17th Century Cotswold stone cottage in the gorgeous village of France Lynch.

We are lucky to be in a extremely quiet location with virtually no road noise, night time is silent ( apart from the occasional wildlife) and as we are not facing directly down the Stroud Valleys we have virtually no light pollution at night time....it really is an ideal place to rest and relax and star gaze ( telescope in master bedroom) .

PLEASE take some time and read our genuine REVIEWS on this site for a view of what previous guests think of our cottage.

We are ideally located for touring but there is so much directly on the doorstep that you do not need to travel far , the area is extremely beautiful but as yet is not subject to mass tourism such as Stow on the Wold , Bibury, The Slaughters, Burford, Moreton on the Marsh etc. ( All definitely worth a visit though ).

Despite being in a quiet setting we have other local amenities such as mini supermarket, pharmacy , ATM ,takeaways, fuel station ( plus many other pubs within a 5- 10 mins drive away) .

The cottage is full of character which includes Cotswold stone interior walls, wooden floors, beams, window seats, inglenook fireplace with log burner and antique furniture. The cottage affords great views from the outside private lawned garden, kitchen, lounge and both bedrooms over fields, wooded valleys and pretty cottages both bedrooms have amazing high A framed beamed ceilings. There is one bathroom on the first floor which is close to both bedrooms, the bathroom has a walk in shower and a bath with overhead shower.

The lounge area is bright and includes flat screen TV and DVD player (there is a large variety of DVDs and books in the cottage), the lounge area leads through to a separate ambient snug/dining room with dining table for four.
The kitchen has a large range cooker, Belfast sink, dishwasher, washing machine, fridge and small separate freezer.

Both bedrooms have faux fireplaces, great views and are of a good size, one has a double bed and the other has a king size bed both have ample storage space.

Care has been taken with soft furnishings and decor to ensure you have a relaxing comfortable holiday.

There is allocated parking directly next to the cottage on a private drive.

We have two pubs in the village which are walkable (one is three minute walk and other one is ten minutes ) and both serve food, we also have a cafe which is also a ten minute easy walk, it is close to the furthest pub. They are open daily from 10am and serve breakfasts, lunch and delicious cakes but unfortunately they currently do not serve breakfast or lunch on Sundays just drinks and cakes.

It is advisable to book ahead in either pub if you want to eat:
3 mins walk - The KingsHead Pub, France Lynch, Stroud,

10 mins walk - The Old Neighbourhood Inn, Chalford, Stroud.


Chalford ( just next door to France Lynch ) is now becoming famous for its annual Party on the Hill ‘ CHALFEST ‘ which is attracting international stars such as Sophie Ellis Bextor, SisterBliss ( Faithless), Alexandra Burke and The Blockheads. The concert runs for two nights every July ( Friday for locals and Saturday open for public) . It is a ticket only event which much be purchased on the on line site. For those who don’t enjoy music don’t worry as the festival is in a central village park it closes promptly at 10.00pm both nights. The event is a five minute walk from the cottage but the cottage is tucked away so not effected by any traffic disturbance.

One car only on cottage drive ( parking for 2nd vehicle approx 3 minute walk). Please email for further info.
Please do NOT cook very strong smelling meals such as fish, curries, chilli etc the night before departure - same day changeovers and smells linger!
On DEPARTURE leave kitchen refuse/recycling outside main house front door. Guests to STRIP beds used and place in provided linen bags in wardrobes.

Elegant cottage

Beautiful restoration of stone cottage in the hills of France Lynch. Wonderful attention to details and comfort. Charming hosts. Wonderful location for our excursions into Painswick and Cirencester. Just delightful.

3 night stay

My only regret with renting the cottage is not staying longer. My wife and two friends and I had one week in Europe. We stayed two nights in London, two nights in Paris, and three nights here. It was a perfect way to end our very busy week. There is so much to do in the area, we were only able to use the cottage as a way to rest our heads for the night.The hosts were on a holiday themselves when we arrived. So, unfortunately we were unable to meet them In person. Communication was very good and straightforward.If we ever visit the area again, I will definitely be looking to stay here. Mike

Lovely stay in the southern Cotswolds

We had a wonderful stay at this charming cottage. The property was clean, well-maintained, and beautifully decorated. The location was ideal, providing easy access to the Cotswolds and the city of Bath. Additionally, having a quality pub just a 5-minute walk away was a great bonus. Highly recommended if you are looking to visit the area.

Fairy tale cottage

We were so impressed with all the details and beauty of this wonderful cottage. It’s a gorgeous little town on the hill with ample walks and a FANTASTIC local pub - the Kings Head. We were so cozy here and it was the perfect base to explore all the nearby cute old towns, pretty roads, Stonehenge and Bath. Visit the Jolly Good Farm Shop for amazing sundries and the Lavender Cafe for a brunch that is impossible to beat. Bravo!

Fantastic place!

We had a wonderful holiday at Oxford Cottage. The house was very neat and clean, very nicely decorated and fully equipped. There were so many beautiful things to see in every room. From the house and on the terrace you have a very beautiful view. The hostess and host were very nice and helpful. De omgeving is ook prachtig, zowel dichtbij (bijvoorbeeld Tetbury, Bisley, Miserden, Minchinhampton) als iets verder weg (bijvoorbeeld Broadway(tower), Oxford, Bourton on the water). Highly recommended!

