Entire VILLA at your 100% PRIVATE disposal with 9 Bedrooms, 11 Bathrooms (9 en-suite), PANORAMIC equipped POOL, private PARKING, WIFI, BBQ, big ground with 360° stunning VIEW on the TUSCAN COUNTRYSIDE of Val d'Orcia.

Our property is located between MONTALCINO and MONTEPULCIANO, very close to PIENZA, Bagno Vignoni & Bagni San Filippo (Famous for HOT-SPRINGS & Therm baths). The place is the ideal base to discover the TRASIMENO LAKE, SIENA, CORTONA, not far from the Senese CHIANTI AREA. Many WINEFARMS in the region but not only! Here you'll find many local growers and meat producers, so 100% Slow Food for a relaxing and healthy vacation combined with cultural tours.
At the moment there is no Air Conditioning but from March/April 2018 you'll find it ;) (However, for this year, consider that the stone walls of the villa are very large and keep the air very fresh also during the hottest summer).

On the North side The villa is surrounded by amazing vineyards (just next to the property).. while on the South side you can admire the classic panorama of Val d'Orcia with colored hills with few cypress trees! Here you'll find an amazing pergola made of real grapes.. This relaxing outdoor space is furnished with tables and sofa.
The pool area, surrounded by colored flowers and roses, is equipped with a big Gazebo, some umbrella sun, a shower and many sun beds!

The property is only for you! There are no other guests as we rent the entire place at 100% exclusive disposal only! Also consider that me and my family, we live in Rome. Our friend Mirella & Livio, who live close to our property, they will think about your check in. They are very kind and discreet so you'll see them only in case you'll need help or eventual additional services during your stay! Your privacy is 100% guaranteed!
We can arrange for you private Tuscan dinner with chef, cooking classes at your villa and several kind of tours and activities!

The villa consists of two houses, very close one to each other, and a big ground with pool. We rent both the two houses (So the whole property) only at the same one group. So even if you are just 10 people for example, you'll be sure to have the entire place only for you!
On the ground floor of Both the two structures you'll find very large living area and kitchen with Dishwasher, microwave, big fridge, freezer, Ice machine, Toaster, oven, American coffee maker, moka, Kitchenware pots and pans, kettle...! All those "common areas" were studied to hosts 20 people so you'll find big tables, sofas, cab TV, large fireplaces, and all the furnitures to make your stay very comfortable! So also bigger groups are able to have dinner all together in the same house and no need to be separated!
All the bedrooms have modern bathroom en-suite with hairdryer, shower or shower & bathtube, WC, bidet, washbasin, (Two additional bathrooms are in both the living rooms for a total of 11 bathrooms). In the rooms: Queen size bed, LCD TV.. Air Conditioned (Starting from March/April 2018), Tuscan valuable furnitures!

The Maximum number of guests is 20 people. There are 9 Double Bedrooms (One of them can be prepared as twin knowing in advance), 2 sofa beds. All the bedrooms are located on the 1st floor of the villa. At your disposal also two big veranda (just in front of the entrance of each building) which are ideal for alfresco dinner or breakfast. Also a very spacious covered terrace which is accessible from the master bedroom.
We are able to provide baby cot and high chair for your babies :)

Other Services: BBQ, Equipped POOL, DVD Player & Cab TV, 2 Veranda with large tables, Washingmachine, Dishwasher, A Grape Gazebo with sofas and tables, Hairdryers, 2 Fireplaces, 360° Panoramic View, Wifi, Private Parking, Air Conditioned (Starting from March/April 2018). THE PRICE NOT INCLUDE:
- HEATING: Consider that we have Pellet heating which is very cheap compared to the usual GPL Heating that you find in the most of the properties in the Countryside in Tuscany. PRICE IS 5 EURO per 10KG of PELLET. (AT CONSUMPTION) A PELLET BAG is 15 KG, so you will control how many bags of pellet you will use during your stay. Usual we need heating only during the winter season.

GUARANTEE DEPOSIT: We ask for a deposit of 500 Euro as guarantee just in case of damage. We will give you back this money on the date of your check out. No worry if you have no 500 Euro at your arrival you can give this money the day after with no rush.

The view from the house is spectacular!

