The villa is surrounded by a large garden with a beautiful panoramic swimming pool (12 x 6 m, up to 150 cm deep, heated on request, open from May to September), a large solarium with sun umbrellas and sun loungers and a terrace with barbecue and pizza oven, ideal for al fresco dining.

Situated in a very quiet area, the 600 m² villa is on two levels and can comfortably accommodate 16 people in two flats, each with 4 bedrooms and a private bathroom. The two flats are independent but can be connected via an internal staircase. It is possible to add 5 extra beds for a total of 21 guests. The interiors of the villa preserve the original architecture of Tuscan farmhouses, with vaulted ceilings and warm, cosy colours.
Ground floor: large living room with TV area, fireplace, dining area, WC, fully equipped kitchen (gas cooker, oven, fridge with freezer, microwave, American coffee machine, moka, toaster, blender, juicer, kettle, dishwasher) with access to a large outdoor area, covered terrace with view and 3 double bedrooms (2 with additional single bed and 1 convertible into two single beds) and 1 twin bedroom, all with private bathroom with shower. The kitchen and ground floor area is ideal for 16 persons.
First floor: 4 double bedrooms (3 of which have an additional single bed and 2 of which can be converted into a twin) with bathroom with shower, 1 kitchen with fireplace, 1 living room, 1 WC. Access to the south-facing terrace with barbecue and wonderful views.

Its strategic position also makes it easy to reach the nearby wellness and spa centres of the Montescudaio area, as well as to make excursions to beautiful art cities such as Pisa, Lucca, Siena, Florence or the splendid Etruscan ruins of places like Populonia.
