This property was a prefect get-a-way for the family. Proximity to restaurants, shopping, and parks was very convenient. The manger Athan was beyond friendly. The house had everything we needed, and being on the canal was a huge bonus. We rode out on the boat a lot, and the ride was very nice.
Great location on the canal made for fantastic sunsets and easy boating/fishing. Our family enjoyed the heated pool directly out back and the indoor pool table after the sun went down. The house was very comfortable for a family of 4 or more. Tons of great restaurants in the local area and the use of the pontoon boat moored out back was perfect. Host was very attentive and available upon our arrival. We thoroughly enjoyed our vacation to New Port Richie.
The house fit our family of 8 (4 kids 11 and under) perfectly. It was clean and well stocked with kitchen utensils, pool toys, and other household necessities. We decided to rent the boat as well, which showed some age but functioned as it should. The day trip to the sand bar was a highlight of our stay! Nice peaceful neighborhood and beautiful views abound. Would definitely reserve again if in the area.
Good location. House Manager is great. Lounge chairs for the pool and pool towels would have been really nice. I guess I assumed they were provided. Everything else was provided.
the rental property was nice for our stay. the only issue we had was there was no sun protection out back so you cannot sit out there for long in the summer. That was disappointing as we hoped to sit at the pool but if you weren't in it, you couldn't be out there. We could have sat there if shade but no way otherwise.

The covered patio is enclosed at this vacation home to provide more air conditioned space for guests. We also have sun umbrella for out door sitting area. Sometime it may be folded away due to weather condition so please ask the house manager about it if you don't see it.
The home is clean and nicely furnished. Lots of tile, but upgrades in kitchen and seating areas. The pool is small but suits 1-4 people. The kitchen is well equipped with appliances, dishes and utensils. The drawback was that the AC unit is too small to keep the home cool in summer months. Thermometer would read 80 degrees by afternoon and not cool down until after midnight. We were careful to keep curtains drawn and doors shut. The owner had a repairman assess the unit who said it was working as expected. Could be a great rental in cooler months.

Not really happy
The house is decent, not amazing. The pool table is pretty misleading in the pictures. It is in a space not large enough to actually play a game. The AC is either going bad or undersized for the house. I had it set on 72 and it ran the whole time we were there even at night never getting close to that temperature. The boat is a pile of junk. It was broken when we went to use it, the steering wheel would not turn. The property manager did get it fixed but it was not fixed until after noon on the last day we were there and thunderstorms were in the forecast, so we decided we did not trust the boat enough to trust it to take us out on such a large body of water when it did not look like it was very dependable and had already left us in a bad situation once when I had to jump in the canal because the steering was broke. For the boat issues the property owner did offer me a $200 refund. I am not thrilled with that, but I only complained about the boat.
Our family had a fun week in New Port Richey. It is a great neighborhood, everything you need is nearby. A short drive to the quaint towns of Dunedin and Tarpon Springs offer plenty of shopping, good restaurants, and breweries. There were a few problems with some of the appliances in the house but the property manager, Athan, was extremely prompt and pleasant to work with. Everything in the house was nice and new looking with the exception of the bunk bedroom and the boat. Our teenage boys stayed in the bunk bedroom, so they did not mind at all that it was pretty bare-bones. Just two bunkbeds, a bookshelf and a television. We knew going in that the boat would not be a fancy or fast vessel but we did end up on Anclote Key with a dead battery. The boat was very basic, no depth finder, no radio. We had access to a service that came out and recharged the battery for us, thankfully the island had cell service so we just had to call them and wait. But no worries for future guests, because the boat now has a new battery, lol!
Staying in a house on the canal cannot be beat. The boat was really fine for puttering up and down the canal, looking at all the nice houses and the beautiful shoreline. The pool was small but fun to cool off in. We love these kind of relaxing homes with water access for family vacation. It is definitely something we would like to do again.
This property does not look like the pictures posted! The “free boat” of course isn’t free it’s a horrible boat. The pool is very small it’s has a slow leek in it which we found out our second to last day. The pool got shut down the day before we left which meant our 6yr old did not get to use it the entire last day. The house managers solution was for us to use his private beach pass to make up for the pool. Yet when we arrived we weren’t aloud in! The dishwasher had old food in it and smelled terrible when opening it to use. The grill hadn’t been cleaned food stuck on it. Bathroom door is broken a family member got stuck in the bathroom day one. The washer works when it wants to. We vacation in Florida at least 2-3 times a year this was by far our worst experience. We paid for 7 days due to the owner only renting minimum 7days but only stayed 5. Even with everything that went wrong we still had to pay full price and the owners response to all the problems was “sorry about that”. Save your money stay some where else!!

It's always hard to see a review like this, when our people have tried everything in their power still could not make a guest happy.
There is nothing wrong with the pool and boat during the entire stay of this guest. The day when the pool was serviced and cleaned, it was raining and the pool water might overflow a little. I talked to both house manager and the service contractor, no one knows where this guest got the information that the pool was leaking and could not be used. To make her happy though, our manager gave her a pass to use our community beach. The beach is closed to all visitors but home owners have a limit amount of passes to give to their family members when they visit. The intention of manager was to treat her as a family friend (not visitor of a rental) with a pass of his own so that her kids could be happy. However she still declared herself as visitor of the vacation rental at the gate, feeling that she is entitled to all the amenities just because that she rented the vacation home. So the gate attendant denied her entry as visitors.
All other items mentioned in this reviews have been checked and all of them are in good working condition. We have had 3 families visited since this guest and everyone is happy with the house.
Athan and Maria were very warm and welcoming- made us feel like family and genuinely wanted us to have the best time possible. House was very clean and had everything we needed (detergent, dish soap, pt, tp, etc) only thing we had to buy was food! The boat was well loved but worked beautifully and was very clean and comfortable. It was our floating living room. Went to stunning Aclote key twice. Sunset cruising around looking for dolphins and manatee. Pool is small but was perfect for us. 5 min from very nice little downtown NPR and 15 min from Tarpon Springs- super fun day trip. Couldn't have asked for more- we would all highly recommend this house!!
Our vacation was a very relaxing stay ! The house was clean and well maintained. Stocked with everything you need for a wonderful Florida vacation. The manager is very attentive and quick to respond as well as the owner.. Perfect location
Nice property, fully appointed for the stay. Great walking area, close to shopping and restaurants.

