There is space for 13 to sit around the same table when the two are joined together that are in the kitchen/dining area. The kitchen is fully equipped. In the living room there are comfy sofas & seating for everyone, and not that you will have much time for TV with all that Bath has to keep you entertained but there is Freeview & Apple TV for Films or a TV Series.
In a building that is over 250 years old (we have the original deed signed by John Wood!) the house has retained its original features such as wooden panelling in the living room. The rooms are beautifully light and spacious with high ceilings.
The house is warm and cosy in Winter with 2 bathrooms and large of living space, giving you privacy if you want it.
All the beds are new and luxurious and reportedly, incredibly comfortable.
The kitchen has all you need for even keen chefs.

Visited Bath after a short stay in London. This place had the character, architecture and location we were looking for. Very convenient to all we wanted to explore.
No complaints at all it was an excellent location, the TV was a little tricky to work but we figured it out, it was perfect for what we want it to do! There are lots of stairs but that wasn't an issue and was expected!
The house is in a prime spot in the city centre, but just enough away from the bustle to be quiet.
It's well equipped and furnished. The kitchen is in the basement (cool in the summer). The two bathrooms are nicely done and well-functioning.
We appreciated the toiletries and milk provided on arrival!
There was plenty of space for the 6 of us. Not sure where more than 8 or 9 people would sit in the living room though.
We couldn't close one of the old sash windows on the second floor but it was a very hot period so didn't affect us.
Stayed for 3 nights, great city great house and location could not better

Extremely Disappointing for the Money and Level of Service
We had a very enjoyable stay in the enchanting Bath. The property was very central to everything that's going on over Christmas
However Our Issues included:
1. Broken Dishwasher. They informed us two days prior to arrival.
2. No Tea Towels which was very surprising becuase of issue 1.
3. No Oven Gloves
4. Furniture is made of match wood so be very careful
5. We were excused of ruining a carpet on the top floor. Which was certainly not the case. They deducted £60 from our deposit without sending photos or any evidence.
6. When we called to query the damages charge they said they would sort it out but 3 weeks on they haven't. Again very disappointing...
The whole place needs a good clean and a complete renovation.
Travellers beware.

Great place, great central location
Great place with an incredible central location in Bath. Clear instructions for everything in the property. We took the recommendation for the Nepalese restaurant nearby and loved it. Very charming place and room to spare for our group of nine.

13 if us stayed here for a hen do, perfect central location, and a truly beautiful house! Everything you could need was provided and we were made to feel very welcome. Would definatley recommend for a large party wanting to be in the heart of Bath :)

Perfect hen weekend!
We are just home from the most wonderful stay in Bath at this amazing property. It suited us perfectly, leaving our bride-to-be starry-eyed at the decor. The bedrooms were extremely comfortable, and the stairs presented great exercise for those in the top floor bedroom! We had everything we needed in the kitchen and all amenities were as needed for a short break. The location was ideal for all of our activities, the property is a very short walk to the centre of Bath. Thank you so much for the use of your house - if we're ever in Bath in such large numbers (13) again, we will definitely be back!
