Aloha! Our beautiful condo is a favorite with couples and we assure you, our amazingly low nightly rate is NOT too good to be true. You can be one of the many to check out and rate our immaculate, comfortable, one bedroom/one bath condo. We sleep two , Do not over rent (maximum 10 couples per year ), always keeping it nice for our guests and ourselves when we visit :) Our home is located in a quiet and relaxing complex, with Kona only minutes away. Featuring awesome views from the lanai, you will enjoy breathtaking sunsets over the ocean in the evening. Delicious meals can be prepared in our fully equipped kitchen or poolside at the facility's grilling station, where you can socialize with other visitors from around the world who have chosen to staying in beautiful Alii Villas.

Several beaches are located only minutes away and downtown Kona is a short stroll or drive, about 1.5 miles from the door. Green Flash Coffee is right next door with delicious coffee, smoothies, pastries, and sandwiches. You'll experience snorkeling locations nearby and a few right in front of Alii Villas. You can relax poolside with a book from the well-stocked library or take a shoreline walk into Kona to check out the daily live music at one of the many great local spots, where you'll enjoy a cool tropical drink and awesome food.

There are so many amazing activities on the big island... horseback riding down awe-inspiring Waipio Valley, night snorkeling with manta rays, zip-lining through jungles and over waterfalls, lava flows at Kilauea, visit the only vanilla bean farm in the US or see the mountain top observatory, hiking, diving, fishing... almost anything you can imagine and would want to do! You can also visit the Kona Cloud Forest , Absolutely amazing !!!

Alii Villas has beautifully kept grounds with a courteous and helpful on site manager and his staff. The weather is amazing year round allowing you to take full advantage of all there is to do. Coolers, beach chairs, towels, and snorkel gear are all included in our newly renovated condo.

2020 update : Due to the Covid 19 pandemic we will not be doing back to back rentals and instituting VRBO cleaning procedures , allowing 24 hours between guests for thorough cleaning.

Quiet neighborhood convenient to Kona town. Plenty of space for 2 people. We were here for the Ironman - property allows you to escape the craziness of Kona-town but close enough to bike/walk without needing a rental car.

Big Island Visit

Laura was awesome throughout the entire process from booking until completion. The condo is located in a great area of town on Ali’i Drive. The property had everything I needed, great kitchen and everything else you would need for an extended stay. Definitely recommend!!!

Nice condo with everything you need and more. Lots of towels, well stocked kitchen, even condiments. Very clean and updated. Close to the pool. The complex was not super busy so had the pool to ourselves a lot. Can walk to downtown.

Wonderful condo

Thank you for a wonderful condo. We couldn't have asked for a better location or better couple to rent from. Laura was so attentive....answered every queation, shared great spots to go eat and visit and even accomodated a late check out for us which was soooo nice given our very late flight! Nice walk to town for a quick exercise before I parked my butt at the beach! Rent here....great deal for the big island!!

We park our bums on the beach as much as possible too :) We are so happy you enjoyed our home , Alii Villas are the best, and we strive to keep ours comfortable, clean and updated. Happy you enjoyed your stay , did so many things and even shared pictures with us :) Yes August and Sept are usually the warmest months in Kona. We do state on the website no A/C and most rentals don't offer it as Hawaii has the highest electric costs in the nation, hence owners charge much more if they offer air . Being on the 3rd floor also offers us the cool trade winds when blowing. Owning our home for almost 8 years now and only once was it warm for us and yes it was August . Living like a local.

The home was fully equipped for our vacation from the kitchen to the beach accessories. Clean, comfortable, and homey. We enjoyed coffee on the balcony overlooking the ocean in the morning and the easy access to a beach a short drive away each afternoon. Plan to leave early in the morning for day trips as sites are an hour or two drive away. Beautiful vistas and waterfalls on day hikes! Our hosts gave great recommendations on things to do and were very welcoming.