The view from the house is spectacular! What a great spot for a group of friends or a large family. Close to vineyards and shopping. We love sitting on the back patio having dinner. The dog and cats were an extra. Lily and her husband were very helpful and we really enjoyed having the meals cooked by the chef while we were there. The last night with the fish was the best!

Amazing Vacation

This place has it all. It was big enough for the group of 10 of us to have our own room and bathroom and privacy. The house and grounds are beautiful. The pictures do not do it justice. The care takers Livio and Marella were so nice, helpful and attentive. And the highlight was Billy, the dog. He was our friend, protector and biscuit eater. For a group of dog lovers who were missing their dogs while on vacation, he made our trip. We will definitely be back.

Great location, wonderful caretakers, house needs a bit of care.

The property is divided into two unconnected halves which is a small issue for large groups. The kitchen is modestly supplied but, for example, there is no coffee maker for large groups. Living spaces but outdoor infrastructure a bit lacking. Front porch invaded by birds. Back porch much better. The house also needs more comfortable outdoor furniture to sit in in the evening as well as more robust outdoor table. House holds 18 people but seating is never enough for everyone. However, the couple taking care of the house were wonderful and helped out as much as they could with a smile and support - as well as fresh eggs in the morning.

A Wonderful Family Reunion in a spectacular villa!

The villa was fabulous! All the rooms were excellent, each with a private bathroom, clean, and comfortable. Livio and Mirella, the caretakers who live at the villa, were constantly available to help with any situation. One of the highlights of our stay was the outdoor dining table that Marella and Livio set up for us that accommodated all 20 people and looked out over the valley. We had each dinner there. Livio also set up the woodburning barbecue for us to use. They helped arrange for us to have 2 delicious catered dinners by Roberto. The pool was another highlight. It was always cleaned and maintained and our group used its every afternoon. The grounds were gorgeous with flowers everywhere. The only negative was the road to the villa was very rough and bumpy by American standards, but we learned how to drive it slowly. Thank you Livio and Marella for making our stay so perfect and memorable. A Mille Grazie!

Beautiful with all amenities

The villa itself and its surroundings delivered exactly what was communicated in the listing. The owner was responsive to questions prior to booking, and because I missed the original instructions on check-in that came in the confirmation e-mail, the bit of confusion on check-in is on me. We booked for 20 but one family got Covid en route to the villa so were re-routed to nearby accommodation at the last minute. The two sides of the villa were both immaculate on check-in and had everything needed to house a very demanding group of family and friends (ages 7-83, from 5 countries). The AC units in each of the bedrooms worked but were generally unnecessary (except for the Master, which I'll describe below). The pool was also immaculate and there were lots of chairs as well as covered space for those who wanted some shade. The reason I did not give the villa 5 stars is because of the resident dog on the property. We love dogs and brought our own! But this dog sat in front of the master bedroom and barked (it is a huge dog, with a massive bark) every night for 6 hours without rest. We asked the caretaker to bring the dog elsewhere, and were told he does what he does and they couldn't help. I used earplugs. I closed the windows and used the AC despite there being a perfect breeze. My smart watch tells me that I got no more than 3 hours of sleep each night despite these interventions. So it was not restful and I was hosting guests while being totally sleep deprived.

Eine Bewusstseinswoche mit 13 Herzensmenschen

Die neun Zimmer sind, bis auf ein sehr großes, in Ausstattung und Größe vergleichbar. Staumöglichkeit (Schränke) genügend. Ein Bidet war leider defekt. 4 Zimmer sind über den Vordereingang, 5 Zimmer über den Hintereingang des Hauses erreichbar. Der große Holzkohlegrill wurd ns netterweuse beim ersten Mal vom Verwalter angefeuert. Der Essplatz unter der Weinpergola bietet ausreichend Platz (sicher auch für 16 Personen). Leider fühlen sich auch Mücken, kleine Fliegen u.a. unter den Weinreben wohl. Dafür ist der Ausblick ein Traum. Die ZweierRattanBänkchen reichen für 10 Personen, so dass wir dort unter der Weinpergola mit Naturschatten tolle Gesprächsrunden hatten. Da wir alle miteinander gekocht haben, haben wir die Utensilien der beiden Küchen in einer zusammengeführt. Die zwei Filterkaffeemaschinen waren sehr klein, so dass wir morgens 6 Maschinen für 13 Pers. durchlaufen lassen mussten. Die Küchenausstattung sollte u. E. um ein paar scharfe Küchenmesser und einen Pürierstab erweitert werden. Letzteren hat uns netterweise Mirella ausgeliehen. Keine Eiswürfelmaschine, nur Behälter. Pool ist schön groß, so dass man auch mal 10 Züge machen kann. Die Verwalter wohnen in einem kleinen Häuschen mit auf dem Gelände, haben sich diskret verhalten, so dass wir am Pool Privatsphäre hatten. Einzig der 3 Monate alte Hund der Verwalter war nicht zu bändigen, hat unseren Ball zerbissen, Badelatschen angenagt u.a. zerfetzt. Für Gruppen/Familien eine schöne empfehlenswerte Residenz.

