Amazing 'Villa Branko' **** with a swimming pool, surrounded by lavender, located on 7000 sq m terrain. Ideally suited for families with children.

For the first time this year, 2025., the “Your Host of the Year – LOCAL HOST” award was introduced by Croatian National Tourist Board and Ministry of Tourism and Sports. I am proud to share that I the owner of a holiday home "Villa Branko" was honored with the title of the Best Local Host in the Region of Istria.
Villa Branko, an elegant property that embodies the spirit of Istria through peace and authenticity.



Villa for eight people: 4 Double bed bedroom; 1 Children's playroom, 3 bathrooms and 1 toilet. Each room has air conditioning and smart TV.

Property benefits from a swimming pool area, forest area, orchard, vineyard, a badminton court, a table tennis and a soccer goals. There is also an outdoor children's playhouse made of Ecco Wood, a grill, several car parking places and a garage.

Free use of two bicycles, eight sun beds with umbrellas, badminton, and table tennis rackets.

The sunny and spacious 260 sq m interior of Villa Branko offers comfortable accommodation for up to eight guests.

Large covered terrace- 35 sq m with dining table offers the enjoyment of culinary delicacies and a quality vine.
The ground floor consists of a fully equipped kitchen with a dining area. There is a dishwasher, 4 ring induction stove with oven; toaster, refrigerator with freezer, coffee machine, microwave, kettle, etc.
The ground floor living area is equipped with smart TV, and AIR cond. There is also a bathroom with a toilet and a washing machine.
There is also a double bed bedroom and a children’s playroom.
The grand floor bathroom consists of a bath with a shower, bidet, and toilet.

The first floor consists of three bedrooms and two bathrooms.
The first bedroom, a romantic room, consists of an Extra large double bed, smart TV and AIR cond. The first bedroom has a private bathroom with a bathtub bidet and toilet.
The second bedroom has a large double bed, smart TV and AIR cond. The third bedroom has also a large double bed, smart TV and AIR cond.
Bedrooms are equipped with quality sheets and towels, body and hand towels.
The First-floor bathroom has a bath with shower, bidet, and toilet.


Guests can swim in the beautiful swimming pool, play badminton and football, ride bikes, or take a pleasant walk through the forest and meadow.

Solar shower and swimming pool with permanent water flow.

Pets are welcome and you will enjoy the vast landscape with them. Price for pets: 20 EUR/per day.

Wi-fi Broadband Internet connection is free all over the property.

Location: 'Villa Branko' is located in the heart of Istria in the village of Pusti. It's only 25 km away from Rovinj- the Pearl of Istria and Pula- the largest Istria city. It's on the outskirt of Svetvincenat, a beautiful medieval town. Its location allows you to quickly get to other interesting vistas in Istria or stay and enjoy the bike or trail routes.

Wonderfull villa

Wonderful vacation in the Heart of Istria

We had a great and very relaxing vacation in the Villa Branko. This was basically because the lovely owner provided us with everything we needed and beyond. The Villa is set in a quiet area of Istria within reach of all the main sights. The property comprises a huge and very well-kept garden, a relaxing pool and a nice court and many more things. Perfect family holiday

We just got home from our long waited family vacation from there.the villa was very nicely renovated with beautiful materials and a lot of attention to detail and you can see the personal touch and how much Klara cares about the villa and avout her guests!Everything was very clean,all ages can find something to do,whether they want to play badminton by the pool or talk at the big family table.the location is very convenient to supermarkets, restaurants and bigger towns.we recommend it from all our hearts!thank you Klara for everything!

