About this property

Intracoastal river home close beach! Swim, fish, boat, and watch the wildlife.

The Best of Both Worlds (River and Beach Living).

Come relax and enjoy the sunrise, birds, dolphins, manatees, sailboats, fishing, kayaking, boating, crabs, beach and beautiful Intracoastal Waterway (Indian River) at Bella Luna Villa in Edgewater, Florida (1 mile south of New Smyrna Beach).

Great place for families (or two families) with kids and dogs.

This beautiful two story home was built in 2007 and features (2) water front porches, private patio courtyard, private dock partially covered with boat slip, (3) bedrooms, (3) full baths, office (with WiFi), garage, fenced front and back yards, (1) 2 person kayak, 4 bicycles, gas grill, and outside shower.

We also have (4) mounted flat screen TVs, Firestick, (4) BluRay players with lots of movies and an XBOX 360 located throughout the house. Bella Luna has everything you need for a great day on the water, at the beach (towels, chairs, boogie boards, sand toys, etc.) or fishing from our beautiful dock (fishing poles, crab traps, nets, tackle, coolers, etc.).

Our boat slip is 28' x 8.5' with additional dock frontage of 17'. Water depths at our dock ranges from 2 - 5 feet depending on tides. Our parking is behind the house by the garage. We can have 1 car in garage and 4 cars in driveway.

Minimum stay is at least a week, you can check-in and check-out any day of the week and we have a discounted monthly rate. We provide 4 rolls of toilet paper and disinfecting hand soap for each bathroom; 2 rolls of paper towels, disinfecting wipes, 3 kitchen trash bags, dish soap and dishwasher soap for the kitchen, and kitchen spices. All surfaces have been thoroughly disinfected.

Two City parks (one with a beach and small water craft launch, the other has a boardwalk and large boat launches) are located nearby (within 1/2 mile walk) to access the Intracoastal waterway. There is also a continuous sidewalk is located along Intracoastal for great morning and afternoon walks.

Located within walking distance are numerous places for morning coffee, pastries, lunch, and even bait for your fishing adventures.

New Smyrna Beach is also only 5 miles away (just over the bridge). Edgewater, New Smyrna and Oak Hill are home to fabulous eateries, beach stores, antique/consignment/thrift stores, wildlife, outdoor activities and history (Minorcans from Spain settled this area).

Bella Luna Villa is only (25) minutes south of Daytona Beach, (1) hour northeast of Orlando and all its many attractions (Disney, Seaworld, Universal Studios) and (1) hour north of Kennedy Space Center.

The property is in a wonderful location with a dock on the ICW. View is spectacular, home is spacious and very well appointed. We enjoyed our stay and would likely reserve again if it is available. Lots of space, close to beach and a pool!

Wonderful stay with family with room to accommodate everybody. Walk to Flagler, the beach and municipal pickleball courts. Management was responsive to maintenance issues that occurred during our one month stay. Ping pong table in the garage! Nice outdoor grill! A pool to take a dip! Plenty of towels! Will absolutely consider staying here again.Thank you!

Be Ware Of No-See-Um on the deck water during the evening

The place is nice and clean. We like the house a lot but as an owner you should warn people about the insect No-See-Um/ sand gnats on the deck water. It scarred all of us from going back out there. We have never get bitten in some many place before. They are worst than mosquito. You can't see them.

My wife (Kim) and I spent the month of August at Bella Luna and we couldn't have been happier or more satisfied with the incredible accommodations. The views are spectacular, the wildlife is in abundance (Dolphins, Manatee, Eagles, Osprey to name a few.) We enjoyed them everyday. There's a small beach just down Riverside that is great to go to if the tides are up at the beach in New Smyrna and the beach ramps are closed to cars. It's a short 10 minute drive to the ocean. So beautiful. We love all the dining choices and the recommendations made by our wonderful (and attentive host Kelley! All in all we loved it so much we already booked August of 2024! Cannot recommend a property more than Bella Luna. Just amazing! 5 stars all the way. Carl & Kim

We had a wonderful time here! The house was clean and had everything we needed and then some for our stay for the week. The views and weather was perfect! We saw many dolphins from the dock and when we rented a pontoon boat for a few days. Loved the fenced in yard for our dog. Relaxing and quiet, yet just a short drive to many great restaurants, shopping and activities. Loved the walks on the sidewalks along the water and the kids liked taking the bikes out. We Hated to leave!

THE BEST!!

We've stayed at this property several times before and just love it. The location is perfect even if the weather isn't always. We feel at home because the house is furnished like a home. Because of covid we cooked all our meals, played cards and enjoyed the view. Fishing from the dock and going out on the kayak was great for the younger ones in our group. We'll always come back.

Our family inherited this beautiful property and redecorated it to use as a weekend and holiday retreat. It is near lots of things to do, yet in a quiet neighborhood away from the hustle and bustle of everyday life. We like to share her with others since we can't use it all the time. Great neighbors and laid back waterfront living.

Why they chose this property

I grew up in Orlando but spent summers at New Smyrna Beach. Love the laid back and friendly people and local food.

What makes this property unique

Located just south of New Smyrna Yacht Club so we see lots of beautiful boats traveling the Intracoastal Waterway. The water can be viewed from most rooms in the house and thoroughly enjoyed on the big covered porch. Lots of wildlife (manatees, dolphins, osprey, large land crabs, hermit crabs and fiddler crabs) seen by water.
