This unique and beautiful 4-bedroom, 3 bath luxury home is the perfect convergence of classic old Cape Cod architecture and charm with all the modern comforts and amenities you and your family deserve. Features include a living room with fireplace, a modern dining room and kitchen with granite counter tops, an expansive deck and a new fire-pit, 4 bedrooms including a spacious master bedroom and bathroom, sitting area, hardwood flooring, outdoor shower, and parking for 2-3 cars next to Shurtleff Road/Campground Beach.
The property is secluded and private yet close to many family attractions including mini-golf, hiking and nature trails, kayaking, fishing, crabbing, tubing etc. You are also a short drive away from whale watching trips in Hyannis or Provincetown which is a 'must do' activity for children and adults alike.

Overall a great vacation - location is very convenient to the beach, enjoyed the fire pit and the large deck is very nice. House had everything we needed.
The property was clean and the location was perfect. Steps away from campground beach which is great for kids. Scott was very easy to work with and made the check in and out process very easy. We would highly recommend this property for any families with children looking for a house steps to the beach. Low tide was spectacular and the kids loved searching for ocean creatures and walking the beach.

Location was good for our family, very short walk to Campground Beach. Parking in the rear was a plus. House/rooms/deck were good size and comfortable. Had an issue with the garbage pick up, while it was corrected Owner should have stepped up to fix it rather than having renter to call.
Our stay at Campground Landing was very nice. The location was perfect. My grandkids were able to ride their scooters back and forth to the beach. The house was very spacious and well equipped with all the necessary amenities and more. Enjoyed the large deck, yard, and firepit.

This was a perfect rental. Set up if the house was great with bedrooms upstairs. Great deck to hang out on. So nice to walk to campground beach. Scott and Sharon were easy to communicate with We had a great week and wished we could have stayed a week more. Great location on the Cape and tons of fun tho g’s tk do. Highly recommend!
This was my first experience staying on the cape off season. It was spectacular! The home was bright and clean and my wife and I spent the weekend biking on the Nauset beach trails (with sweaters and coats on) as well as having a nice dinner at the Karoo restaurant. It was a great memorable weekend and we will be back again for a much longer stay this summer

Overall we thoroughly enjoyed our stay here. Easy check in. We rented linens which came by recommendation of the owner. The size of rooms and lay out were as described and the beds were comfortable. They have extra chairs and beach chairs and a few water toys in the basement, washer and dryer were used and great. The TV took some getting used to, it is not a smart TV so if you have not used chrome before you need the app on a device. We brought our Apple TV and it worked fine. Good variety of pans,etc. for cooking and glasses, blender, utensils etc. Missing some non-serrated sharp knives so may want to bring your own. One other unexpected note the roof top deck appears to imply you can see the ocean and sunsets, we were expecting to use it but were disappointed it is dilapidated and locked access understandably. The deck is in great shape. Nice fire pit area. Campground beach has great sunsets and nice size beach area nice to walk over and not need to park or pay. We would definitely rent again! Thanks Scott for personally searching for our lost items.

the listing on the property amenities are misleading. The home is not on the beach - very close and a short walk but not on the beach - No ocean view

3 bedrooms with the other bedroom in the open - no walls no privacy.
The carpet in the bedrooms well worn and dirty
No satellite nor cable TV.
Other than the things above The Kitchen was well stocked with utensils ect. The home was comfortable and in a good location.

Hi Mike. We discussed the the house is just a few steps (about 25 feet from the parking area). I’m surprised you found that misleading since it is on the VRBO website and we discussed it as well. At any rate, glad you enjoyed your time at the beach.
Myself, spouse, kids and extended family (4 adults & 3 kids total) stayed for our annual trip to Eastham. The house is comfortable and spacious. Gorgeous outdoor deck and insanely close proximity to beautiful campground beach. So easy with the kids. Outdoor shower is no frills. The fridge stopped working by 2nd day. Scott promptly helped rectify issue, as well as refunded some money for inconvenience. He was easy to work with, and overall was a very responsive, attentive, and kind owner! We had a great stay and would definitely come back.

The house was nice. The out door shower was not usable. It was under the deck, with spiders and an old shower curtain around it. We never used it. The house only had air conditioning in the bedrooms and it happened to be 98 degrees the week we stayed . The beds were very uncomfortable and we left a day early. It was clean and the location was phenomenal. We would not stay again.

