Stunning location with fantastic walking, mountain-biking, wildlife - and wifi.
Farlands Cottage in the heart of the Peak District is a great place to stay at all times of the year. It is close to the village of Hayfield, and in a stunning location - the BBC series 'The Village' was filmed around here. It can be a quiet atmospheric retreat – it has a log fire, and is well-equipped (the wifi has recently been changed (Aug 2018) and now works perfectly.) Equally, there is always lots to do and see. The Cottage is the left-hand wing of the impressive 19th century Farlands House. It is comfortable and homely; ideal for recovering from a hard day in the outdoors, or from life in general! Enjoy eggs and honey from the smallholding, and relax with a BBQ, or in front of the log fire in the living room.
We can now offer:- 1. accompanied walks - if you want some help with route-finding, carrying your gear or just want a gentle commentary on the local landscape. 2. smallholding tours - 2 tours available: Highlights (1 hour) and the Full Tour (2 hours) 3. The Green tour (new!) - see and discuss in detail the biomass boiler (wood pellets), the solar panels, the water system, energy efficiency and recycling. All based on a greener, more sustainable way of life. If you are looking to change the way you live, then this tour may gave you some ideas.
Free range eggs are available to buy along with Farlands comb honey.

James is very friendly and knowledgeable concerning the area, and made us feel very much at home. We enjoyed our walks, visit to one of the Blue John mines, and visit to Chatworth House to see the Christmas decorations and visit the Christmas Market.
The house is in a beautiful setting, well equipped, comfortable and clean. It’s perfectly situated with many walks on the doorstep including Kinder Scout. We can recommend burger night at the George Hotel in Hayfield, amazing food at competitive prices. Lots of amenities close by too. James is a welcoming and helpful host. We appreciated the WiFi as we had no phone signal near the house.
James was very responsive to our messages and accommodating of our needs. The property, although a little outdated, is wonderfully situated for walking from the doorstep and near the local pub which is always a bonus!!
I enjoyed my short stay in Farlands Cottage very much. It was rainy when I arrived, but in the evening I was able to go for a long walk up onto the beautiful ridge above the reservoir. The next day on a longer hike up to the Pennine Way the sun came out, shining on the reservoir, Kinder Scout and other ridges and peaks all around. This is the perfect location for hiking in the area, and I recommend it.
James is the perfect host - very friendly and always available if needed, but in no way intrusive. The property is wonderfully well-located, both in terms of access to local pubs and shops, and also for walking and sight-seeing in the Peak District. It was great to be able to undertake so many fabulous walks either directly from the house or starting very near to it. The property was the perfect size for us and was well-equipped, although some features were a little dated. I never thought we could possibly need the heating in July, but the solid structure of the house meant that it was a bit cold on arrival and we had to resort to it.

Farlands Cottage is at the end of a long and beautiful lane, up from the pretty village of Hayfield, and it sits right at the foot of Kinder Scout, near the Kinder reservoir. Now, we are not Walkers (with a capital W) but have been utterly beguiled by the on-the-doorstep nature of the hill walks you can do from this property. It is so lovely not to have to get into a car, but wander out and up, and the next thing you know you can't see any sign of human habitation, just the wildness and beauty of the northern Peaks. James, the owner, was hugely helpful in suggesting routes for our wanderings. The cottage itself, one end of James' impressive house, is set in an amphitheatre of mixed woodland, so the birdsong is just lovely in the mornings. It is comfortably furnished, nothing fancy, but all that you need. It can be a bit dark inside, so we loved having a wood fire burning (yes, in August!) and James supplies you amply with fuel. The nearby pub is great for food too. All in all, a really nice place to stay, and the location is pretty unbeatable. The only reason I hold back from a full five stars is that I found the pillows uncomfortable, so bring your own if you are at all picky!

We were there for 5 days for family reasons, but if you are into walking/hiking, this location will be absolutely perfect.

Fantastic location, amazing view. Very quiet place, a lot of routs to walk. We didn't drive at all. The cottage is in really good condition (new kitchen and bathroom). Enough space for kids to run around. James and Sarah are lovely hosts!
A pretty location, excellent access to great walking, very peaceful.
The cottage is well situated for access to the peaks and is quiet and peaceful. The owner is pleasant and friendly and the cottage was warm and the beds comfortable. It is small however, with a downstairs bathroom and potentially risky open tread staircase. The kitchen and bathroom are modern but generally the decor is dated. The kitchen was not well equipped, eg. the only frying pan was a badly damaged Teflon that had seen better days and the crockery and cutlery could do with an update. Compared to other properties this carries a high price tag for the overall quality of presentation and provision of household items.
I stayed here with my mum and 2 daughters and we all absolutely loved it! The cottage was gorgeous and perfect and exactly what we all needed. There are a number of beautiful walks straight from the door step, so you’re not having to drive and park up anywhere. The location is absolutely stunning and so peaceful. It’s just what we needed! We only stayed 2 nights, but we could’ve easily stayed for a week and still had stuff to do. James is lovely and very helpful. On the second day, we booked the tour around his small holding - this was extremely interesting and informative. The only downside was that there were not any bees to see in the hive which would have been better to know before the tour, as my 7 yo was looking forward to that bit the most! Overall we all had a lab amazing time and felt completely relaxed after our stay at Farlands Cottage. Would definitely recommend this to anyone who wants to escape the madness of everyday life and just take some time out to recharge their batteries.
Loved this place. Full of character. Great location for hiking - we never used the car all week. James could not have been more helpful. Lovely terrace outside for post hike cup of tea. Will return.
The views and grounds were beautiful and well looked after. We were greeted with a warm welcome and shown around , had a bottle of milk waiting for us in the fridge which is always helpful when you do not know the area.
The beds and the sofas were uncomfortable for us but that’s personal taste .
We loved this property. Unfortunately the weather didn't work in our favour and we didn't get to explore as much as we would have liked. The property is exceptionally clean and has everything you need. James is very welcoming and on hand to help if you have any queries. We had booked a tour at the Speedwell Cavern, but this was also unfortunately cancelled.
On the one night we did stay we ate at the local Sportsmans Pub. Food is good and the team are very welcoming. Would highly recommend this property.
Perfect location for a weekend in the Peak District
A lovely place to stay. It was our favourite type of holiday - great walking from the house, and a choice of pubs in the evening, also just a short walk away. Great host.

I run our smallholding which we are busily developing. We have a large veg garden, a young orchard, a fruit tree nursery, over 250 trees (lots of bird boxes), bees, chickens and turkeys.
We are keen on a more sustainable way of life; we have installed PV (solar panels), and have changed our oil heating system to wood pellet (biomass).
I am an independent writer and have written for Living Woods, Smallholder, Climber and Summit magazines. I have written a memoir, Cop Down, and a trilogy of novels about a fictional DCI. Looking for a publisher!
We love the walking from the door. We are keen mountaineers and backpackers.

Why they chose this property
We moved to Hayfield in 2004 for the hills – fantastic walking, and some climbing. But, it is still only 25 mins and 45 mins from the culture of Buxton and Manchester respectively.
We moved to Farlands in 2010 (the holiday cottage is attached to our house) because it is even closer to the hills (3 footpaths from the door), and is a unique property in a truly stunning location.
We will not be moving again!
