Main Description
The Folly in Bratton Fleming is part of a charming former mill, set in the valley beneath the village of Bratton Fleming in North Devon, tucked away down a meandering private lane.

Large glazed double doors open into an open-plan living area, beautifully furnished with antiques and sumptuous fabrics. The well-equipped studio kitchen is situated in the corner, with circular table and chairs nearby, plus a comfortable sofa. The bathroom has a double ended roll top bath, a Victorian chandelier with dimmer, a circular blue and white porcelain Georgian washstand (plumbed in!) with double handed pitcher beneath and toilet.

The Folly shares a private drive with two further holiday properties. Each property has it's own parking area and gardens, but they are not enclosed.

Appliances and equipment
The kitchen is compact yet well-equipped and includes a ceramic hob (two rings), a combination oven/microwave/grill and larder fridge with freezer compartment. Other equipment includes toaster, kettle, a selection of cookware and kitchen utensils plus beautiful china, glass and cutlery.
The television, DVD, and radio are all discreetly placed.
Wifi is available throughout the property.
An iron, ironing board and hair dryer are all provided for your convenience.
Please note, there is no mobile phone reception due to the location of the property.

Electricity and heating
Electricity and heating costs are included in the price of your accommodation. The Folly has central heating which will be programmed for you, yet can be adjusted to suit your preferences.

Linen and towels
Beautiful White Company bed linen, duvets, large fluffy towels are provided for your convenience, but please bring your own outdoor/beach towels.

Other provisions
Tea, coffee and sugar will be provided. There may also be other non-perishable items like a salt, pepper and oil available.
Household sundries such as toilet rolls, washing-up liquid, tea towels will also be provided.

Outside the property
There is a large lawn beside The Folly, bordered on one side by the stream. The garden is available for guests’ sole use, however please note that it is not enclosed. There is a patio area directly beside the property, with a small table, two chairs and a built in barbecue. Wooden sun loungers with comfortable cushions are provided so you can relax and truly unwind listening to the stream in this peaceful spot.

There is parking for two cars beside The Folly.

Dogs
Dogs are welcome by prior arrangement (maximum of 2). A supplementary fee of £15 will be added to your invoice per dog. Please do not allow you dogs on the furniture, and do not leave them alone in the property at any time.

Strictly no smoking.

Arrival and departure
The property will be ready from 3 pm on the day of your arrival. Please depart by 10 am on the last day of your stay. Please leave the property clean and tidy so that we can guarantee it will be ready on time for our next guests.

Changeover days
The Folly in Bratton Fleming is available for week-long bookings and short breaks, minimum stay is 3 nights.

The region
The Folly is set on the western edge of Exmoor National Park within walking distance of the village of Bratton Fleming with which has a Village Store, Post Office, garage workshop and 2 churches. The larger town of Barnstaple is approx 8 miles, here you will find supermarkets and a variety of other shops.

There are many charming village pubs and restaurants to explore. The Fox & Goose at Parracombe and The Black Venus at Challacombe are particularly recommended.

Local area
The Folly is part of Bratton Mill, which is set 28 tranquil acres of garden, woodland and undulating pastureland. This secluded wooded valley is rich with wildlife – red deer, buzzards, you may even catch a glimpse of a flash of the kingfisher, conferences of dragonflies and occasionally an otter or stoat. Enjoying riverside strolls or circular walks through outstanding countryside from the front door is a must.

The Folly is also close to the dramatic North Devon coast with beautiful sandy beaches and towering cliffs, the South West Coastal Path. RHS Rosemoor and Marwood Gardens, Arlington Court, Clovelly and Hartland Abbey are within comfortable driving distance.

There are three holiday let’s which was the farmers house back when it was a mill house , Folly being the smallest from the main house Even though all three were let on our visit you do not see or hear anyone as you all have your own gardens which are beautifully kept next to a running stream . The folly it’s self is a bit dated but for getting your head down served it’s purpose. The lane to the folly is a cars width like most of the lanes if you go to explore .The turn of to the folly ,that lane really needs some attention good job we was in a 4x4

This was our second visit to the Folly this year. so we knew we were in for a good experience, already talking of a visit next year, lovely to see baby squirrels at play in the garden and a regular heron fly past in the evening. large open lawn area solely for our use and a lovely tumbling stream running alongside. really well equipped village store close by with fresh food daily. lovely friendly area, scenery, both coast and inland wonderful. The easiest holiday to book we have ever had, incredible customer service.

Comfortable , private space , perfect 2 of us and our 2 dogs . A very peaceful , calm place to stay and the dogs loved the babbling brook outside of the cottage . We stayed early October , so not the time of the year for laying in the garden in the sun , but this would be ideal during the summer months . Great location for accessing both the Devon Coast and Exmoor . Please note that the accommodation is one open plan room , containing bed , sofa and kitchen, separate bathroom .

Extremely steep and uneven trails to steep to walk up, for us in our fifties. Woolacoombe to putsbrough 2mile beach worth a walk with dogs off leads.
