Beautiful, large duplex villa for 8/14 people in a newly and finely redecorated outbuilding. The villa is located in the heart of Tuscany, in the countryside surrounding the ancient village of Capalbio. And it is positioned at the center of a 'farm of 64 hectares called "Poggio Capraio". And 'it situated in a beautiful hillside location, with a 360 ° view of the surrounding countryside. Completely surrounded by woods, olive groves and cypresses: but, at the same time, only 12 km. from the sea coast. A long sandy beach, awarded every year by the Environmental League with five blue flags (which guarantee the purity of water and the commitment of the City of Capalbio for the protection of the ecosystem).
The villa is composed of a spacious living room (with a sofa-bed for two people also), a fully equipped large kitchen (gas cooker, oven, fridge and freezer, dishwasher), 3 double bedrooms,1 large bedroom for kids (5 beds), 3 bathrooms: 2 with shower, 1 with tube (and shower), and a laundry room (with washing-machine). Equipments: air conditioning in every room (not included in the rental price), TV color, internet wireless no-limits connection. Baby-cot available on request (included in the price). The villa is provided with an original wooden and cotto floor from Tuscany and is furnished with antiques in typical Tuscany’s country style. External frame work with pergola, table and chairs, deckchairs and barbecue, private garden, private shaded car park (for 3 cars), and private pine forest.
The villa is named after the large 'Lime Tree' located in the garden.
Price on price-list includes: taxes, heating by wood-stove, linens and towels, electricity and final cleaning service.

Additional features:
1) On request we can add one or two single beds: For an additional single bed please add 20 euro to the daily price
2) Linen is not included in the price. You can bring your own, or we can provide it for you.
In the latter case, the prices are as follows:
Sheets and pillowcases for the bed + pair of towels (bath towel + face towel) €6 per person per week.
We have decided to do this to allow our guests to save a little money and offer the lowest possible price. We have specified this extra in the description in our advertisement so that guests are informed before booking.

True Tuscany experience

Had a wonderful stay at this private estate. We had a party of thirteen and the villa worked out perfectly. The caretakers were kind and welcoming, along with their furry friends. The location is just beautiful. Although easily reachable to many locations to me it was the true Tuscany rural vacation.

Struttura molto bella e comoda, tra l'altro ad un prezzo super economico, uniche pecche la mancanza totale di segnale telefonico ( per fortuna c'è un buon wifi ), la difficoltà nel trovare l'appartamento ( è molto isolato ) e il fatto che abbiamo avuto molte difficoltà nel trovare la struttura non essendo ben segnalato. Per il resto tutto ottimo.

We stayed one week at the appartment Lime Tree. We were only with 3 persons, but I would say that it can comfortably accommodate up to 10 people.In my opinion, the description of the location is correct: very secluded in the middle of nature. The photo's are very representative. I would like to respond to some of the complaints given by other renters on Lime Tree and Sunflower (part of the same property, but each has its own private garden): - yes, the last 2 km (2.5 km including the property access toad) are on a dust road (typical tuscan strada bianca), but it is easily accessible by any type of car. - we had no problems at all with insects inside the house although we kept the doors open all the time (all windows have fly screens) - the equipment of the kitchen is simple but sufficient - we had some problems with the internet at first, but the owner made all efforts to have it quickly repaired I can really recommend a stay at this property, especially given the rental rate compared to other houses in the same environment, as long as: - you are not afraid of dogs (they are nice and calm and do not bark at night but they are also quite big and eager for company). - you are not expecting a see view or city trip experience - you don't want to make phone calls all of the time (the GSM reception is quite poor, but the WIFI is excellent) We went out to eat every evening and I can recommend Il Tortello in Pescia Fiorentina (less than 10 minutes drive, very good pasta dishes, simple but cosy and cheap), L'angolo di Capalbio for very good pizza and Tullio (also in Capalbio) for typical Tuscan cuisine. Places you should definitely visit while you're there: - Capalbio! The parking lot at the hilltop is quite expensive. Just park your car at the beginning of the village at one of the free parking area. - Rent a bike to visit Feniglia (there is a bike rental station just before entering the protected area of Feniglia, no cars allowed inside the protected area !) - Roman remains of Cosa in Ansedonia (entrance is free, except for the museum) - Vulci archeological area: make the complete tour which ends at the small, but very beautiful lake Pellicone. - Visit Pitigliano and take a hike through the Vie Cave around the village

Mauvais accueil

L'endroit est joli et agréable. Par contre l'accueil de la propriétaire est inexistant, très difficile d'arriver sur la location, de plus impossible de la joindre et le seul numéro correspond à un de ses collaborateurs qui est parti il y a 6 mois sans que nous soyons au courant. Vous arrivez avec 36 ° rien dans le frigo ! Pas une bouteille d'eau, la climatisation n'arrive que le lendemain, car la propriétaire n'est pas là le jour dit. Il y a des limites au mauvais accueil mais de plus il est difficile de comprendre que la maison (il est écrit appartement, mais la photo est trompeuse) est mitoyenne (bruits). La location indique 14 personnes, c'est impossible, pas assez de couchages et l'infrastructure n'est pas adaptée ( un demi Lave-Vaiselle, par exemple). Bref, l'endroit est beau mais l'annonce ne répond pas aux critères et la propriétaire ne fait rien pour arranger les désagréments qui en découlent, c'est même méprisant.

