Explanation:
While there are 3 separate apartments within this huge mansion, there are also living rooms and indoor and outdoor dining areas where all guests can sit and dine together. It is important to stress that these are not 3 apartments crammed into a normal-sized farmhouse. The house is huge and each apartment is very generously proportioned, again, each with full kitchen, a large living/dining room, big bedrooms, private terraces, and each flat set well apart from one another for privacy. There is a new 100m2 playroom with a pool table, ping pong, and table football. The newly fenced 12x5m swimming pool is set in an olive grove just below the house and next to a small football pitch with goalposts. The views out over the coastal plain are fantastic! Great for larger groups but as you can see the villas is priced for smaller groups who might just want a little extra space! Hence the supplements for additional guests. We're keeping the price down to make this villa affordable for smaller groups.

Now to a detailed description of each separate part of the villa:
Apartment 1, with 5 en suite bedrooms: is just up a rather grand flagstone staircase opening onto a magnificent large banquet hall of about 80m2 normally seating about 14, but with a couple of extra planks of wood on tripods this table can seat over 30 guests. You can see how gorgeous this high-ceilinged banquet room is in the photos - set up for an event. The heavily wooden-beamed ceiling is about 8 meters high, the doors and windows are framed by huge stonework. Around the banquet room there is a nice sitting area with several leather sofas and easy chairs in front of a large screen smart TV and beyond that large terrace, partly covered, overlooking the driveway and pool areas below. The views are spectacular. There is a separate walk-in kitchen with normal sized refrigerator, dishwasher, and a breakfast table seating 5 px. There is also direct access to a beautiful wooden-beamed terrace just out from the kitchen seating about 15.

This apartment has 5 en suite bedrooms:
bedroom 1) very large room with one double bed (150x190cm) and two single beds (90x190cm) and private bathroom with bathtub
bedroom 2) also large with one double bed (150x190cm) and two single beds (90x190cm) and private bathroom with shower
bedroom 3) with double bed (150x190cm) and private bathroom with shower
bedroom 4) with double bed (150x190cm) and private bathroom with shower
bedroom 5) with double bed (150x190cm) and private bathroom with shower
Oh, there is also a very handy WC (with toilet and sink) just off the large salon and dining room, so you (or your guests) don't have to go to your rooms to go.

Apartment 2, with 3 bedrooms: is oriented towards the back of the house, and has a large flagstone private terrace with bbq and a swing you can see in one of the photos. This flat has a large kitchen/dining/living room with a fireplace and TV and the dining room table here seats 10 guests. The kitchen here has a normal sized fridge and a dishwasher. The 3 bedrooms here are all en suite, with private bathrooms:

bedroom 7) large with 2 double beds (150x190cm) and bathroom with shower stall
bedroom 8) large with 2 double beds (135x190cm) and bathroom with shower stall
This apartment also has a very handy WC (with toilet and sink) just off the salon.

Apartment 3, with 4 bedrooms, is on the same floor but with a separate entrance from Apartment 1, also has a central dining/living room with a dining room table seating about 10 or so, the living room with fireplace and TV and exit to the main terrace, and a separate kitchen with a breakfast table for 6, with large refridgerator and dishwasher. This is the same large terrace as the 5 bedroom apartment, and you can in fact walk from one apartment to the other on the covered part of this terrace. This 4 bedroom apartment was originally conceived as the caretakerĀ“s house and so the owners only put one bathroom in, but it is a large bathroom, separated into two parts, the bathroom door opening onto a anteroom with a large sink, and beyond that, another door leading to the toilet and the shower stall. So more than one person can use the toilet area at same time.

The outdoors: the 12x5 meter swimming pool is on a wide lawn just below the house with plenty of shade trees, 16 deck chairs, and a small WC & changing room & small table under a nicely decorated pool house. Oh, and there is also a poolside shower, and the owners have bought a ping pong table which gets moved around from place to place.

Remember that all water on this property comes from a private on-site well, so no problem with water supply no matter how dry it gets.

I was going to describe the three main outdoor eating areas, one of them under the arches right near the main doorway into the villa, and I wanted to describe in detail the 100m2 game room, with ping pong, a pool table and a babyfoot table, and I wanted to mention the washroom downstairs, near the gaming room, with two washing machines and a clothes drier and a sink for hand washing..... but...

This is a high-quality no-risk rental, offered at very competitive rates. A great villa with a proven track record since the year 2000. I think there are about 10 reviews in our VRBO advert and a top-notch 5-star rating. The owners and I make a great team. I take care of guests for the booking process and then the owners take over when the guests get here. The owners do a fantastic job. Everything runs so smoothly, itā€™s a joy to work with them. Iā€™ve been working with them since 1998!

Fantastic vacation destination
Villa Can Tapies was amazing on so many levels. My choice of villa this time for our week long vacation for our group of 10 couples couldnā€™t have been any better. The villa was large enough for everyone to find a quiet space or to come together as a group which we did so many times in the main dining room, upstairs terrace or pool. The 3 kitchens also made it easy for meal preparation and food storage. Two washing machines also assisted greatly. The location was ideal, only a short distance into Banyoles for grocery shopping. We also did several day trips to Girona, the Costa Brava beaches and over the Pyrenees Mountains and into France for lunch. The villa was exceptionally clean on our arrival and we were met by the owner. He was most helpful especially assisting us to order a taxi on the last day. This villa far exceeded our expectations and I would highly recommend it after spending a perfect week in the countryside.

Lovely stay for a family occasion
We had a great time at this amazing house. It was an extremely hot week and we made full use of the gorgeous pool. Lovey venue for a big family get together of 16. Plenty of space and loved all the eating areas!

The Villa is an old amazing converted farm building . It is huge and so much space . The pictures donā€™t do it justice. You wouldnā€™t have said there was 24 of us living together. Lots of spaces to cook and dine and so much equipment and diningware. Great fun in the pool. The location was brilliant. Rural yet so accessible to many different towns, activities and beaches and letā€™s not forget Girona. Great location for an evening at the lake for dinner or drinks . We had an unforgettable time together . Josep is great . Nearby if you need him or for him to help with recycling , cleaning the pool etc. we even had a full mid holiday clean. Charlie the manager has so much advice to share . Josep and Charlie have given us memories to cherish.

Great villa for msny guests
We were 26 friends staying here for holiday. Had a great time exploring the area, cooking food etc. The house was equipped with all basic things you need for cooking and there were plenty of space for us to hang out. Joseph the house owner was available whenever we needed. Had a great time.
