Double ranch guesthouse on private lake and 1500 acres

This new style guest house has been used for visitors and international guests of Kaufman county’s Double-R Ranch. The guest house is 1600 SF in size, has high vaulted ceilings and includes a large covered porch that overlooks it's own private 1.5 acre lake and approximately 200 acres of pasture land. The guest house is a spacious one bedroom one bathroom design. The bathroom has both a shower and a Jacuzzi bathtub. There is an updated island kitchen complete with electric stove, oven refrigerator, dishwasher, washer and dryer. The bedroom includes custom made cedar log furniture and a large walk-in closet with custom shelving, French doors and vaulted ceilings and lots of windows with views over the lake and the ranch. There is covered parking for two vehicles.

Sit back and relax in a peaceful country setting. Take your wife to Canton for the flea market largest flea market in the USA (20 miles away) and go treasure hunting together.

The Double-R Ranch Guest House is located on a 1500 acre working cattle ranch located South and East of Kaufman city in Kaufman county Texas. We are in the country but are surprisingly close to everything: 1 hour and 15 minutes to DFW Airport ; 40 miles to down town Dallas, 22 miles or 25 minutes to Canton’ First Monday flea market which is the largest flea market in the USA and offer endless regional shopping; 30 miles and 35 minutes miles from Athens for a real western experience.

Enjoy fishing our catch and release lake located right next to our guest house.

The Double-R Ranch and surrounding properties are owner managed, leased and maintained.

House Rules

Only registered guests staying at the ranch are allowed on the property or to fish the lakes. No firearms, fireworks, bow, cutting of firewood, open fires or tobacco smoking are allowed unless pre-approved in writing. Guests are only allowed on the surrounding fenced 8 acres unless they are on one of the ranch extended fishing tours, pig hunts or ATV tours.

Great Weekend -

Wife and I had a relaxing, quiet weekend getaway. Property was nice, cabin perfect. No issues. Had all we needed and enjoyed fishing the lake between the rain. Lots and Lots of small bass. Would be a great place to teach a youngster to worm fish from a canoe.

Relaxing

Just needed a place to get away by myself with my dog. Check in was super easy, host stopped by to make sure everything was good to go. Took the canoe out and really enjoyed my time just getting away from all the daily hassle and bustle. Very quiet and relaxing scenery.

Mixed feelings

I have really mixed emotions about this property. So I’ll start with the good stuff. The location was convenient, close enough to town, but very private. We felt like we were all alone, and that was great. The house is great! Big open floor plan, and the kitchen was amazing! Really enjoyed cooking in there. The bed was comfy enough, and the jacuzzi tub was great (after I cleaned it good and flushed the jets out). No WiFi , but there were a few dvds we did watch some. We came prepared for the bugs, being by the water and in a remote are we were ready for war. Off for days, the citronella candles, we had it all. Let me tell you we saw not one mosquito or fly. We were beyond happy about that. Love to know what they sprayed out there, cause that was amazing. Major turn off was the way they left the yard all grown up, past knee high weeds. Only mowed a path to the lake and in front and one side of the house. Also, you have to climb through a barb wire fence to get to the “lake” so we sort of felt like we were trespassing on someone else’s property. Now the lake,,, is. More like a pond. We only caught baby fish. That was the main reason for us renting this property as we both love to fish. So that was a little bit of a bummer. Make sure you bring a bbq put lighter, as the ignition switch is missing from the gas grill. Messaged the caretaker about it and never heard anything back. We figured it out though and were able to grill. All in all we had a good time, it just needs some TLC and better access to lake.

Quite and relaxing

Good location and lay out, size just right, great fishing in the private pond, close to Canton. Just need more care to details such as replacement of light bulbs , house had more than 5 burned and was dark in afternoon, owner should cut all shrubs and grass around the house so we can take advantage of the full patio and feel safer, need to do some pest control to inside the house, being in the woods. This location has great potential, we did enjoy it

No sheets for the bed.

Although the property appeared clean at first the floor did not look like it had been done in a while. There were dead bugs in almost every room. I’m not a squeamish person so it was not really that alarming. We got there with no problem and got settled in. But about 10:30 or 11::00 we pulled back the covers for the main bed and their were no Sheets! We began searching the large closet for them but only found a bottom fitted sheet. Great! 🙄 we found plenty of twin sized just none for the double/queen size. Ugh 🤦‍♀️ we made do with the twins and got into bed too tired to do anything else. Just not very pleasant for us. We also found a dirty washcloth from previous guests hanging on the shower curtain. I’m not sure if the rental was really cleaned between guests... as I always “clean up” when I leave a rental, like pull off all the linens and towels and place in the washer. I always make sure the trash is bagged and all dishes are washed. I try to leave a place as I found it. Also of note was the yard. It hadn’t been mowed in a while and was pretty snakey. We did enjoy the pond and caught a few nice brim. We left at 11:00 a.m. on check out day, but before we left the next guests showed up... not sure about all that and I wonder if it got cleaned between stays???