Wonderful home away from home

We've had a wonderful stay at Arnold and Laura's condo. The unit is very modern, beautifully decorated and very well maintained - we had everything we needed and more. Every little detail in the condo is carefully though-through which makes it very cozy and home-like. We loved the spacious main room and lanai - great for watching the waves and resting. We got so lucky to even see the dolphins playing right in front of the building couple of times during our trip. Arnold and Laura are amazing hosts - we got plenty of great advice and insights on what to see and do on the Big Island from best snorkeling tours to wonderful place to visit and dine out. Would definitely stay here again.

Very nice condo in Kona at the ocean

This 3rd flr condo was very nice, well kept, and ready when we arrived. It has all what you need for going to the beach and snorkeling. I am actually rating them at 41/2 because it did not have WiFi. Our understanding is that they are looking to add in the future. Close to everything you want to do in Kona and north and south of Kona. From the patio you have a nice view of the ocean and sunset. "Pristine Condo"

We loved renting this condo. It was immaculate. Fully stocked cupboards and pantry. Top quality bedding, towels and cookware. The outdoor dining was perfect with an incredible view of the ocean. Loved the easy contact with the host during and prior to our stay. Gave us awesome suggestions and make sure every detail is looked after. This is our favorite rental on the island. Great condo

Overall, this was a great experience. Laura was great to work with, and the condo was clean and very well stocked. There was even a ukulele! The only really negative thing for me was that the wifi was extremely spotty. This was hard because I had to do some work while I was here. Also, there is no place to sit and eat inside - only on the lanai. At minimum, some stools for the kitchen peninsula would be nice.

Aloha Jason, thank you for the nice review. We just returned home from Kona , before you arrived , where we upgraded our wifi router and modem giving faster speed.. We pride ourselves in customer service and wish you would have called or texted us. We would have notified Spectrum immediately with a quick fix. We just spoke to them and the company itself has been having issues in the whole Kona area and are working on the problem. Sometimes the things we love about Kona are the things we hate about Kona. As for dining inside, as I'm sure you noticed we are very meticulous and keep our home very nice but liveable . We usually rent to couples who love to dine on the lanai and take in the gorgeous ocean view. Our listing mentions outside lanai dining. We are glad you enjoyed your visit. Safe future travels !

Exceeded our expectations !

The owners - Laura was a pleasure to deal with throughout the whole process. Very easy to reach, provided all the required information, and made the whole process very simple - Thank you Laura The condo - the owners obviously love this place and visit often as they have made it to feel like home. It's clean, spacious, quiet and close to everything you will need. The neighbors are friendly, the pool area is spacious and sunny, and you can gather with neighbors to watch the sun go down right at the oceans edge. The town - Kona is just a short walk with lots of places to enjoy some music and the ocean while having a meal, or a Mai Tai (or two!). The island - They don't call this the Big Island for nothing ! If you want to see all the sites you will need a car....but lucky for you, Laura's condo has its own private parking spot - easy to get in and out and very convenient for seeing the island. A highlight of ours was to see the bubbling lava at Volcano National Park ! All in all, this is a great place to stay and it is highly recommended. You won't be disappointed !

Oh Mike ,what a sweet, thoughtful review. I must say it again, We LOVE our guests. You left our home in such nice condition when you vacated and you have given us ideas to see some new sights we haven't seen yet. I hope you will come visit again, Kona is calling ! Mahalo, Laura and Arnold

We live in a small town in Oregon where it is beautiful, but cold and rainy a lot of the year.

Why they chose this property

We fell in love with this complex the first time we visited, it truly felt like paradise.
Maui and Kauai were beautiful but The Big Island has felt like home for us since day one.
Never even imagining we would purchase a condo here ,we kept returning and tried to do something different each time.
The warmth of the local people,and the true Aloha spirit we felt the minute we got off the plane, made us want more.
Our parents encouraged us to work hard in life and enjoy the fruits of our labors.
We finally fulfilled our dreams, and purchased our unit in February 2015.