A lovely well appointed cottage

My friend and I just wanted not to be at home working, so we booked this as a working break. It was beautiful inside and out. On the plus side, exceptionally friendly owners highly accommodating. A very well laid out and furnished cottage, with plenty of space and really lovely furniture and paintings. Some very welcome touches like the basket of snacks, the water tap, the fan in the room. The even better if, are very personal to me, the wifi is great but limited, so not extend to large bedroom nor the garden. The garden furniture was nice but chairs not good for someone with a posterior on the large side! Also an ice tray I. The freezer. All minor things as I still give the house and Ann a 10/10 we loved our stay and next time won’t be working 7-7 and will explore. The little we saw of Stroud ( great pub called Prince Albert live music and taxi back- great shopping and vegan restaurant ) we loved.

We did not expect such a well appointed cottage, and such friendly owners - great value for money!

With two of the three visitors having some mobility issues we contacted the owner before confirming the booking to check for any potential difficulties. The helpful comments allowed us to decide to go ahead, and we were all so glad that we did. The cottage is so well equipped that I jokingly said you could play Kim's game with each cupboard, as each time I opened one I saw something that I had missed before. The views were fabulous as my Mother-in-Law could look over Minchinhampton Common in the distance. She was born in Stroud but moved away some 60 years ago, and as she lost her husband earlier this year we thought we would treat her to a view of her past before she too passes on. We learnt a few things also by chatting about her past and my wife's early life in Cheltenham and Bishop's Cleeve - memories that will stay with us for a long time. Thanks Ann and Peter for being so welcoming and assisting us in making Mum-in Law's visit so successful. Once more, I must say that the cottage is outstanding and exceeded our expectations. A great place to stay!!!!

lovely neighborhood cottage

We stayed at Ann's place in France Lynch and just fell in love with the area and her sweet little cottage. The cottage is attached to Ann's home so she is very close if you need her. She went away a couple times during our stay but was always immediately responsive to our emails. She's a wonderful host and thinks of everything when you check in. She also had a basket of provisions for us upon arrival which was so sweet--eggs and croissants for breakfast the next morning. We stayed at Oxford cottage for 17 days and just loved it. The cottage is adorable, tastefully decorated and comfortable. The kitchen was super easy to cook in and had everything we needed to prepare meals at home. There is a small dining room as well. We found the living room to be very comfy and loved the wood burning stove for colder evenings. We are a family of 5 with young children, so our two older girls (8 & 6)shared the full bed in one room and our youngest slept in a travel cot that Ann set up for us in the master. The sleeping arrangements were fine for us, but would be tight with older kids. If your kids are still small and can sleep together it works. The master mattress is on the firmer side if you are sensitive to that. We thought the area was perfect for a family. There's a big park just a couple minutes walk up the road from the cottage which was invaluable. There is a small front patio and grass area which it was too chilly for us to enjoy in April, but the park is great for running the kids around. We also enjoyed the public footpaths around France Lynch. There are beautiful walks just outside your door. There is also a pub just up the street which we ate at a couple times. Lovely people and good food. There's a grocery very close and you are about 15 min drive from Stroud which is a cute little hippie-ish town with a larger grocery and cute little shops and restaurants. We hit up the farmer's market there and really enjoyed the coffee shop next to the bookstore. Also be sure to hit the Lavender Cafe and Bakehouse for delicious breakfast or lunch. They have fresh sourdough from Salt house bakery every Tues and Sat and it's the best. I loved that this area of the Cotswolds is not very touristy at all. It really felt like we were living like the locals. HIghly recommend a stay here if you are looking for a beautiful place to take a quiet break from life. We can't thank Ann enough for welcoming us into her beautiful cottage.

Superbe cottage au calme avec une jolie vue

L'arrivĂ©e Ă©tait tres bien indiquĂ©e pour Ă©viter certaines routes un peu Ă©troites. Le cottage est au calme, tout en Ă©tant Ă  5 minutes Ă  pieds d'un pub bien agrĂ©able. A perfect Cotswolds cottage

Beautiful cosy cottage

Perfect cottage for myself and a friend. Great location for us, very peaceful but close enough to nearby towns and a stone’s throw from the local pub The Kings Head where everyone was very welcoming. The owners of the cottage had thought of everything! It was beautifully decorated and dressed
absolutely faultless. It was lovely and warm, especially with the log burner that, as it was cold enough, we were able to use. Would definitely like to rerun. Thanks Ann and Peter!

New Year’s Getaway

What a beautiful property and amazing hosts. From the moment we arrived with the welcome bottle of champagne and goodies, we felt perfectly at home. There are too many fabulous details to capture here, though I will note that it was such a joy to look at the beautiful decor and perfectly chosen accessories throughout the house. And that kitchen! It became the gathering point as it was so cozy and good-sized at the same time.Ann was great in her communications. We had two additional guests who wanted to join us for New Year’s, and Ann was so understanding and kind in accommodating them at the last minute. This is without a doubt a perfect place and we are definitely going to return.

We bought this property 6 years ago with the intention of splitting it in half and offering half the house as a holiday let as it was far too big for the two of us and we thought the location was ideal.
Finally..... we have eventually completed all the work!!

Why they chose this property

I take a great interest in interiors and enjoy creating comfortable and calming spaces to relax in. I think the property has a lot of character which incudes natural materials such as stone and wood which for me promote a feeling of well being. The views are beautiful and the location is rural and peaceful without being too isolated.

What makes this property unique

As I live next door with my partner we are very accessible if there are any problems or if anyone needs any advice about places to visit, dining out or shopping. We have sound knowledge of the local area. There are times when we not be at the property as we are frequent travellers and we have a narrow boat moored locally but we have a local lady just a phone call away if you need any assistance.
