Heaven on Bay,


Have you ever had a chance to watch the sun has been engulfing slowly by the water at the end of the horizon with your loved one? Have you ever seen the tranquility of the Bay in the morning? Or would you want to escape the hectic of the city to just enjoy a simple life by the sea? Heaven on Bay is just right for you.

The house is custom-built with high-end finishes. It is just complete in 2019 and furnished with all furniture from Restoration Hardware. The house is on the bayside of the Pointe West Resort with 6 bedrooms, 5.5 bathrooms, with an outdoor shower. It is professionally managed by GALVESTON LUXURY VACATION RENTALS.

BEDDING ARRANGEMENT: 4 king, 6 x-long twin, and 2 twin beds.

• Bedroom 6: A Bunk Room with 3 sets of custom-made bunk beds, 6 x-long twin beds, and a shared bathroom with Bedroom 5. PLEASE NOTE: Max capacity for each top bunk bed is 110 lbs.

HOUSE RULES:

• No Prom. No weddings. No parties. No gathering.
• No more than 16 occupants including infants and day guests at any time 
• No Smoking, No e-cigarette, No illegal drug inside and out of the property.
• No firearms, No illegal drugs.
• A strictly animal-free zone, no option policy, due to family members, children, and grandchildren having asthma, severe allergies.  Also, the house is marketing to families who also have the same illness.
• Must be 30 or older to reserve.  And you are required to review, sign and send back the signed rental agreement with a copy of your driver's license within 48 hours of booking, Or the booking is cancelled without notice.
• No third party booking. Primary guest is required to be at the house of entire time.
• Only 4 cars. No RV, No Trailer.

WARNINGS:  It is very important to know that all the dunes and bushes on the island are the poisonous snakes’ habitats. This has been known in Galveston for many years back. 
Please stay off the dunes and bushes. Stay on the dune walkover to get to the beach. Always watch your steps when you walk on grasses or the walkover. If you encounter them, the best advise from the experts is turn around and walk away

BUGS:  ants, mosquitos, chiggers, palmetto bugs, cockroaches, silverfishes, spiders, love bugs, big bugs, small bugs, tiny bugs, and all kinds of bugs are part of Galveston's life.  Because we are in the coastal region with wetlands and open ditches surrounding. 

To control these pests, the house has been spraying quarterly and annually by our local pest control company. Per our pest control company, the spraying does not prevent them from crawling or flying in during the open and close of getting in and out of the house.  However, if they do get in, they won't survive.  You might see them unexpectedly during your stay.

Do not leave the door open, close it immediately after use, turn off the outside lights at the doorways also help to minimize them from getting inside. Because lights attract bugs and mosquitoes.

Please do not bring food, snacks, candy into the bedrooms to prevent ants. Please do not leave food crumbs on the floor, inside the house will attract ants, or the ground floor, outside where the picnic tables, will attract wild animals, ants, bugs.

NEW CONSTRUCTION:
The house is in undeveloped communities. We do not know exactly when new construction will start or how long to expect construction on any one house to last. You may reserve a house at a time when there is no construction, but it may begin prior to your arrival.
We regret any inconvenience that may result. We have no control over these situations and are unable to refund you the money.


CANCELLATION:

•  Due to the nature of the vacation rental business,  Cancel, change or move the check-in date 61 days or more prior to your check-in date receives a full refund.
•  Cancel, change or move the check-in date less than 60 days prior to your arrival date will not receive a refund. Unless the house is re-booked. A full or partial refund depends on the new reservation
•  Cancel, change or move the check-in date for any reasons ( such as weather, hurricane, death, sickness, job loss...) will not receive a refund.
•  No credit will be given for shortened stays due to the last arrival or early departure for any reason.
•  Confirmation of your booking dates:  Please note that we sometimes receive multiple inquiries for the same dates and the reservation is ONLY confirmed once payment has been made, a signed rental agreement and a copy of your photo government-issue ID has been received within 72 hours after the payment had been made. Unfortunately, we are unable to hold your dates.
•  If you have not agreed with any terms of the agreements, you will have up to 72 hours after you receive the rental agreement to cancel with full refunds. After 72 hours, the 60-days-before-and-after-cancellation rule will be applied.

Because of our strict cancellation policy, WE STRONGLY RECOMMEND GUESTS SHOULD PURCHASE THE CANCELLATION PROTECTION, TRIP INTERRUPTION, OR TRAVEL INSURANCE TO PROTECT YOUR INVESTMENT AND DURING THE HURRICANE SEASON, June 1 to Nov 31. It is not much, but it's sure to save you a lot of headaches.
