Contemporary villa on an elevated level with panoramic views of the Mediterranean sea and mountains. The villa is situated in a prime location and has pride of place in this small residential development. A delightfully laid out garden with a private heated pool (heating extra cost if required), outdoor shower and purpose built barbecue make for a truly relaxing holiday for friends and family. The Blue Flag Faros beach is accessed via a public walkway at the end of the garden and steps down to sea level. The leisure path is gently frequented by dog walkers, joggers, families strolling as well as cyclists in the cycle lane. From the garden, there are nice leisurely beach walk in either direction.

The villa is located just a 10 minute drive from Larnaca Airport and a 5 minute drive away from Pervolia, a typical Cypriot village. Banks, shops, restaurants and supermarkets are available in both Pervolia and the larger, nearby Kiti with the restaurants, bars and clubs of Mackenzie Beach and the Finnikoudes a short drive away so we therefore advise that access to a car would be beneficial. Only a 3 minute walk away is the lighthouse restaurant, Theta, overlooking the sea, ideal for both lunches and romantic dinners (please check for opening hours). There is also a local Almi Bay Beach Bar directly at the bottom of the steps (seasonal opening).

The boutique E-hotel is also situated within 3 minutes walk of the villa, and 10 minutes drive away is MacKenzie beach - a golden sandy beach - ideal for children and within very easy reach of restaurants, during the day, and transformed at night to a rapidly expanding glamorous clubbing area to rival Agia Napa.

From here, pedestrian and bicycle lanes will take you to the very heart of Larnaca's Finikoudes and castle.

Villa accommodations & facilities:
Sleeps 12 (or 13 which would be a small child in master bedroom on a futon.)

Bedrooms: 1 double and 3 further rooms which can be set up as double or twin (including 1 on ground floor) and 1 studio/family suite to suit 2-4 persons (2 are bunk beds). One bedroom is on the ground floor and has step free access from front of the property.

•Large open plan lounge and kitchen diner leading to a portico and patio which overlooks a private pool (4.5 m x 9.5 m) .

The location was peaceful and the layout of the villa was great apart from the lower ground room, no one wanted to use it. It has a lot of charm and potential, and we really enjoyed the space and privacy it offered.That said, the villa does feel a bit rundown. There was a musty smell in several cupboards, and unfortunately the wardrobe in the main bedroom had such a strong odor that we couldn't use it at all. Some general upkeep would go a long way in making the place more comfortable.

Absolute Empfehlung. Von Sauberkeit über Einrichtung war alles Top. Es fehlte uns an absolut nichts. Die Lage war ideal um zu entspannen. Spiele und Bücher sind ebenfalls vorhanden. Der Ausblick aufs Meer ist einzigartig und die Küchenausstattung war ideal bestückt. Wir kommen auf jeden Fall wieder :-)

We had a wonderful stay at Limonia. Whenever we had any difficulties, the management team was kind, responsive, and quick to help. The views from the villa overlooking the sea were absolutely stunning, and watching the sunrise from the balcony was such a special experience.The villa itself was clean, with a particularly modern and exceptionally clean kitchen. As a large family spanning different ages, we found it to be the perfect place, private, spacious, and within walking distance of both the beach and the beach bar. The floating obstacle course nearby was a big hit and provided plenty of fun for everyone.We hired cars to explore the area and enjoyed dining out most evenings, but it was always a pleasure returning to such a comfortable and welcoming villa. We would happily recommend Limonia for families or groups looking for a relaxing yet convenient seaside escape with an excellent swimming pool which we all enjoyed.

The villa was amazing and had everything we needed. It is a little remote with not much around it, but we had a car, which is defo needed for eating out, getting groceries, exploring the island, etc. Marina was very helpful and prompt at replying to my emails.

Great holiday home

We stayed with two families in this beautiful house and were very satisfied. It is a spacious and well-equipped holiday home with plenty of sleeping accommodations and bathrooms for everyone. The rooms were neat, clean, and comfortable.The communication with the landlord was excellent — we received clear information in advance, which helped us prepare well for our trip. The house is located in a fantastic seaside location on a peninsula, where it is wonderfully quiet. From the terrace, you can enjoy stunning views of the water.A cozy new restaurant recently opened within walking distance, where we enjoyed a delicious meal. Although the house is somewhat removed from most tourist attractions, this makes it an ideal base for exploring the island — renting a car is strongly recommended.All in all, it was a wonderful place to stay, and we highly recommend this house to anyone looking for peace, space, and a beautiful place to spend a vacation together

Wonderful villa in Pervolia

We had a very enjoyable stay at Limonia. The villa had everything we needed for our stay, the rooms were comfortable, everything was lovely and clean. The pool and garden were fantastic and we enjoyed being so close to the beach. The location was really peaceful which is just what we wanted but does mean you really need to have a car to get to shops, restaurants etc. Marina was a fantastic host, all communication was brilliant before, during and after our stay. We hope to stay again in the future.

