We offer a charming unique ground floor level studio apartment with a private entrance in a beautiful heritage designated home, steps to the ocean and spectacular strolls along Dallas Road. You will find a fully equipped separate kitchen and an ensuite bathroom. The bedroom, with a Queen Size best quality Murphy Bed, doubles as a sitting/living room. Included are Cable TV, access to Wi-Fi, and ample Parking. A three minute walk will take you to all amenities. I enjoyed my stay in this cozy studio suite. It had everything I needed. The location is fantastic. Tom was very responsive to a small issue I had at the start on my stay. I would highly recommend this property.
The studio apartment was a great place to stay during our vacation. It was comfortable and quiet and the location is fantastic. It’s a short walk downtown and to the waterfront.
Relaxing stay in a calm neighbourhood, close to sea and city centre.
We thoroughly enjoyed our week in the studio, which has a well equipped kitchen, separate bathroom and lounge/bedroom with tv, wifi and classy decor.
The location is great; 2' from the beach and coastline, St James is a very friendly , calm neighbourhood, with shops, restaurants and local facilities, only 12' walk from the Legislative Buildings and the Inner Harbour, the central area for tourism.
Beacon Park is just 10' from the studio, making it a very central location for a complete holiday experience.
Our hosts were charming, thoughtful and helpful.

Charming and helpful hosts! Attractive room with a very comfortable bed (lovely sheets)! The kitchen had everything one could need. The location was perfect! Steps from Dallas Road and walks along the ocean. A few short blocks to groceries, a great restaurant (Heron Rock Bistro) and the inner harbour. We would definately go back!

Every interaction with the very welcoming homeowners went smoothly.
A very conveniently located suite approx. 5 houses down from the ocean ( Dallas Road) with amenities such as Thrifties, The James Bay Inn, the lovely Beacon Hill Park and quaint coffee shops near by.
The owners have thoughtfully stocked the suite to accomadate visitors like ourselves who were on the go constantly, just basically looking for a place to rest up in the evenings, and get ready for the day ahead...
Very friendly and helpful host. Apartment was spotlessly clean and equipped with everything we needed. Ample parking at the premises. Pleasant and quiet area with magnificent views of the mountains from the end of the road. Only 10 to 15 minutes walk into the centre of town. Would definitely stay here again.

Ideal Location
This is the ideal location to explore Victoria. Near to all amenities. Inner harbour, downtown, James Bay, Cook Street area, walk along the water, check out Ogden Point, restaurants, pubs, shopping. No excuse to be bored if you stay here. Very quiet location. Tom and Eva have a beautifully maintained property and are great hosts.

Meticulously maintained Heritage House
This property is a meticulously maintained Heritage House and is an ideal place to stay if you are visiting Victoria. The apartment is cozy, very clean with a comfortable Murphy style bed which tilts down into a compact sitting room. Overall, perfect for a couple. The kitchen has everything needed to cook your own meals, if you are inclined, and there are 2 grocery stores within a couple of blocks, one open 24 hours. Downtown eateries, which are plentiful, are a comfortable 20 minute walk. A block away is a popular shoreside walking trail which leads to a lovely park. Tom and Eva, the owners who live upstairs, are gracious hosts. We very shortly felt like we were visiting old friends. This was an unexpected bonus! In all, a memorable visit which we will remember fondly and will repeat if we travel to Victoria in the future!!

Enchanted Suite and Location!
What a delightful surprise! My husband and I are so fortunate that we found this little gem! Tom was so accommodating when we arrived and was great with suggesting different places to see. Yes Tom, we were able to stop and see the blue herons on our way to the airport! The 2 minute walk to the ocean was amazing and the location was easy walking distance to wonder restaurants. The suite was very quaint. We had a warm fuzzy feeling every time that we walked into our little home away from home! Tom thank you for going above and beyond with my special request! Victoria Retreat
We enjoyed our stay at the James Bay Heritage Home. The studio apartment was perfect size for my wife and I. Tom and Eva are great hosts and take a lot of pride in their property. The Murphy bed was comfortable and the kitchen had everything we needed. Walking distance to downtown Victoria, great neighborhood and ocean walking trails, just a block away. Lovely hosts and lovely stay!

