The Space:

Romantic, private, and overlooking the most beautiful sunsets on the island, Villa Primavera at The Villas at The Horned Dorset is the epitome of luxury in paradise. Villa Primavera is a one-bedroom, 2 full baths, privately owned luxury property with a private plunge pool on the terrace overlooking the Caribbean Sea. This complex offers a full-size generator & water tank in case of an interruption in electrical or water service.



The villa is steps away from a stunning shared infinity pool and the beach is a one-minute walk away. On this beach, you can enjoy a morning or afternoon dip, appreciate the scenery and let the waves caress your feet. 



If you are looking to relax, enjoy quiet surroundings, and still have all the fun and action Rincon has to offer a short drive away, then this is the place for you! 



IMPORTANT NOTE #1: This villa is not located at The Horned Dorset Hotel (which is closed). It is located at the Villas at Horned Dorset, directly besides the hotel. The common areas and pool of the Villas are in pristine condition. Once you get off the main road, you will encounter narrow countryside roads for approx 3-5 minutes until you get to the property.



IMPORTANT NOTE #2 - PLUNGE POOL MAINTENANCE: The pool man has to access the outdoor patio every Thursday during the morning to clean the plunge pool. No exceptions. Guests do not need to be at the property for this, since they don't need access to the unit. Please reach out to us before booking if you have any questions regarding this service.

 



LIVING AREAS



You will never get tired of the relaxing ocean views seen from the open layout living and dining room. There is a 4 person dining table, satellite TV, central AC, and a pull-out sofa bed (only recommended for children, not adults). The room is elegantly furnished for sophisticated relaxation by the Caribbean Sea. The living and dining room opens to the terrace via two gorgeous wooden doors. The terrace has a private plunge pool overlooking the water and 2 lounge chairs for sunbathing in privacy.



The property includes satellite WiFi for basic internet use (web browsing and emails) - it is not high speed and cannot be used to download movies or heavy data files.





SLEEPING ARRANGEMENTS



The master suite is located on the second level of the villa. Upstairs, the ocean views get even better. The villa offers a four-poster mahogany king-size bed, Amalfi ceramics, hand-carved furniture, and a separate sitting area. The grand suite has a luxurious bathroom covered from floor to ceiling with white Carrara marble and features a beautiful oversized freestanding white porcelain bathtub, a shower and His & Hers sinks. There is no TV in the master bedroom.



PACK AND PLAY (SUBJECT TO AVAILABILITY): We can leave a complimentary Pack and Play at the property upon request. This should be requested upon booking or no later than 5 days before arrival. Pack and Plays are subject to availability.





KITCHENETTE



The kitchenette is located on the 1st level of the villa. It offers a small refrigerator, a toaster, microwave oven, a single burner portable stovetop, a blender, and basic pots and pans for simple cooking. 



 

GETTING AROUND & PARKING



We strongly recommend renting a car, as there are a multitude of activities within a 15-30-minute drive that you will not want to miss out on. Also, Uber is not readily available in the area, which is why it's important to have your own means of transportation.



The villa includes one (1) unassigned parking spot.





LOCATION



There are many things to do in Rincon, Puerto Rico. This part of the island is best known as "The town of beautiful sunsets." Staying at Rincon you will enjoy a  laid-back atmosphere, delicious restaurants, and great surfing beaches.



Here are some of our favorite things to do:



Explore the large selection of local restaurants. Some of our favorites include The English Rose, La Cambija, Carta Buena, Kaplash, El Tamboo Beside the Point, The Beach House, and La Copa Llena. Check out a new restaurant called La Serina, a great Tiki bar and sushi bar located downtown. 

Relax at the secluded beach, private plunge pool, and infinity pool at The Villas at The Horned Dorset. This oceanfront property has a private area where guests can wet their feet in the ocean and soak up the sun. The apartment includes beach chairs, beach towels, and coolers.

Visit the local beaches like Steps, Maria's Beach, Sandy Beach, Domes Beach, and Corcega.