Beautiful surroundings and ideal property for people wanting separate bathrooms for each person/couple in a room. Ideal also having two connected properties to allow for some separation between groups. In our case it was older adults in one and younger adults in another! Great positioning of pool and good outdoor dining space. Enjoyed having the local chef cook an Italian meal for us. Nice owners

Piękne miejsce, świetny dom

W sercu Val d’Orcia duży dom składający się z 2 oddzielnych części.Do jednej wchodzi się od fromtu domu a do drugiej od tyłu. Wyposażony we wszystko co potrzebne do miłego spędzenia wakacji. Sielskie i bardzo zadbane otoczenie. Doskonały punkt wypadowy do oglądania atrakcji Toskanii. Domem administruje Livio z żoną. Są bardzo pomocni i uprzejmi. Rozmawiajcie z nimi w sprawie kupna lokalnych przysmaków, organizacji grila. Nie pożałujecie. Należy pamiętać , że dojazd do posesji jest stromą szutrową drogą.

Tuscan paradise

The property is set in a very rural, stunning location,m. The on-site caretakers are very helpful, even taking us to the closest shop which is in the nearest town 15mins away . We communicated via google translate! Any problems were sorted straight away. The house and bedrooms all very comfortable, clean with everything you would require. There is a very placid old dog on site (who the children adored) he doesn’t come inside the property but likes to lie in the shade of the veranda. I am not a dog person but Billy was difficult not to like. He did bark at night occasionally though. The owner was very helpful and prompt at responding to any messages.

The Perfect Tuscan Escape

Our time at Catarina's villa was extraordinary! Catarina and her team were AMAZING! I can't say enough about how helpful they were and how easy they made our stay. Because of the size of our group, we had a lot of communication with Catarina leading up to our stay. She always answered messaged promptly and gave good information. The villa and grounds were just as pictured and provided the perfect escape for the end of our trip to Italy. Thank you so much!

Beautiful Villa for extended family

Absolutely stunning villa in Pienza. As indicated in the listing all bedrooms are air conditioned and have en-suite bathrooms. The bathroom attached to the master bedroom has a tub while the others have a shower. The property is managed by Livio and Mirella and they were there for anything you could possibly need. Even though they don't speak English and we don't speak Italian we were able to communicate through google translate. They were the absolute best and added so much to our stay. Thanks again Caterina and family!

Die Villa mit ihrer Umgebung ist wirklich wunderschön und wir hatten mit unseren Familien eine tolle Zeit. Die Verwalter mit ihren Kindern waren immer sehr freundlich und hilfsbereit und auch sehr zurückhaltend und unsichtbar. Der Pool ist sauber und macht viel Spass. Wir hatten eine unvergessliche Zeit. Die Besitzer, deren Haus auch auf den Bildern zu sehen ist, waren auch nicht anwesend und wir hatten so alles für uns. Sehr zu empfehlen. Einig war in der Nacht der Hund (der sonst ein sehr lieber ist) zu laut und hat uns immer wieder geweckt...

The villa has been renovated like a place where we wanted to live for an entire life! So you'll feel at home with all the things and the furnitures that your own house has to offer! :) Also you have all the services, shops and restaurants just few kilometres from the property in all the several characteristic villages of the region: Pienza, Montalcino, Montepulciano, Bagno Vignoni... Very close to your villa there is a real farm also. Here you can buy local biologic meat, vegetables and fruit! What you are waiting for?
