The villa is lovely, quite and spacious with private garden and private pool at bottom of garden which was wonderful to use during the hot week we were there (40c for a few days!). There is a large covered eating area outside with BBQ which we made use of one night with supplied coal and firelighters. Francesco was a fabulous host and made sure we were safe and comfortable. Well equipped with clean oven, hob and fridge/freezer. The only thing we couldn't find that is advertised was a washing machine or iron, but we didn't need these so not a problem for us ;-). Aircon available in top room with lovely views but not in bedrooms or living areas which would have been good during the hot nights. The location is ideal for Pisa, Florence, Lucca (a must), Siena (also a must) and San Gimignano - my personal favourite. We also were able to get to Spiaggia di Marine Castagneto (1.30 hours) for a beach day (recommended). There is a vey good Coop in Empoli about 10 mins drive. Lots of great restaurants and vineyards - including one 2 mins walk from villa. Recommend using the train from Empoli to Florence, 35 mins journey and cost 30 euro return for 3 adults and 1 child, car parking for the whole day was 6 euro. We all had a great family holiday and would highly recommend, and hope to return in the future sometime :-).

Disappointing stay and property not what I expected.
We booked a week at what looks like a charming countryside Villa. Reality is much different. We found a kitchen and downstairs bathroom that do not have hot running water, advertised Wi-Fi is not accessible from anywhere in the Villa, mold growing behind the kitchen sink and in the upstairs shower and the room heaters do not turn on. We tried reaching out to the property contact and property management company without any success. We decided to leave after four nights. I asked for details on closing out our stay. After an email exchange with property management, about the water and mold issues, they offered to waive the cash cleaning and linen fees. We knew we were not getting back money on our cancelled nights. The next morning, the property owner came over in the morning and demanded the cleaning deposit. I told what his management company offered and he said that they did not have authorization to waive fees. He was rude and argued with me about the money and told me that it’s no big deal to not have hot water. I was shocked by his aggressiveness and offered him US currency, since I did not have Euros. He refused the money, I wanted him to leave and handed him all the cash in my wallet. He backed off and took the original amount offered. I contacted management again and they replied with an apology and promised to refund me. What a terrible experience for us.
Stayed 7 nights in May 2023