Mi dispiace davvero che gli ospiti non si siano trovati bene, tanto più che loro stessi definiscono il posto bello e piacevole. Ma veniamo alle difficoltà che hanno incontrato: E' la prima volta che qualcuno torva sia difficile raggiungere la nostra casa, la strada è molto semplice e ben segnalata da numerosi cartelli. E' vero che il custode è cambiato e forse mi sono dimenticata di avvisare, ma c'è un nuovo custode, gentile e sollecito, non pensavo che facesse per loro una così grande differenza visto che non conoscevano quello di prima, è solo una persona con un nome diverso da quello scritto nelle istruzioni. E, sempre nelle istruzioni, io ho lasciato anche il mio numero (che comunque è anche sull'annuncio). E' anche vero che io sono arrivata il giorno dopo ma nelle informazioni che io mando a tutti gli ospiti io specifico sempre che ad attenderli ci sarò io, oppure, il custode. Io lavoro a Roma, non sempre mi è possibile essere a Capalbio all'arrivo degli ospiti. Comunque la mattina seguente sono subito andata a salutarli e sono passata poi quasi tutti i giorni a sentire se avevano bisogno di qualcosa. Ho provato a fare amicizia ma mi hanno sempre tenuto...a distanza. Non sono riuscita a far loro cambiare idea su di me, che peccato! Mi pare che ci siano stati un po' di fraintendimenti, e mi dispiace, tanto più che più avanti ripetono che "il posto è davvero bellissimo". Faccio un esempio: si dice che non ci sono abbastanza letti per 14 persone. Nell'annuncio l'appartamento è descritto per 12 persone, certo che non ci sono letti per 14, è specificato che, su richiesta, si possono aggiungere due lettini singoli in due delle camere da letto, ma nel loro caso non lo abbiamo fatto perché erano in 9 e quindi non ce ne era bisogno (i lettini aggiuntivi sono a pagamento, se non richiesti, perché far sppendere agli ospiti di più?) forse questa incomprensione è dovuta alla mia cattiva conoscenza del francese, che non mi ha permesso di spiegarmi al meglio. Me ne scuso.

Casa ottima per compagnie numerose!

Siamo stati in questa meravigliosa villetta in 12 persone durante la settimana di ferragosto. Nonostante la casa sia molto molto molto immersa nel verde della campagna, raggiungerla è stato molto semplice grazie alle precise indicazioni della gentile titolare. Non avremmo potuto chiedere di meglio: tre bagni spaziosi, 5 letti matrimoniali +due letti singoli, due grandi tavoli in cucina e in giardino adatti alla nostra compagnia numerosa, diversi specchi (necessari per noi ragazze) e rete wifi (fondamentale visto che i nostri cellulari con operatore Tim non avevano quasi mai campo dentro casa). Posso assicurare che l'arredamento delle foto corrisponde esattamente alla realtà e consiglio fortemente a chiunque di alloggiare in questa casa vacanza e di visitare la magnifica Toscana!

"L''appartamento e'' mera...

"L''appartamento e'' meraviglioso decisamente molto piu'' bello di quello che ci aspettavamo sulla base delle fotografie presenti sul sito. Il giardino soprattutto e'' bellissimo, incorniciato da bellissime piante di rosmarino, salvia e lavanda... Davvero un piccolo angolo di paradiso dove rilassarsi alla fine di una bella giornata trascorsa al mare o nella circostante campagna toscana. Lo stabilimento piu'' vicino "l''ultima spiaggia" si trova su un bellissimo tratto di costa, basta camminare 5 minuti sulla spiaggia per trovare persino a luglio un angolino isolato e senza persone troppo vicine... Mentre con meno di 30'' di macchina si raggiungono le splendide cale dell''argentario e con poco di piu'' il bellissimo parco dell''uccellina o le terme di saturnia.. Le cascate di gorello in particolare sono rimaste nel cuore di tutti!!! Vicino alla residenza vive poi il custode, il signor Costantino, sempre pronto e disponibile per ogni esigenza, veramente una persona gentilissima (piu'' di una volta ci ha portato degli ottimi fichi raccolti sull''albero dietro la villa...)! Nel complesso davvero un bel posticino assolutamente da consigliare! "

I can not always meet my guests in person (I divide my time between Rome and Tuscany, where we have a farm), but I personally answer to their questions, take care of their request and organize their sojourn. I’m glad when people decide to spend their vacation in our beautiful country, that I love so much, and I try to help them making the best of it!

Why they chose this property

The villa is located on the farm Poggio Capraio, a 64 hectares estate. The place is simply beautiful and quiet, completely immersed in one of the most delightful corners of Tuscany.
It is set among forests of oaks and cypress avenues, and very close to the seacoast. In ten minutes driving you can reach the oasis of Burano, a WWF resort; classified FIRST among Italian beaches. History, nature, sea, good food, here you can find all this: a small corner of paradise in which to spend your holiday.

What makes this property unique

The first time I saw Poggio Capraio I thought 'I found it!'. I did not know whether to be happy or scared. The place was really beautiful: an eighteenth-century farmhouse on top of a hill overlooking the surrounding hills, forests and the sea. However, the work to be done to restore it to its former glory was so much! Now that it is finished, the villa and garden are perfect and we look forward to sharing them with you. An holiday here is a feast for the eyes and the heart.
