Lovely house by Lake Champlain

The house is great for anyone who likes a quiet neighborhood, and wants to be very close to Lake Champlain. A 3 minute walk and you are on the beach. Sunrises are spectacular. The landlord is great to work with, responds promptly to any and all requests. Very nice home, fully shocked with everything you would need.

Solo Get Away!

3.5 STARS (rounded up). I was there for a month in September for a solo vacation to do some exploring in the area. The kitchen was equipped and the yard was wonderful. The lake is three houses down; not a beachfront property and no listed swimming pool; there is limited beach access down the road. Other than the kitchen and the outdoors amenities, the house is very sparse (e.g. no tv, consistent with the listing and fine for my stay). BE AWARE there is a train that passes fairly close to the property (including in the middle of the night) that is very loud (the horn is blared at the crossing just up the street). The owner provided the hiding place for where the keys were located when I checked in. He explicitly mentioned to me that the front door would automatically lock me out if I used the bottom lock on the door. He did not mention (nor did the limited list of house items mention) that the back door would close and lock me out. The third/fourth night I went out to the backyard briefly with no shoes and no phone, the back door closed on its own and I was locked out. I was able to get in touch with various VERY FRIENDLY AND WONDERFUL NEIGHBORS, one of which contacted the owner and put me up for the night. I was very scared before the neighbors offered to let me stay with them; it is a very isolated area and I was alone with the nights getting colder. In the morning, the owner contacted a locksmith who let me in after I had paid the locksmith fee of $75. After my time at the property, the owner reimbursed me $50. While the reimbursement amount was fine, I believe (1) the host should be prepared for this AND other potential hazardous issues when he is not in the vicinity and (2) this hazard should be mentioned to people not familiar with the house. His neighbors were a bit surprised that none of them had a backup key when he was in FL. I would also note that the host is unreserved via text. He asked if I would take photos for his renters insurance (and said if I did not I would have to leave) and when I would be checking out (I assume this information is available on the host's end). TLDR: For what I paid, the place was nice, but could do with some additional information and organization upfront.

1. not a beachfront property RE: it is 500 ft from the private beach down a private dirt road as described. 2. no listed swimming pool RE: True, but it is on one of the 2 best swimming, sandy bottom, non-algae-collecting beaches on Lake Champlain 3.limited beach access down the road RE: One has free range over approx. 100 ft deep x 80 ft at the waters edge, with approx. 5000 ft of waters edge sandy beach to walk and swim off of, and approx. 50 acres of free NYS Park beach across the small river immediately adjacent to the private beach. 4. train RE: This is the first complaint about the train we’ve received after approx. 30 customers. It is so quiet here at night, we often hear raccoons, owls, fox, fishers, and snorting deer. There is a night or early morning train which is a mute point during cold, window-closed months and during the summer, We have had no complaints and repeat customers. 5. owner mentioned to me that the front door would automatically lock me out if I used the bottom lock RE: I said the bottom lock was taped off because keys started jamming inside it and to only use the upper deadbolt lock. 6. He did not mention that the back door would close and lock me out. RE: The back door had a typical door knob pin tumbler lock. The customer knew they didn’t have a key for it. 7. I believe (1) the host should be prepared for this AND other potential hazardous issues when he is not in the vicinity RE: I have a maintenance person available, but not 24-7 and provide a warning sheet about other items (fireplace etc.). The customer had 2 keys to the house. I contacted all the area locksmiths and scheduled the one who was first available. 8. The host is unreserved via text. RE: My new home insurance company surprised me by demanding I install a railing on the upper balcony or lose coverage while the customer was in the home. I needed a fast response to show the company photos of the deck door locks I had installed to waive this requirement so I requested photos of the locks from this customer and was not shy about conveying the urgency. I was also not hesitant about following up to get the $50 locksmith payment to the customer as she was unresponsive about this as well as my specific departure time inquiry. I was trying to schedule the cleaning service for a quick turnaround so every hour mattered after departure. I was well aware of the official calendar dates.

Great house near a sand beach on Lake Champlain.

My brothers along with a spouse and girlfriend spent a week in this house. Very clean and spacious. Loved the deck for morning coffee. The beach is a minute walk away. Located in a very private and quiet lakefront community.

Beautiful home steps from sand beach

I stayed here for a temporary work assignment. The house is clean, spacious, comfortable, and quiet. I really enjoyed the bird sanctuaries just north and south of the property. Although I was working, I did get to do some hiking, fishing, and kayaking. Do yourself a favor and walk down to the beach before dawn and watch the sun rise over lake champlain. Jude, the home owner, was great. He walked me through the house and gave us kayaking routes. This was my home away from home, and made my job more bearable. Thank you for sharing your home.

This property is very clean, has great drinking water, has a great homey and cozey layout, is set away from any official village. It is in a world of it's own amongst summer camp rentals with a few year round residents. You have access to one of the nicest and largest lakes in the United States at one of it's best locations.