Take a picture at the beautiful "El Faro Lighthouse" at Punta Higuero.

Watch an afternoon of surfing at Marías Beach and stop for a drink at the Calypso Bar which is right by the beach.

Take a paddleboard tour with the folks at Rincon Paddle Boards



Other Things to Note:

STARTER AMENITIES



At West Indies Vacation Rentals, we strive to provide top-notch amenities, ensuring our guests feel at home during their stay.



All properties come with freshly laundered bed linens and towels. We provide 2 bath towels per guest and 1 beach/pool towel per guest.



We provide a set of disposable essentials to help you get your vacation started comfortably. These include:



- 1 set of hotel-size soap and shampoo (per bathroom)

- 3 garbage bags

- 1 roll of paper towels

- 2 rolls of toilet paper (per bathroom)

- 1 dish soap

- 1 dish sponge



Please note that we do not provide unlimited disposable amenities. It is the guest’s responsibility to review what is included in the property and stock any additional items needed for the duration of the stay.



Most properties also include at least 2 beach chairs and an ice cooler. You may reach out to us 5 days before arrival for confirmation.





HOUSE RULES



RENTAL AGREEMENT: All bookings require a signed Short-Term Rental Agreement, which will be sent upon confirmation of your reservation. Guests must upload a valid photo ID (no selfies) that matches the name on the credit card used for the booking. The agreement must be signed within 48 hours of booking or prior to entering the property, whichever comes first. Check-in instructions will not be provided until the agreement is completed.



NO SMOKING: Smoking is not permitted anywhere on the property. A $500 smoking fee will be charged if this rule is violated.



NO PETS: While we are pet lovers, pets are not permitted at the property at any time. A $300 fine will be charged if this rule is violated, and guests may be asked to leave the property.



QUIET HOURS: Quiet hours are from 10:00 PM to 8:00 AM. Please be mindful of noise during these hours out of respect for nearby residents/neighbors.



UTILITIES (WATER & ELECTRICITY): In the event of an interruption to water or electrical service, the host is not responsible for hotel, alternate lodging, or transportation expenses. If service is interrupted for more than 3 hours, guests may cancel the reservation and request a refund for unused nights only. Nights already used are non-refundable.



MAXIMUM OCCUPANCY: The maximum occupancy is 2 adults/children at all times, including visitors.



OCCUPANCY ENFORCEMENT: Occupancy limits are strictly enforced. Exceeding the maximum occupancy may result in immediate cancellation of the reservation or removal from the property without refund.



TOWELS & LINENS: Towels and linens are provided for normal use only. Please do not use them for cleaning or allow them to be stained with food, grease, or other substances. Charges may apply for damaged or stained items.



TOWEL HANGING: Please do not hang towels or any other items to dry in areas visible from outside the unit. A $100 community fine may apply if this rule is violated.



SUBLETTING: Subletting or re-renting the property is not permitted.





CHECK-IN / CHECK-OUT TIMES



Check-in begins at 4:00 PM, and since this is a self-check-in unit, you can arrive anytime after that.



If you’d like to check in earlier, please contact us the day before your arrival, and we’ll confirm availability. When possible, early check-in typically starts around 11:00 AM. Please note that early check-in is subject to availability and depends on our cleaning schedule.



If you need a guaranteed early check-in, you will need to book from the night prior to ensure the property is ready upon your arrival.



Check-out time is at 11:00 AM. For late check-out requests, please reach out the day before your departure, and we’ll be happy to check availability for you.





TRAVEL INSURANCE / HURRICANE SEASON



We strongly recommend that all guests purchase travel insurance, not only during the peak months of Hurricane Season (July to October) but also throughout the year to cover unexpected events such as travel delays, pandemics, or other unforeseen issues.



Travel insurance is inexpensive and can reimburse travelers for most expenses associated with canceling travel outside of the cancellation window; however, coverage will depend on the policy purchased. Make sure to review and understand the options before purchase.