The Villa was perfect for our group, 8 people and 3 dogs. The sleepingrooms were very nice, the bathrooms even better. And ofcourse, everything was with airco. The garden, or better the estate, with swimmingpool was verey with enough shadow if you want that. And it is incredible for the dogs. THe estate is surrounded by walls so they can run arround within any problem. So they had also the time of there life. The house itself is situated is a nice area and perfect for visits to towns like Pula and Porec. Visiting this house is recommended. And when you stay there, you have to visit the restaurant Vorichi in Baran, about 10 minutes drive. A small restaurant situated in a vineyard. Wonderfull. But again, the house is really perfect for both people and dogs. Peter Krol

Holiday 2024/ 4 adults + 3 children + 1 dog

We, 4 adults/ 3 children/ 1 dog, stayed at Villa Branko in August 2024 and had a very nice holiday. The communication with the landlady (Klara) was always very fast, caring and helpful. We had 2 special requests which she solved without any problems The house is located in the centre of the country. The beautiful beaches and the beautiful town of Rovinj are easily accessible within 20-25 minutes. Pula can be reached in about 35 minutes. The national park is about 1 hour's drive away. In the nearby village of Sventvincenat (2 minutes by car) there are good restaurants and a small supermarket that is open until 9 pm. The house was renovated 2 years ago. The renovation work was carried out to a very high standard by a local craftsman...the rooms are beautiful. The house is characterised by its very large plot. At the back is a beautiful pool (salt water system...no chlorine!) and a badminton court. At the front of the house is the outdoor area for sitting and eating. Due to this separation and the size of the property, children can play loudly in the rear area while you can sit quietly and undisturbed in the front area. There are also goals for football and table tennis. We can highly recommend the accommodation. If we travel to Istria again next year, we will certainly book Villa Branko again!

Erholung pur

Wir waren 6 Erwachsene, 3 Kinder und haben die Ferien in einer ruhigen Umgebung mehr als genossen. Das Haus war sehr sauber und wie beschrieben, auch die Einkaufsmöglichkeiten waren in nächster Nähe. Die Vermieter Klara war immer erreichbar und hat bei sämtlichen Fragen freundlich unterstützt. Werden wahrscheinlich in nächster Zeit mal wieder das Haus buchen und Urlaub machen. Zum Baden an einem Sandstrand wie z.B. nach Medulin mit seichtem Wasser und "Funpark" braucht man knapp eine halbe Stunde, was sich aber lohnt. Alles in allem ein tolles Haus um sich zu erholen

Alles Bestens

Das Grundstück und das Haus haben alles zu bieten was man sich wünscht. Man merkt sofort dass das Haus erst im Frühjahr renoviert und neu ausgestattet wurde - alles sehr modern und sauber. Der Pool wurde ausgiebig genutzt und war ebenfalls in sehr gutem Zustand. Die Lage ist super um ganz Istrien zu erkunden. Wir haben uns sehr wohl gefüllt.

Urlaub Villa Branko

Wir waren zum zweiten Mal (2 Familien mit 3 Kindern) in der Villa Branko und hatten wiedermal einen wunderschönen Urlaub. Die Villa ist nach der Renovierung sehr schön geworden. Der Pool und der große Garten mit Badmintonplatz sind ein toller Zeitvertreib. Die Zentrale Lage in Istrien ist sehr gut für Ausflüge an verschiedene Städte an den Küsten. Die Kommunikation mit der Vermieterin war sehr gut. Wir würden wieder kommen.

Tolle Villa mit großem Anwesen

Eine tolle Villa für Familien mit Kindern. Der Pool, das große Anwesen, das Badmintonfeld, die Tischtennisplatte und Platz für Fußball haben dür uns zwei Familien mit Kindern und Hund einen tollen und erholsamen Urlaub ermöglicht. Pula, Rovinj und Poreč waren innerhalb 30min erreichbar. Das unmittelbar nebenan liegende Svetvinčenat ist ein verträumter Ort mit drei gemütlichen Restaurants und einigen Cafés.

eine sehr schöne Woche in der Villa Branko

tolles, ganz neu renoviertes Haus und riesiges Grundstück mit schöner Poolanlage , ideal für einen entspannten und erholsamen Urlaub ! Familienurlaub in Istrien