A Honeymoon get away

We rented the house & went to Canton trade days. Great peaceful quiet. Living room furniture could be more comfortable & kitchen was not stocked well. But overall a nice place to stay

Out stay was perfect! Our boys love to fish and they thoroughly enjoyed it!

We really enjoyed our stay! Some of the outside lights need to be replaced but other than that it was exactly what we needed! It’s very peaceful and relaxing! The fishing was great! Lots of small large mouth bass!

Beautiful spot

This place is really cool! Has its own private pond, great floor plan, and extremely private. It was exactly what we were hoping to get when we booked it. Easy drive out of Dallas and checkin/out was a breeze. Highly recommend!

What a fantastic place to stay. My goal was to get away from everyone and it happened here. Very peaceful and the lake was awesome. I highly recommended visiting and staying for a few days. I know I will be back for sure. It was hard to pack up and leave.

Lakehouse getaway

The lake house was great and much needed getaway! The view of the lake and fishing was a phenomenal experience for our children who love to fish. Only updates would be to add lights under the patio areas for nighttime activity. Also the grass had not been cut and there were brown recluse spiders and wasp nests all around the porch areas. So maybe just a quick spray for the insects and it will be perfect! Never the less we enjoyed our stay and are planning to rent again! Thank you for allowing us in your beautiful home!!

Nice place...needs work

Cute house! Great location! Not sure when it was cleaned last. Dishwasher had dishes in it, but we didn't know if they were clean or dirty. Grass was cut in the immediate area around the house the afternoon we got there. Still long everywhere else. A small path was cut to the pond. Even staying on the 2 foot wide path we ended up with chiggers. There is a screen door on the back side, but not on the side where the table and chairs are. Seems to be on the wrong side of the house. Had a big hornet's nest in the carport. Asked them to come remove it because we are both allergic. They knocked it off but didn't kill it. It was back the next morning. The add talks about 8 acres, but there is nothing telling you where they are to go look. And the grass is so deep you can't go anyway. Pond is really only accessible via the canoe. No bank fishing options. No life jackets for the canoes. Need to make a launching area for the canoes. There is a step down that is muddy and you will fall trying to get in or out. Landing by yourself is almost impossible without falling in the pond. Caught about 40 fish. All the bass were small (8-12 inches). Threw numerous lures and methods in deep and shallow parts, but couldn't get anything bigger. Did catch 2 really nice sized sunfish. Asked about the other ponds on the property and was told it was an extra charge to fish those but never got an answer if they were catch and release also or if you kept what you caught. Decided to fish the small pond by the house only. Killed 15 spiders inside the house. 2 in the bed. There is 1 bedroom with a queen bed and twin bunks. Great if you are with someone, but not if you want privacy. Heard turkeys every day. Saw a nice doe the first morning. Was told there were pigs but didn't see any signs by the house. Overall it is a good place to go if you want to fish and catch a bunch!

Nice quaint cabin in the country

This cabin was awesome to stay in. It had everything that we needed within reason and was very spacious. I have no complaints beyond the size of the fish in the pond. We only caught the little ones ;-). Loved the country with little no cell phone reception to keep the city life at bay. We'll definitely be back. For the adults we would have liked to have a king size bed but overall.it was what we expected. The grill worked well and the canoes were awesome to use. City amenities are only 15 minutes away if you forget something. Loved the cabin and wish we had one just like it.

Great Getaway Property

We stayed here while being vendors at First Trade Days in Canton. The property was an ideal getaway for us and our pups. The only thing I'd say negatively had to do with the make-ready. There were TONS of dead bugs in the shower, no bag in the kitchen trash can, only a fifth of a roll of toilet paper in the home that can sleep six, and only three towels and two rags for a four night stay. We'd still stay here again, but the property deserves a better make-ready process.

I was surprised how nice and quiet it was especially at night. I loved hanging out at the pond both day and night. The canoe is really cool as well. And my dogs really enjoyed getting to be free and to play in the water. And dealing with Doug was a pleasure. We really enjoyed our week-long stay. It is a little remote and believe me, there is NO WIFI! No TV antennae either so no local channels, no nothing, except for a DVD player. But if you are looking to get away from it all, this is your place. The house is very nice and the lake is great for fishing. Arrangements getting in and out were very convenient and communication with the landlord was very easy. Overall, a lovely get-away place!

Quiet location

It was a nice get-away, not too far out but quiet and peaceful. There is no WiFi or TV cable, so bring your own entertainment - movie (DVD/VCR player available), games, etc. There is a puzzle there, which we put together (all pieces present). My husband did catch 3 small bass in the lake but also was bitten by chiggers lakeside, so bring your bug spray!