Heritage home in heart of Victoria
Quiet and well appointed. Beautiful old circa 1890's home just 1 block from the sea and and easy walk to shopping and restaurants. Suite maintained a lot of the old heritage design with tasteful decor. Off street parking right outside our door.
Recommended to anyone who wants a suite with heritage appeal and close to central Victoria.

Loved it!
The unit is small but compact and comfortable. The neighborhood is part of the historic area of Victoria with many beautiful heritage houses, one of which this unit is in. The proximity to the waterfront is a plus. Tom and Eva are lovely people and were so kind and helpful. We very much enjoyed our stay.

Convenient, Comfortable and Clean
This is the second time I have stayed in this studio apartment and I am very grateful for it. Tom and Eva are kind, caring hosts and most welcoming. The place is quiet and convenient to downtown, Ogden Point, Fisherman's Wharf and many other points of interest. The suite is in a lovely heritage house and has everything you need - a comfortable bed, good kitchen, etc. I hope the next time I'm going to Victoria I will be able to book into this suite again as I feel right at home there.

Great Location to see Victoria
We loved this location, so close to the water and so close to downtown. We could get groceries up the road and could see everything we wanted to see just by walking. The folks were very welcoming and the suite was perfect for our needs. Thank you!

Great folks, great location
I have a brother who lives in Victoria and the location was just nearby. While the apartment was not real large it had all we needed, a nice kitchen, great bathroom. Best of all, our landlord was truly concerned about our comfort and checked repeatedly that our needs were met. He even offered advice on what to see in town but we are pretty familiar with Victoria. If you're looking for a nice place at a great price, look no further.

Beautiful, secluded spot in a great location. Surrounded by wonderful gardens and amazingly quiet.
Tom and Eva's place is a real gem. Loved the high ceilings, large windows, and creaky wood floor. Clean and well-kept with everything we needed. Easy walking to downtown, Fishermans Wharf and the beach. Easily accommodated our very late check-in and provided free parking for our rental car. Highly recommended!

Lovely Place, Charming Hosts!
My husband and I thoroughly enjoyed our 5 night stay in Loth Lorien. It is the perfect location to use as a base for seeing Victoria and exploring other parts of Vancouver Island. The weather was clear and beautiful, so every day we walked along the Straight to take in the breathtaking views of the water and the Olympic mountains. Tom and Eva are so friendly and helpful, suggesting restaurants and places to visit that we thoroughly enjoyed and would not have known about otherwise.
The high ceilings and ample windows in the apartment make it feel spacious, despite its compact size. The kitchen seems bigger in real life than in the pictures and was very convenient for cooking some of our meals. (The grocery store is just two blocks away so mostly I just walked there. ) The bathroom also contains ample storage so we unpacked completely and didn't have to deal with suitcases strewn about to ruin the tasteful décor. As others have mentioned, the Murphy bed is easy to put up and down, and is very comfortable.
We would stay here again in a heartbeat. If fact, we enjoyed it so much that we came away wishing we could move to Victoria!

We are active professional classical violinists, who have located to Victoria to enjoy the west coast, after having had busy full performance careers with the Montreal Symphony Orchestra.
Why they chose this property
This home is located just steps to one of the most enjoyable strolls along the ocean, with the view of the majestic Olympic Mountains of Washington State as a backdrop. Being located in James Bay, it is accessible to all amenities, either by walking, biking, or by car. The "Loth Lorien Studio" is attractively decorated including antiques, and has all modern amenities for a comfortable stay in one of Victoria's beautiful Heritage Homes, originally built in 1893.
What makes this property unique
It was love at first sight when we saw this house, curiously named "Loth Lorien" on the address plaque. Built before the turn of the 20th century, this example of late Victorian Queen Anne style, stands tall and quiet near the ocean, a location that was just perfect for us when we moved here three years ago. Now it's our home, and we are happy to share it with people who appreciate this heritage character, yet can enjoy modern convenience indoors.