Gut 10 Tage haben wir in der Villa Branko in Pusti verbracht. In direkter Nähe des charmanten Städtchens Svetvincenat mit seiner schönen mittelalterlichen Burg liegt das große, gepflegte Anwesen. Das Haus aus den 90er Jahren ist sauber und beinhaltet neben vier Schlafzimmern, einem Kinderspielzimmer, zwei Innenbadezimmern, einem Badezimmer im Außenbereich, einer Küche und einem Wohnzimmer alles Notwendige, was man für ein paar Tage Erholung benötigt. Im großzügigen Außenbereich befindet sich ein Grill, ein Badmintonplatz, ein Spielhaus samt Rutsche und Schaukel für Kinder, eine Garage mit weiteren Spielgeräten (Tischtennisplatte, kleine Fussballtore etc.) sowie ein wunderschöner und moderner Pool. Der Kontakt zur Vermieterin und dem Hausmeister, der nur einige Häuser weiter wohnt, war sehr nett. Uns hat der erste Urlaub in Istrien (und in der Villa Branko) sehr gut gefallen und wir können uns gut vorstellen wieder zu kommen. Kleiner Tipp für Kroatien-Anfänger: Insektenschutz mitnehmen!

Familienurlaub Villa Branko

Wir waren 2 Familien mit 3 Kindern und 3 Hunden und hatten einen tollen Urlaub in der Villa Branko. Es war ein sehr schönes Haus mit super großem gepflegtem Grundstück und wunderschönem Pool. Küche ist etwas in die Jahre gekommen und nicht alle Geräte haben funktioniert. Zimmer waren super ausgestattet und sehr sauber. Sehr unterhaltsam fanden wir den Badmintonplatz mit neuen Schlägern. Gewöhnungsbedürftig waren unsere Mitbewohner in den Schlafzimmer (Skorpione).

Prettige plek om te verblijven. Mooi zembad. De 4 fietsen hebben wat onderhoud nodig. De buitendouche laat wel wat te wensen over en de afvoeren lopen heel langzaam. De kook benodigdheden zijn wat aan de schaarse kant. Was netjes alleen de vloeren waren wat plakkerig vooral in de keuken!

Why didn't you write that housekeeper Djildo was and immediately fixed the problems around the cistern the next day. why didn't say he gave you vegetables and local wine and a gift from me: 2 bottles of bottled wine, Istrian Merlot and Muscat. Christian welcomed you and escorted you and came for you at 7am only because of you. P.S. the bikes are of a recreational nature and are perfectly fine. Perfect for large family getaway

This villa has absolutley everything a family needs for a week away. As a family of 8 we were not disappointed. The villa was spotless when we arrived. Kristian made check in very easy. He gave us details of local places to go and see. The villa was perfect for us with the amount of space it has and things to do. The pool area is lovely and the small people loved the playarea and grass area to play on. The pictures do not so the space justice (It's huge) Klara came and visited mid week and she was lovely and also gave us ideas on where to eat (Klara Rovinj was lovely for dinner thank you) if you need a holiday villa to cater for large families I can not recommend this enough it was lovely. Will definitley be back.

Plenty of activities for children

Very nice Villa that has been upgrated during the years. The yard is perfect with small children or youngsters, because there are much to do (pool, badminton, football, tabletennis). The teracce is large enough for two families with children. The Villa is not new, so expect it be one. The owner is super-helpful and nice. The surrounding is nice and quiet and still close to several things to do. (July 2018 the neighbour was building a house or something, so it might bring some sounds to the Villa too.) Value for the price is 5/5.