Disappointing. Not what we expected. Overpriced.
We thought how lucky could we get to rent a property with a boat. The boat was very rough. We were afraid we would get stranded in it. We drove it to Anclote's Key (7 miles) and it took us an hour driving at full speed. I realize that pontoon's are slow but we had other pontoon boat's passing us. When we arrived at 10:30 at night, we were disappointed to find no toilet paper, paper towels, dishwasher soap, or laundry soap. Therefore we had to run and get some that night. Also, some of the teenagers in our group wanted to swim in the advertised heated pool. The heater would not turn on. The heat in the pool never did reach over 60 degree's even after being on all week. It was cooler temperatures outside but I would not consider this a heated pool. Some of the light switches in the house only worked by pulling the cord from the ceiling fan. The darts to the dart board were the wrong kind of darts. They didn't work. Also, the sauna was broke. The manager tried to make things right by supplying the necessary supplies and coming by to look at the heated pool. Overall, I just wouldn't have stayed here if I knew we were going to have this many issues.

From 7+ years of hosting experience, we realize that beside all of the hard works and a great management team, it's very important to communicate well with the guests before they even book with us, so that they know exactly what they could expect during the stay. It's a balance we have to strike to provide all the detail information (which may be constantly updated), and at the same time make the booking process as simple as possible. We choose to have through communication with guest before booking, and have online contract signing to make sure our guests have chance to ask questions to make sure that our homes will meet their vacation needs. It's preciouses vacation time with family and friends, and we believe it deserve time well spent on both sides.
The boat is a very high expensed amenity that we decide to keep for our guest. We have been through multiple boats already, and we note in the listing that boat in the picture may not be the boat that guests use when they arrive. We choose the engine size so that people could visit vicinity comfortably but also, stay at a safe speed to give us a piece of mind as the host. There might be pictures of flashy boat on other rental listings, but I don't know how many could provide reliable boat as amenity for guests 7 years straight like us. It's a lot of work behind with high maintenance cost. Any boater would understand it. The cleaning crew forgot to replenish the toilet paper, paper towels, laundry soap in the right places this time. For this mistake we refund a partial cleaning fee to the guest, and we told the guest that we would reimburse whatever they bought because of it.
About other concerns this guest addressed: There is no sauna listed as amenity for this vacation home. Pool heater is to keep water temperature comfortable for swimming. It's not a spa. And to keep the water warm, guests need to cover the pool each time after use. Otherwise water won't hold temperature regardless how long the heater run, the energy will just be wasted.
We had such a fun trip to New Port Richey. The home is close to shopping, lots of restaurants and movie theaters. This property was the perfect size for the 3 of us. Each room has comfortable beds and a television. We could fish from the sea wall in the back yard and had access to the pontoon boat to explore the canals and open water as well. The manager was easy to reach and very helpful! We look forward to returning and would recommend this property to others.
The house manager kept in contact with us and made sure our arrival went smoothly. The house was very clean and well equipped with everything we needed. We really enjoyed having use of the boat. The property is located really close to some great restaurants as well. We loved it and would definitely stay again.
Our family had gone to the same location in Gulf Shores, Alabama for over 20 years but this year with all of the virus concerns we decided to try something new. We like the beach, but tend to spend most of our time in and around the pool. This property gave us that and the boat was a great bonus! We thoroughly enjoyed the house and the amenities it offers. The property manager, Micky was the best and quickly attended to any issue we had. We will definitely stay here again!
The property was just what we needed. Our teenagers loved the pool table and swimming pool. We all loved the use of the pontoon, although it would be nice if you could spread the days out instead of using it 3 days in a row. Fishing off the boat dock was great too. Would definitely stay here again.
We enjoyed the pool and the boat but the house was shabby inside and out. The property manager did his best to make improvements but the place needs lots of repair and replacement.
My wife and I have friends who live in this area of Florida. Thier vacation abroad got canceled due to COVID. They had vacation from work they had to use so we decided to take a Florida trip early. We usually travel from the midwest later in the winter. The pool and the boat were the 2 main reasons we selected this property. We had a wonderful vacation. The property manager was top notch. The house is remodeled and very pleasant. The pool was the perfect temp the entire trip. We spent a lot of time in the pool. The boat is not the nicest boat but we were on it every day but one. Being a boat owner I understand that having a boat in really nice condition wouldn't be cost effective for a rental. That being said it was mechanically sound and did everything we needed it to do. It is fun just cruising around Gulf Harbors looking at homes and boats. The fishing was fun as well. I would recommend this property. Thanks for a good week!
Beautiful place with access to the gulf. The views were spectacular!
Air conditioner may need an update soon as it was a little too hot for us but we are from Michigan