Internal & external security cameras
First, the positives. You can’t beat the location; it is a stone throw away from campground beach and there is ample deck space. The house is also nice, relative to other Cape rentals that I have stayed in.
Now, for the reason why I rate this house so poorly. The use of security cameras in this house far exceeds what could be perceived as semi-rational by a property owner that lives a couple hours away. You cannot be on this property without being under surveillance. The entire outdoor areas is covered with security cameras, and while the use of external cameras is disclosed, the description I received I found to be false and misleading. The areas the security cameras covered far exceeded what was disclosed to me.
Finally, now for what was not disclosed. The use of an INTERNAL security camera. During my stay I discovered the use of an indoor security camera. I quickly unplugged the camera, but after I was never fully at ease at this house. It made me sick to my stomach that someone was recording me and my family without consent.

I appreciate your feedback regardless of how inaccurate and off base it is. Let me respond with the facts that were omitted from your post. First the outdoor security cameras are mentioned prominently in the lease, my confirmation email and my welcome email so you were well aware of them months before your stay. I even sent you pictures of the camera views so you could see what the cameras covered. In addition, these cameras have been used for years externally at the home and the vast majority of guests understand why they are there and they are ok with it. Those that are not choose to stay elsewhere and that’s perfectly ok. Second I made a special accommodation for you and let you disable them for your stay and you said that this would make you happy and more comfortable. Third, while I appreciate and respect your desire for complete privacy if you still had a concern after my accommodation, you could have brought it to my attention and I would have tried my best to accommodate you further. Please remember that these external cameras are for insurance purposes, to act as a deterrent to neighbors using the property to shortcut to the beach, to make sure the cleaning crew cleans the house and to ensure that the pet and occupancy limits are not exceeded. 99 percent of our guests understand this rationale and you did as well when we spoke well in advance of your stay. My husband and I have always loved Campground Beach and have enjoyed walking through the charming honeycomb of dirt roads in this area. This property was the perfect location for us! We travel to Eastham on a regular basis to visit our daughter and her family. 120 Huckleberry Lane has been our favorite rental yet, especially because of its proximity to the beach and our favorite walking paths.
The kitchen is terrific, with excellent appliances, and is well-stocked with everything one might need. The beds were very comfortable, and the bathrooms immaculate and updated, with plenty of storage and counter space.
There are lovely paintings, prints and "beachy" signs throughout the home, giving it a warm and welcoming atmosphere. The furnishings are comfortable, and we especially loved the day bed on the second floor landing with its view of the bay. It is a cozy spot for reading, especially with the children. The large family room on the main floor is great, and it provides some separation from the kitchen and dining area when travelling with children.
Our favorite features, however, are outside. There is an expansive deck with lots of outdoor furniture, including a table and chairs for dining, a sofa and chairs with cushions and end tables, and 4 chaise lounges! In the yard there is also a wonderful fire pit surrounded by several wicker chairs.
Scott was terrific to deal with. Check-in and Check-out were both smooth and easily managed. Thank you, Scott, for sharing your beautiful home with us. It was a memorable and fun stay for us and our family!

MICE!
We arrived at the rental just as the cleaning crew was leaving. We unpacked and when we were eating dinner, I saw a mouse run from under the fridge to somewhere else in the kitchen, within an hour there were 3 mice running around the kitchen and dining room. I contacted the owner by text at about 9 PM, with the news. He said he would contact the exterminator on Sunday, after telling me that no one else had seen or complained about them. Sunday morning we woke to multiple areas of mouse poop on the kitchen counters and in the cabinet with the trash barrel. The owner had booked the exterminator for Tuesday. The house was not a safe or healthy environment for our family to live. Mice carry diseases that are a risk to our health. We let the owner know that we would be vacating the unfit premises and left the property at 3 PM Sunday, 23 hours after arrival. There was mouse poop under the couch, chair and in the bedroom as well. I accidentally left a bag of chocolate on the first floor in with a bag of cleaning products and they chewed through the bag and the foil around them. I’m still waiting for the refund that VRBO representatives said they would process but now VRBO wants ME to get the refund from the owner. The owner is not responding to any emails or messages through the VRBO portal.

I can simply state the facts. As soon as you notified me I called an exterminator to come out for immediate treatment within the next two days. I also offered to work with you to immediately resolve your concerns including a partial refund which you refused.
Additional facts include:
The two previous tenants never mentioned any mice or signs of mice
The cleaning people who clean weekly never mentioned mice at any time during their weekly cleanings
None of the people that have been at the home since your visit have seen a mouse or evidence of mice. Feel free to read their reviews on vrbo.
Finally, you were not able to provide any proof of mice (no photo, photo of mice droppings etc). That is why VRBO ruled in MY FAVOR and against you.