Villa with huge garden in lovely part of Istria

We had a lovely stay in the villa, which was in a great part of Istria, just outside the town/village of Svetvincenat, which is a nice place to hang out and wander round. There happened to be a medieval festival during the week which we were there, which was an incredible experience. My family of 9 needed somewhere to stay together as we came over for my brother’s wedding in Istria and the villa was a great size for us. Two roomy bathrooms were great, as was the smaller toilet and shower room outside - very practical. The garden is fabulous, with so much room for the children to run about it and play badminton and table tennis etc. The pool was great - we were so happy to have a place to cool off in and we ended up being in it for several hours a day! The house itself had lots of bedrooms, which housed us all, and we spent a lot of time on the front veranda, which was lovely and airy. The sitting room was smaller than we expected (a sofa for 2-3 people and an armchair) so it would have been tricky to sit in there as a group, but am guessing that most people sit outside rather than watch TV inside... It certainly was not a problem for us. We were there for the heatwave, with 37 degrees, so super hot, and we were really happy to have the air conditioning unit on the landing upstairs. Everyone sleeping upstairs ended up sleeping with their doors open to benefit from the unit as we were all roasting. It was a bit worrying that the three people sleeping in the two rooms downstairs didn’t have airconditioning. There was a mobile unit provided for downstairs, that you could move from one room to another, but it was very loud and needed the window to be open for the hot air to be fed out with a hose/tube. This meant it was a bit unsafe to be used at night with downstairs windows left open, but was fine in the day. Klara, who organised our stay, was super responsive to emails and questions and really helpful. Kristian, who met us at the villa was also incredibly helpful and also answered questions we had. He gave us tips about the local area and made us feel very welcome. The location was perfect for exploring Istria - just 30 minutes car drive from Rovinj, close to lovely hill towns and the coast and really central. Very easy access to the airport. We also really liked the quiet rural location of the villa which was so peaceful to come back to and relax after exploring. We had a lovely time and were very sad to leave. We would love to go back again.

Peaceful setting for family holiday in Istria

This villa was perfect for us - 2 families (3 children & 4 adults). Plenty of facilities - pool, table tennis, badminton and football to keep the kids occupied. The villa itself was spotlessly clean and everything worked well. We spent most of the time outside either on the patio or in the garden. We were near a medieval village with its own castle which has a medieval knights show on Wednesday evenings - a must for families - our 7 year olds absolutely loved it. We also visited the port town of Rovinj which has some nice boutique shops. Recommend to take insect repellent for the mosquitoes and hire a car. We would love to visit again!

Ein wunderschöner ruhiger Ort auf dem Land. Ideal für Familienferien.

Gepflegtes Haus mit riesigem Umschwung und schöner Poolanlage. Badmintonfeld sorgt für sportliche Abwechslung. Auf der grossen, kühlen Veranda genossen wir die herrlichen Sommerabende. Für den täglichen Bedarf ist der kleine Supermarkt im nahen Svetvincenat sehr gut mit den vorhandenen Fahrrädern erreichbar. Wir können das Haus mit der sehr netten Vermieterin sehr gut weiterempfehlen.

Perfect week for us and the kids

The villa is located in a huge garden. It is in perfect condition and offers lots of additional goodies like table tennis kids playhouse or badminton court. The pool is a bit small but has stairs build in that our kids loved for playing. It is also the perfect place in the garden for relaxing in the sun. Also sun beds and umbrellas are present. We often used the grill that is locaded at the back of the house and therefore you don't get smoked all the time. The huge terrace of the house is perfect for beeing outdoor all day. There is shade all day long and enough space for dining and plying with kids. The bedrooms in the house are comfortable, there is a big living room (that we didn't use at all, as we have been on the terrace all the time) two bathrooms, ... . Enough space for 9 People. When we arrived the place was realy spotlessly clean. Klara welcomed us on the first day and explained everything to us. She is really nice and helpfull and you can feel that she wants to be a good host. Over all we really enjoyed our stay at that place and can recomend it to everyone.

Why they chose this property

The villa was built by my late father, Branko Grahovac, on the land of my mother Ruža Pustijanac-Grahovac. She was born in the nearby village of Peresiji. It's the first house in rural Istria which was categorized as a touristic resort in 1995. After his death in 2002, I named the house after him: Villa Branko. I started renting the house as tourist accommodation and have recently invested in renovating the house in 2021.
