Check-in takes place independently via the key safe, which is located in the letterbox, which means that our guests are flexible in terms of time from 4 pm on the day of arrival.
Should an incident occur with excessive soiling of (bed) linen or otherwise, please contact us as hosts, we will be happy to organise additional cleaning for you during your stay.