Great location, but . . . . .
Our family had a really nice week in Eastham. The location of the house is absolutely perfect----just across from the beach. And the house is quite spacious and easily accommodated all of us, which is often a tall order. The other real plus was the kitchen---quite well equipped. And as others have commented, the deck is nice as well.
I do think that advertising the house as air conditioned was a little misleading. There are window units in the bedrooms, but only fans in the kitchen & living room, making it quite uncomfortable in the afternoons and evenings. It's such a nice home that I was really surprised there wasn't central air; And for those of us who have to deal with hot flashes, even the window unit in the master suite was not really stellar.
There are other little things that were surprises but not deal breakers----the photo on the website showed a gas range in the kitchen but it has been replaced by an electric one; the grill in the photos is nicer than the one actually there, but it still worked well; one of the chairs on the deck has a broken seat-------which could be an issue if older folks or people with mobility issues sit in it; all 5 of us are hockey fans, and were stunned that NBC sports wasn't one of the included channels on the direct TV.
Two other things that were signficant: the homeowners have clearly had issues with people trying to traipse through or park on their property to go to the beach, so it is quite understandable that they are acutely sensitive to anyone attempting to do that-----but the camera on the inside of the house just felt like an invasion. And the instructions provided by the owners on where our linen rental company was supposed to drop off our sheets resulted in us not having our linens. We were luckily able to make a mad dash into the closest Marshall's, but it was an avoidable problem if the instructions had been to drop it over the front gate at the actual address. We communicated that to the owners, so that will hopefully not be an issue for future renters.
And the final issue was owner's communication; we have been renting vacation homes for 25 years, and though I don't ever expect to end up life-long friends with an owner, we have never been told (felt like threatened?)that failure to take out the trash, vacuum, or running the a/c's too much could result in losing our deposit. Direct phone conversations were better, but it did leave a less than positive impression overall.

Beautiful property across from Campground Beach with huge deck to enjoy a bbq or just watch the sunset. Spacious and updated house with all of the amenities you need to enjoy a summer vacation. Great property to accommodate any size family.
Our family have vacationed in Eastham for many years, so we are familiar with the area. This house has an ideal location for families that love beach time on the bay side. It has all the amenities needed, and just a pleasant and relaxing house. The central location on the cape makes it easy access to all of the sights and restaurants you can want.
All was just as advertised—a beautifully appointed house, with lot's of space, an expansive deck and modern well-stocked kitchen. Owners were friendly and very responsive.
Very short walk to Campground beach - you can't beat the location just steps from the bay. Nice fire-pit area and yard with lots of room to spread out. Wish we could have stayed longer. All in all, an amazing family vacation rental!

We were very happy with our stay and experience at this property. We wanted to take a relaxing family get away to the cape for the holiday's and your home was just perfect. . Having a property steps from the beach was just right for us. We have 3 kids aging from 5-11 and the easy walk to the bay was perfect. The kitchen was fully equipped which was great because we ate all our meals here. The bed rooms were roomy and comfortable and we noticed that you have all new mattresses (thank you!) Firepit area and deck were awesome - especially on chilly nights. Would highly recommend this property to anyone looking for a relaxing beach getaway. Property managers were always available for questions as well

This house was great for our family. The location could not be better - especially with kids! No need to pack up the car for every beach day...jsut walked right over many times throughout the day!
The deck is also lovely - plenty of space to gather with family and friends.

This property and the owners were wonderful. The beach was even closer and easier to access than it appears on a map. And, this beach was not super crowded. The house had a great location- it was easy to get to everywhere in the cape (ocean, baseball game, ice cream, drive in, miniature golf, hiking). The parking is on site, just at the back of the house. The house was clean and the yard was large for the kids to play. The owners were very responsive to our questions and getting into the house was easy.
A couple of things to be aware of: (1) the window air units in the bedrooms keep them very cool, but the first floor living area was hot on the 95+ degree days that we were there. There is a retractable awning on the porch and a nice breeze that felt good, but for someone looking only for homes with central air, that might exclude this lovely home. (2) The owners were accommodating and helpful, just be aware that they clearly care about this home and you will need to sign a separate lease agreement detailing several rules, but nothing unreasonable, so don't be intimidated.
We loved our stay and would love to cuddle again!