Fabulous holiday

We had a fabulous time in Cyprus staying at Limonia. The villa was exactly as shown in the photos in a perfect location. The proximity to the airport meant our children were able to come and join us adhoc for a few days however you just don’t hear the planes! The pool was wonderful and we made full use of it! Would highly recommend Mackenzy Beach for a day out although the local beach was also lovely with a beach bar and sun loungers too. We also went to the water park which was great fun! We ate out a few times (one portion in most restaurants enough to feed two!) but also made great use of the barbq and exceptionally well equipped kitchen. All in all a wonderful holiday and we are planning to return!

It was a relaxing holiday

We had a fantastic family holiday here. The house was spacious and clean. It's situated in a quiet location that suited us perfectly. The outdoor space was ideal: terrace dining, a heated swimming pool (we paid for heating, as it was early April), a quick stroll to the beach, and breathtaking views. Marina, the host, was incredibly helpful and responsive. Highly recommend this place!

Perfect location

Our 2nd visit to Limonia and definitely won’t be our last! Thanks to the owner for great communication before and during our stay. We just love how peaceful the area is, even in the middle of August. The views from the terrace are just wonderful. I enjoyed a number of books from the bookshelf this time and added those I took with me. Washing machine and dish washer are a great help. Pool and table tennis loved by our teenage sons. We used the BBQ this time which was brilliant. The villa feels like a home from home in a spectacular location. We can’t wait to return again .

Perfect Family Holiday

Limonia is a delightful, clean and well equipped Villa with a new washing machine, dishwasher, plenty of kitchen equipment and a beautifully clean pool close to the beach, beach bars and swanky Restaurant with excellent food. This Villa was suitable even for our 2 year old grandson, as the terrace is fenced off to the pool. A car is essential as there are no shops within walking distance. It’s situated within a quiet residential area where people permanently live. (Except one night when the neighbour had a one off party until 2 AM) We had an issue with the pool, but this was immediately sorted via property manager/owner/pool guys. Communication before and during our stay with the owner was faultless. We would certainly consider this villa again when we visit Cyprus again. Everybody in our family was very impressed and had a great time at Limonia.

We loved it!

We had an excellent stay, perfect for us. Villa spotless, comfortable, well equipped and Marina, the host, was so so helpful from the time we booked. As it was May we decided to have the pool heated as we had 5 children with us, one of whom was a baby - best decision we made. The children were in the pool most of the day! Would highly recommend this villa and there’s a fabulous restaurant just yards away overlooking the sea. Also two beach bars on the beach which is at the bottom of the garden!

Stunning property in a stunning location

Really happy with the property and our stay; location is basically on the beach and the five mins walk to an excellent restaurant is exactly what we wanted. The town itself was very quiet on our visit in early April, but Larnaca is ten mins drive and seemed fully open if a bit more hustle and bustle is required. Marina, the host, Was always available if required but everything is taken care of before you arrive and the whole process is hassle free

Why they chose this property

The wide panoramic unobstructed sea views overlooking the child friendly, sandy, blue flag beach are characteristics of the Villas location which we love and enjoy and dream about when we are not there.
It never fails to amaze us.
We are always sorry to leave and long to be back.
Every season has its charm.
We now have a new promenade which is the' talk of the town'.
The immediate area is continually being improved.
High season June/July/ August with its beach bars and festive family atmosphere. Hot sun, warm healthy sea bathing.
Autumn Sept/Oct with its fruits and balmy weather a plenty. Sea still warm from the heat of the summer
Winter Nov/Dec/Jan with still plenty of sun and pure crystal clear atmosphere and refreshingly cool sea bathing.
Spring Feb/March/April/May Getting progressively warmer 20C to 29C and greener with heavenly aromas of flower blossom and new growth.
