The Birmingham House is a lovely brick home that has been recently updated inside and out! It has a wonderfully, open, spacious floorplan and is comfortably and stylishly decorated with lovely new furnishings, as well as and treasured antiques! It has an oversized master suite, along with two other bedrooms—this home can sleep up to nine comfortably. Two full baths afford privacy and comfort. Its interior and exterior lends itself perfectly for families, retreats, reunions, corporate get-aways, not to mention bridal parties or baby showers. And for extra large groups, its sister property, the house next door, the Sunday House, may also be utilized.

It's located a stone’s throw from the famous Cooper's and Inman's Barbecue, great local shops, dining, and the Llano River....which has a great walking area and splash pad. Not to mention centrally located to state parks, lakes, and area towns, such as Fredericksburg.

It has a lovely, bright kitchen, complete with a stainless refrigerator as well as a gas stove, which is open to its main dining room with an additional dining or game table located in the living/family room.

Attending a wedding

This home was very accommodating for our family gathering of 5 and had more amenities than described. Super cute and full of charm & history. We hadn’t been there long when we realized the air conditioning was not working on a hot July day. It was raining, too and there were areas that were flooding. We notified Kristi and she is definitely a Super Host! She had the problem fixed within hours on a holiday weekend!!! God Bless her and her crew! She’s full of integrity and made our day! House was very convenient to Llano restaurants and shopping. Beds we VERY comfortable and sheets so soft that we looked at the tag to find out where to get them!! Kitchen was very well stocked. Plenty of towels in the bathrooms. Overall great spot for a girls weekend!

Our children and grandchildren gathered for a reunion. The house has plenty of room for family. The house has plenty of beds, sheets, towels, soap, etc., and adequately supplied kitchen necessities. The grocery store is just around the corner. The host is great! The website describes the house perfectly. Also lovely back yard! This was our second stay.

Nice stay

Our family ranges in height from 5'9" to 6'7". It can be hard to find accommodations that have enough large beds to fit the six of us. This house was perfect. Clean, easy to find, had plenty of kitchenware to cook if we had wanted, and a beautiful backyard.

I was born and raised in Llano, but after college and marriage was blessed to live in many different areas of the US. My husband and I have just recently moved back to the Hill Country, and are greatly enjoying being back home complete with the beautiful sunrises and sunsets.

Why they chose this property

The Birmingham House is within walking distance to the grocery store, restaurants, banking, shopping, Badu Park, and the Llano River. And is conveniently located, so if you want to visit the wineries, Enchanted Rock, Fredericksburg, or one of the area lakes it makes for a short drive to all.

Located next to the Sunday House, another one of the Phoenix Nest Guest House properties - great for additional family and friends that want to stay close to one another to share morning coffee or catch up on the latest "happenings."
